Good News!! Rural Development Loans (100% financing) are Available for Some Areas in Baton Rouge!

As stated in one of my earlier post, the area approved for Rural Development or RD Loans was expanded after the hurricanes to included parts of East Baton Rouge parish. However, what I was not aware of until recently was that this included parts of actual Baton Rouge! If the home is located in the unincorporated areas of Baton Rouge than it is eligible for this 100% loan. Each address will need to be checked to verify whether it falls outside of the city limits but as an example, most of the Shenandoah area and large sections of the Perkins Road area qualify!

What are the advantages of a Rural Development (RD) Loan?:

100% financing
No PMI or MIP
Closing cost may be added to the loan up to appraised value and there are no limits on seller contributions
Don't have to be a first time home buyer
Condos are allowed
Gift letters are allowed, you can use a gift for you down payment or closing cost
Manually underwritten, more leninet on credit

Great News about the Baton Rouge/Ascension Real Estate Market!

FINALLY, the local media is starting to get it! Unlike the majority of the country, the Greater Baton Rouge real estate market is not depressed. It has been an uphill battle to try to get the word out to the public that things are not bad here; in fact they are pretty GOOD!

A small local paper that caters to the Ascension Parish area recently published an article that paints an accurate portrait of the Baton Rouge real estate market. When people hear the term rural development loan most think of a piece of property out in the middle of nowhere. Luckily, that is not the truth! Rural development loans are available for ALL of Ascension,Livingston,West and East Felician,West Baton Rouge and SOME of East Baton Rouge parishes.

RD loans are government back loans that have great terms and rates. Below are some of the benefits and guidelines of the program:

Going Green in the Red Stick...Recycling Oppurtunities in Baton Rouge

Did you know that Baton Rouge has one of the most innovative curbside recycling programs in the country? It is true, we do! If you are a resident or business in the East Baton Rouge parish,free weekly curbside recycling is available to you. All you need to do is contact the City Parish and request a recycling cart. You can visit the website and get more info here.

Another unique service offered in our area is RedStick FreeCycle. Essentially RedStick Freecycle is community of Baton Rouge citizens who post items of all types that are given for free. Their goal is to reduce waste by connecting people who would otherwise throw away unwanted items with others seeking those same items. Pretty neat concept.

If you have an old computer or office machinery that you no longer you can contact The Capital Area Corporate Recycling Council and they will gladly take them off your hands. The CACRC is a nonprofit designed to meet these challenge head on and reuse discarded computers for schools, nonprofits, low income families, the general public, while recycling the electronics that cannot be fixed.

Composting is one of the easiest and most rewarding ways to go green. The Recycling Office of the City Parish is here to help you with that also! Compost bins can be purchased at their semi-annual compost bin sale. The next compost bin sale will be July 19, 2008 at the Louisiana Department of Insurance Receivership office, 6945 Florida Boulevard, from 8:00 a.m. until 3:00 p.m.

The East Baton Rouge Parish Recycling Office also has designs for compost bins that you can build out of simple materials at home. Visit the Yard Smart, Earth Wise page to find out how to build one or call office at 389-5194 for a copy of the designs.

If you don't mind a short drive and would like free composite. You can visit nearby Lafayette. Free compost is available Monday through Friday from 7:30 a.m. until 3:00 p.m. and on Saturdays from 7:30 a.m. until noon at the Dean Domingues Compost Facility, located at 400 Dugas Road. Machinery is available to load pickup trucks and trailers. Any vehicle with an enclosed back will require citizens to manually load, with a shovel, the desired quantity of compost into their vehicle themselves. For more information check out this link.

The latest issue of "Money Magazine" ranked Baton Rouge ninth on the list of hottest real estate markets in the nation. According to the article, home prices in Baton Rouge are expected to climb 1.9% over the next 12 months. The good news is not limited to only Baton Rouge; New Orleans is ranked number seven on the list with an estimated growth rate of 2.2% through May of 2009.

The REAL news about the housing market in Louisiana Part 1

We have all be bombard with the terrible national news concerning the housing market. In fact the local news media has basically regurgitated the same stats and figures the AP disseminates with very little if any local numbers or content included. In an effort to educated the Baton Rouge public on the true picture of the housing market in our area; the Greater Baton Rouge Board of REALTORS® teamed up with the Capitol Region Builders Association and Growth Coalition to get the word out.

Attached you will see the first print product that we hope puts a clearer perspective on exactly where our fair state stands in all of the housing debacle. As you can see Louisiana is NOT, I repeat NOT, in a down market, in fact we are one of only two states in the country that is expected to show growth in the year 2008. I think it is important to point out that the comparision used in this campagain are the numbers for the year 2007, not 2006 when Katrina had such a huge impact. The only figure that is quoted here that would include the Katrina bump is the 30% increase in value over the last 3 years. If you remove the increase in 2006 and include only our totals from 2005 and 2007; the increase is closer to 7% yearly.

One of the most frustrating and heartbreaking situations I am repeatedly finding myself in lately, is buyers who listened to all of the generalized news and assume it applies to us. This misinformation can be and is costly. The wait and see attitude of the rest of country will cost you money and location in Baton Rouge. That is the true picture of our real estate market today.

There Must Be Something in the Water....Baton Rouge's tap water ranked 2nd best in the nation

According to a recent article in Men's Health magazine, Baton Rouge's tap water was ranked #2 in the nation. The ranking was based on the most recent data on levels of arsenic, lead, halo-acetic acids and total trihalomethanes (linked to cancer), and total coliform bacteria, plus the number of EPA water-system violations from 1995 to 2005. The only city to beat out Baton Rouge was Denver, Co.

Great Rates and Information on the new East Baton Rouge Parish Bond Issue!

I hope 2008 is off to a great start for all! There is some exciting news in the Baton Rouge real estate scene that I wanted to share with you.

First, do not forget about my instant email notification system. I am now including my clients who may be interested in keeping an eye on their neighborhood. This is a great program that will email you nightly any homes that come on the market in a particular neighborhood or area of town. The system will also notify you if a home in your area/subdivision goes under contract or sells. Second, the East Baton Parish Bond Authority released the new bond program this week. The bond will allow you to buy a home at a reduced interest rate and will give you 4% of the sales price to use towards your closing cost/down payment. Most of my bond buyers chose the conventional my community loan option (no down payment) and the 4% assistance covers most of the closing cost and prepaid items. Typically my buyers do not bring any money to the closing table!

Below is a brief breakdown of the criteria for the EBR bond:

2. HOME MOST BE LOCATED IN EAST BATON ROUGE PARISH

3. MAXIMUM SALE PRICE: $289,704

4. THE COBORROWERS DO NOT HAVE TO BE RELATED, 2 UNMARRIED BUYERS ARE ELIGABLE

5. THERE IS A SPECIAL PROGRAM FOR PUBLIC SAFETY PERSONNEL

6. THE INTREST RATES ARE: 6.375% FOR 30 YEARS FOR THE ASSISTANCE PROGRAM, 5.50 FOR 30 YEARS FOR THE LOW RATE PROGRAM

7. FHA, VA, RD AND CONVENTIONAL LOANS ARE THE LOAN TYPES

Louisiana is ranked #1 for Home Inspections

Louisiana's home inspection regulation laws are the best in the U.S., according to the American Society of Home Inspectors.

ASHI is encouraging other states to look at Louisiana's law, which scored best for its education, testing and experience requirements and for its standards of practice and code of ethics.

New Jersey, Arizona and Texas were next best, and California scored worst because several of its key provisions are unenforceable, said the ASHI, which scolded 18 states for having no home inspection laws.

GoZone- Just the facts Ma'am Part 2

I am asked quite frequently by consumers where to find information on the Go Zone Act. Below is a brief overview of the program and some information on some properties that I have identified in the Baton Rouge market that qualifies. The Go Zone Act is a great opportunty for investors and is definitely worth investigating if you are looking for a tax deduction. As always, check with a knowledgeable CPA or tax adviser to make sure you qualify and if you do.....contact me at (888)986-1999 or (225)767-1999 to assist you with procuring your Baton Rouge investment properties!

The GO Zone Act establishes tax incentives and bond provisions to encourage the rebuilding of local and regional economies devastated by Hurricanes Katrina and Rita. There are provisions geared toward both existing businesses and businesses that are new to the GO Zone area.

The Go Zone Act allows qualifying real and personal property used in the ‘active conduct of a trade or a business'. Real property may be allowed an additional depreciation deduction equal to 50% of the depreciable basis for the first year the property is placed in service. Qualifying residential and non-residential real property must be placed in service before December 31, 2008. All other qualifying property must be placed in service before December 31, 2007. Qualified property includes tangible personal property, computer software, water/utility property, leasehold improvement property, and residential and non-residential real property (excluding casinos, liquor stores, golf courses, country clubs, massage parlors, hot tub facilities, sun tanning facilities, and race tracks).

This is a great program that will email you nightly any homes that come on the market in a particular neighborhood or area of town. The system will also notify you if a home in your area/subdivision goes under contract or sells.

This Friday(November 30th 2007) from 3:00-9:00 p.m. marks the start of the holiday season in Baton Rouge. The Festival of Lights in downtown Baton Rouge is the oldest holiday tradition in the Capitol City. It is also one of the Sims' family traditions! Every year we walk(not run!) in the Reindeer Run and enjoy the living Nativity Scene.

Ice Skating in River Center

Mayor Kip Holden lighting the City of Baton Rouge's 35 foot Christmas Tree!

Taking pictures with Santa Claus in the Old State Capitol

Shopping at the downtown stores that are open late for the event

The miniparade and of course the fireworks!

The Red Stick Farmer's Market...Something for Everyone!

My family has a weekend ritual that is unwavering to say the least! Every Saturday morning like clockwork(early morning clockwork!) my daughter Lily(the cute one in the picture to the left) rouses the rest of the household and pesters all involved until we dutifully take her to the Red Stick Farmers Market. Once there, we typically scattered with our alloted money and enjoy an hour or so of browsing and buying some of the freshest and unique produce and products directly from local farmers.

This past Saturday's selection included turnips,radishes,fresh lettuce(arugula and kale to name a few).sweet potatoes,tomatoes,shallots,mustard and collard greens and much much more. I bought my usual fresh sunflowers and mums for the kitchen table and picked up a basil plant from the plant vendor for the herb garden.

Scattered among the more typical veggies that you would expect to find at a Farmer's Market are some items that might surprise you. One of my favorite vendor's is a local chicken farmer from Zachary, La. The name of the their farm is Louisiana Yard Bird and they sell whole organic chickens. I find that their product is of much higher quality than what I buy from the grocery store. There is also a lamb farmer, cattle farmer and a shrimper available most Saturdays. I also highly recommend the local dairy farmer, Smith's Creamery. Their website is http://www.smithcreamery.com/. They sell high quality cheese,cream,milk, butter and other products every Saturday at the Red Stick Market.

One of the more unique items that is available at the Red Stick Farmer's Market is the strawberry wine made by local winery, Amoto's Winery. Amato's Winery is a family owned and operated business specializing in dry, semi-sweet and sweet strawberry wine made from local strawberries.

File' is a product that is truly unique to Louisiana. It is a blend of herbs and spices that is used in gumbo and as seasoning on meat and poultry. It is a necessity for cooking authentic Cajun and Creole cuisines. Quite simply, gumbo file powder is the powdered leaves of the sassafras tree. The making and grinding of file' is an art-form and most exceptional recipes are family recipes that are handed down from generation to generation. One of the oldest and proudest family companies is Uncle Bill's Spices. The current owner is Mr. Lionel Key, he is the great nephew of the original Uncle Bill. Mr. Key is at the Red Stick Market every Saturday selling his file' and demonstrating the time honored techniques for producing this wonderful spice.

The Red Stick Farmers Market is open on Saturday mornings from 8:00 am to 12:00 pm in conjunction with The Main Street Market which is a six day a week public marketplace located on the first floor of the Galvez Garage in downtown Baton Rouge. The RedStick Farmers Markets are operated by BREADA (Big River Economic and Agricultural Development Alliance). My advice is get there early, the more popular items will go fast!

URGENT NEWS CONCERNING THE CURRENT 2007 LOUISIANA STATE BOND PROGRAM!

Effective 11/15/07, LHFA has announced that some parishes including East BatonRouge are no longer considered "targeted areas" for the State Bond Program.

Effective immediately that means the income limits and sales price limits are LOWER for anyone buying in these parishes.

For East Baton Rouge, the following income and price limits now apply:

EBR Income Limits:

1-2 people: $56,200

3 or more people: $64,630

EBRP Acquisition/Sales Price Limits:

New or Existing, 1 unit $237,031

West Baton Rouge, Livingston and Ascension Parishes Income Limits (still considered targeted):

1-2 people: $67,440

3 or more people: $78,680

WBR, Livingston and Ascension Parishes Acquisition/Sales Price Limits (still considered targeted):

New or Existing, 1 unit $289,704

All of our area is still considered GO-ZONE, therefore the first time home buyer requirement is still waived but we only have the increased income and sales price limits in the "outer lying" parishes now.

IF YOU ARE CURRENTLY UNDER CONTRACT ON A HOME IN EAST BATON ROUGE AND ARE USING THE STATE BOND LOAN FOR YOUR FINANCING BE SURE TO CHECK WITH THE LENDER HANDLING YOUR LOAN TO SEE IF YOU ARE AFFECTED BY THESE CHANGES.

This is great news if you are a certified teacher in the state of Louisiana, you may qualify for a special set aside of bond loans designed especially for teachers!

The program highlights are as follows:

Interest Rate: 6.25% for 30 years

Loan Types: Conventional,FHA,VA or RD

Income Limits: 1-2 people: $67,440

3 or more: $78,680

Sales Price Limit: $289,704

Misc Info: This loan will give the buyer assistance equal to 4% of the sales price. This assistance can be used towards downpayment, closing cost and prepaid items. You DO NOT have to be a first time homebuyer!!!

The Bond Authority has only issues $4,000,000 for the entire state of Louisiana. THESE FUNDS WILL GO VERY VERY QUICKLY!!! Teacher Set-Aside: $4,000,000 of principal proceeds of the Series 2007C Bonds available to fund Assisted Program Loans will be set aside for qualified borrowers. Funds will be set aside for 45 days to fund Teacher Assisted Loans.

This is a very busy weekend in the great State of Louisiana!

Here in Baton Rouge, the Tigers take on Auburn at home in Death Valley Saturday night!! This should be a good game to say the least. Over on the Bluff the Southern Jagshost Alcorn State. In the northern part of the state, the La Tech Bulldogs are taking on Boise State at home. Not to mention all the hunted houses and festivals that are available around our area.

With everything going on I wanted to take a moment and remind all of my fellow Louisianians to not forget to perform your civic duty this Saturday and vote! Some political annalist have declared this election the most important one in our state's history. Now as always every vote counts!!! In an effort to keep buyers in the Baton Rouge housing market updated, I am ELATED to announce that the Louisiana Housing Finance Authority (LHFA) released a memo on 9/14/2007 announcing the rerelease of funds for the Louisiana State Bond Program. This is money that was reserved for sales that did not close within the alloted period of time.

The terms and conditions are the same as in my earlier posts concerning Bond Money:

You do not have to be a first time homebuyer
You can go either FHA,VA or Conventional loans
The interest rates are reduced
If you qualify the bond will give you 4% of sales price for you to use toward your downpayment/closing cost
There are income limits BUT they are very generous!!
