NEFAR hosted its annual Auction and Silent Auction for RPAC, its political action committee Friday, June 12 at the Ramallah Social Club on Parental Home Road in Jacksonville. The theme was Western and members were encouraged to dress up in Western attire. There was plenty of Barbecue and even free drinks. It was a fun opportunity to network with Realtors from all over the area. The highlight of the evening was a $1000 evening for six provided by Gwen Templeton and Mary Ann Bongiorno of Watson Realty. Southbank Marina at St. Johns Proceeding...Jacksonville Florida - 06/16/09 11:39 PM
The Southbank marina is proceeding in spite of the depressed real estate market. Condominiums that go along with the marina are delayed, but the marina has the go ahead. The Marina at St. Johns Center will be located between the Strand and the Peninsula. It will be a floating dock with 75 slips accommodating up to 70' vessels. 15 spaces will also be available to the public for day dock privileges. A Marina in the immediate downtown area is another draw for people who want an urban lifestyle and will help revive the downtown residential market sooner rather than later. The (3 comments)

Stanton College Preparatory School is ranked 4th in the nation by test scores in 2009. In past years, it has been #1 or #2. This is especially impressive because at Stanton, every student's test scores are counted. If you check some of the other top schools, only their IB students are included. Stanton College Preparatory School is an amazing and rigorous academic opportunity for residents of Jacksonville, Florida, which is all of Duval County. I love Florida waterfront sunsets, but this shot by Mike in Tucson is spectactular - just had to share it! Via Mike Jones (Tucson Mortgage Company, LLC): Sunset tonight (June 9, 2009) was spectacular, first with yellows, then shades of orange and pink. As the sun sank below the horizon, pinks deepened to impossible reds, and then it was over for another twenty four hours. Couples who had come to Gates Pass to watch the spectacle sat a little while longer, enjoying the moment with each other. We all know that sales are down and that means household moving is down. Everyone in the moving-related business knows that, including real estate agents, mortgage brokers, moving companies and the like. What you may not know is that year before last was the lowest year for moving since the Census Bureau began keeping records in the 1940s. Only 12% of Americans changed housing between 2007-2008. That figure was down 1.3% from the year before. To statisticians, that is a huge number, although it might seem insignificant to the average consumer. Is is just me or is the photo option not working right now? I have written two new posts and taken great photos, edited them and now they can't be uploaded, so I'm not going to post these right now. Just wanted to know if anyone else is having the same problem? I'm on a mission - to create quality blogs and reach 100,000 points as quickly as possible. Hope photo loading comes back soon! Pat's Nursery is one of my favorite businesses on Fleming Island. Whether Pat or Larry or one of the other guys helps you, it's always a friendly experience and the staff are knowledgeable.
The plants are locally grown much of the time and are very healthy. Prices are competitive but if they cost a little more, at least I know they are healthy.
Pat's usually has good quality sod for those inevitable times when your lawn has a hiccup and needs more green.

Negotiating a Contract with a Builder - 06/05/09 10:23 AM
Buying a house from a builder is somewhat different than buying a resale when it comes to negotiating the contract. In a better market, a builder who is building a house for you would not negotiate at all. They have deep pockets and will wait until a buyer comes along willing to pay their price. Also, if they discount one house, they risk having to discount the entire community because the houses won't appraise when they try to sell at full price if they have been discounting prices on some.Even in this market, the best time to negotiate with a builder (0 comments)

It's helpful to know the process when you're considering building a new home. There are so many decisions to be made, it can be overwhelming. Here is a simple time line that will apply in most situations. Keep in mind that it will vary from builder to builder. Some builders want the exterior paint colors at contract, while some want the exterior door chosen. The amount of deposit and extra fees will differ, as will lot premium fees and standard features per community. Public Boat Ramp in Green Cove Springs, Florida - 06/03/09 11:58 PM
As you enter Green Cove Springs, Florida coming south on Highway 17, you cross over the Governor's Creek Bridge. To the left is a Public Boat Ramp just after the Recreational Center. There is parking for your vehicle and trailer. Green Cove Springs is the County Seat for Clay County, which is just south of the City of Jacksonville, Florida.
Governors Creek is right at the St. Johns River, and is over a mile wide at the launch.
There are day docks.

Window Replacement with Busy Bee Glass Service - 06/03/09 11:26 PM
Most homes in our area have thermal windows, otherwise known as IGUs or Insulated Glass Units. Thermal windows have dual panes that prevent the transfer of heat and cold coming in from the outside or going out from the inside. So what do you do when one pane in the middle of three windows goes awry? Replace the whole bank of windows? That's $$$. If your house is 10 years old or more, there is a good chance the window company doesn't make that type of window anymore. Or they may be out of business, as was the case with our (2 comments)
