Trade-Up Home Buying: Nine Points About Financing Every Real Estate Agent And Buyer Must Know - 01/28/10 02:11 PM
This is a very informative post for move-up or trade-up buyers to consider. It is current information and especially relevant if buyers are relying on the sale of their existing home to purchase a new home. Via Phil Caulfield Jumbo Loan California DRE #01030082 (RMC Real Estate Loans - Jumbo, Construction, Private Money): Trade-up home buying has a different set of issues to conquer than the first-time home buying process. The first-time home buying process is about education. The first-time home buyer is figuratively diving into the water for the first time. Whether they make a beautiful swan dive or belly flop depends

What happens when a lender can’t produce the original note? - 01/26/10 11:07 PM
Here is the most thorough explanation I have read to date concerning the issues surrounding lenders producing the original note when a property is in short sale or foreclosure. Via Rick Misitano (Law Offices of James M. Bosco & Associates): A growing number of homeowners around the country are using a foreclosure defense that may help them retain their homes. It’s called “Produce the Note” (as also being jointly advocated by The Consumer Warning Network) and we want you to know this is not a mere technicality that should be treated lightly by the lender or by the Court. Everyone needs to understand

Buyer Tips - Buyer Expenses from Contract to Close - 01/19/10 09:42 PM
Buyers need to know what expenses they will have once a contract is written and accepted. While customs and costs vary throughout the country, in our area, here's what a Buyer can expect to pay: Binder Deposit: $500-$25,000+ depends on price of house. 1-2% is considered a decent binder. A larger binder shows serious intent and can help the blow of a low offer. Loan Application $350 appraisal $ 50 credit Building Inspection $300-600+ depending on size of house, if it has a pool, etc. WDO* Inspection $225-300+ depending on size of house also Mold Inspection $500-800 (a rare occurrence)

Speechless Sunday - Joshua's First Birthday - 01/17/10 11:29 PM
With a little help from his parents, Joshua figured out that he could have fun with his birthday cake. He liked putting his hands in the icing, but didn't really eat much of the cake. Afterwards, Mommy could be heard saying, "I did this to my child? lol" as she put him in the tub for a quick bath so he could rejoin the party. So, one of the rituals of childhood was passed and here's the photo to prove it! Happy First Birthday, Joshua, may your life be blessed of the Lord.

Buyer Tips - Termite Sniffing Dogs Really Work! - 01/16/10 11:44 PM
One of the great things about real estate is that there is always more to learn. This week I met Cody, who works with his owner, Clay, at Nader's Pest Raiders in Jacksonville. Cody is a Black Lab who is trained to sniff out termites. That's right, termites! We had a sale where there was old termite damage and we wanted to check to see if there might still be any live critters in the walls. Our WDO inspector did not detect any live activity. The Pest Control company who has the bond said they treated the house with Termidor five

Frank and I rolled out our first web site in 2001 (light years later than Jason Crouch!) but we were still one of the early people in our office to have one. We began learning the art of the dance of the internet buyer, a skill that we continue to hone. Thanks once again to Bob Stewart for another great contest to encourage us to look at what we are doing and how we can improve. INTERNETIQUETTE There are many approaches to attracting internet buyers. Some say require everyone to register, some say not. Some say register after looking at a

Buying Bank Owned Properties - Fire Safety Inspection - 01/11/10 11:05 PM
Buying Bank Owned Properties - Fire Safety Inspection T If you are considering purchasing a bank owned property, be aware that before you can turn on electricity to do inspections, Clay County requires a Fire Safety Inspection. The Inspector will be looking for code violations. Are the appropriate number of smoke alarms in the house? Is there a smoke wall in a commercial building with apartments? If there are any violations found, they must be corrected before the electricity can be turned on. The Florida Fire Prevention Code is huge! But the inspector knows this book.

Homeowner Tips - One Huge Reason Why You Should Keep Your Roof Repaired - 01/07/10 11:36 PM
One Huge Reason Why You Should Keep Your Roof Repaired Let me repeat: One Small Huge Reason Why You Should Keep Your Roof Repaired TERMITES!!!!!!!!!!!!!!!!!!!!!!!!! Termites seek moisture. Leaking roofs attract termites. Who would guess? Moisture from the TOP of the house attracts those who live BELOW THE GROUND? YES! Keeping your house dry is one of the best ways to safeguard against termites (along with a repair bond from a reputable company). Termites can seek moisture from long distances. Our inspector once inspected an oceanfront condo, block construction, where termites had tunneled up FOUR STORIES to a leak in
