Amelia Island Plantation to be Sold August 26, 2010

Amelia Island Plantation is due to be sold in bankruptcy court on August 26 according to an article in Jacksonville.com. Atlanta-based Noble Properties is the original buyer, who had offered $45.9 million when Amelia Island Co. filed Chapter 11 bankruptcy in May. Ed Noble is the developer of Lenox Square and the Rodeway Inn on Lenox Rd. that is now a Sheraton Four Points. The company now runs 50 hotels in 13 states. Three Avondale Restaurants are being featured in the August 2010 issue of Southern Living.
My favorite is Biscotti's, which is a popular gathering place for lunch and dinner. Frank and I had our last Anniversary dinner there. We feel like we're back in Atlanta when we go to Biscotti's. The pizza rustica gets the nod from the magazine article.

The Fox is recommended for breakfast with its corned beef hash the star dish.

There is a majesty in the countryside that words cannot express. Just looking out over the rolling pasture land at my cousin Gary's farm with the mountains in the distance, the horses grazing and the sun peeping through was something right out of a 19th century painting. Imagine being able to enjoy this bucolic setting every morning and evening.

There are areas of Jacksonville Florida where incinerator ash was used like dirt to fill in low lying areas for development years ago, according to a story on Jacksonville.com.
A law suit is being asked for class-action status by residents who say their property values have been affected. They do not understand why their properties have been labeled potentially hazardous even though there have been no tests done to determine that the hazardous substances are on the property.

Florida Landlords need to be aware of this new law whereby a Tenant can be ordered to pay HOA Fees directly to the management company and deduct it from their rent.

The short answer is no*. Keep reading for the long one :)
 
Any monies that change hands must be on the HUD-1 statement if there is a loan involved. It will be listed as a credit for the buyer’s closing costs rather than just a straight check to the Buyer. Banks frown on any cash going to the buyer whereby the buyer might be perceived to ‘make a profit’ from the purchase of their home.
