Fleming Island sales during April 2011 reveal some interesting stats. More houses on the market this April vs. April 2010, are due to both a rise in distressed properties and Sellers who have decided to sell. Sold prices are up 1.32%, but this is more due to waterfront luxury homes selling vs. a true rise in home prices. Home prices are actually bouncing up and down in some neighborhoods, but still overall in decline. The number of Sold homes is exactly the same as last year, what a coincidence! Let's see what May's numbers say.

A number of the mega agents mentioned in the Realtor® magazine article are REO agents. There are many places reporting a rise in foreclosures coming on the market in the next 90 days, so expect to see the number of foreclosures sales rise with more downward pressure on home prices. Short Sales will continue to be a part of our market as well.

The CDD at Eagle Harbor just made a hard financial decision concerning the golf course bond and interest payments. They elected not to pay the $150,000 interest payment due in April. The Chairman of the CDD board, Steve Czajkowski said that the finances were strong enough to keep the course running, but not strong enough to repay that debt. The Crossings CDD has the $150,000 to pay it, but decided against making the payments due to the loss in revenues over the last 5 years.
