If you live in Eagle Harbor, you probably have noticed roofing trucks at various houses and received flyers in your mail box alerting you to the fact that there was a hail storm last summer and your roof may have damage. You have also probably seen some roofs being replaced. Here is a photo of a roofer on our roof last week examining all sides to assess whether or not we had hail damage. Inventory of Eagle Harbor homes for sale continues to be down from the past few years, and sales were up 12% in 2011 over 2010. Here is a breakdown of the activity for January 2012. Reflections - Gems of Wisdom Just read the post about Loreena and Mike Yeo's new bundle of joy - and Loreena's bed rest for the past three weeks. Turns out I have been on two days of forced bed rest in the hospital with pneumonia. Not my plans, but very necessary to nip it in the bud (home tonight, horray!) And yesterday, the world lost possibly the greatest singer of our generation, Whitney Houston. All these events happening so close together reminds me that our lives are fragile. Audra has over 14 years experience as a loan officer in Orlando, and works with SunTrust Bank. We first met when we lived in Orlando and Audra was working with another lender, doing loans for builders. For example, a buyer who is moving here wanted to know the average list price to sales price ratio for such properties. 84 Active Single Family Homes 147 Single Family Homes Sold 1/1/2011-1/31/2012 The absorption rate* for Eagle Harbor Single Family Homes is 6.9 months. *This means that it will take 6.9 months for all the Active homes (84) to sell if no other homes come on the market. This number is down from 7.3 months in September. A balanced market is between 6-7months of inventory, so Eagle Harbor is entering a balanced market.
