Eagle Harbor Hail Damage - 02/26/12 08:14 PM
Eagle Harbor Hail Damage

If you live in Eagle Harbor, you probably have noticed roofing trucks at various houses and received flyers in your mail box alerting you to the fact that there was a hail storm last summer and your roof may have damage. You have also probably seen some roofs being replaced.
Here is a photo of a roofer on our roof last week examining all sides to assess whether or not we had hail damage. If you have someone look at your roof, be sure that it is a company that you know and respect. … (6 comments)

"Gift Money" Acceptable Donors & Required Documentation - 02/19/12 07:51 PM
The subject of what is allowed in 'gift money' is very confusing to buyers and their real estate agents. George Souto has outlined what is acceptable for a Conventional Loan as of February 2012.
Via George Souto NMLS# 65149 FHA, CHFA, VA Mortgages Connecticut:
A couple of days ago I posted a blog on "Seasoning Money", and ended the blog stating that I would post another blog on "Gift Money" Acceptable Donors & Required  Documentation.  After thinking about that a little more, I will actually be posting at least a couple of blogs on this topic, because the documentation does change between … (2 comments)

What's Your Point?? Nawww ... Not THAT Point! - 02/17/12 10:12 PM
Here is a very straight forward explanation of what it means when you buy Points on a loan. Points are tax deductible, which is nice, but you have to weigh the benefit of the lower payment vs. how long it will take to recoup the money spent buying the point. Read on...

The Origins of Valentine's Day - 02/14/12 10:50 PM
Did you know?

Valentine's Day originally was called Saint Valentine's Day, as a holiday to honor the early Christian martyr Valentinus.

Saint Valentine's Day was first established by Pope Gelasius in 496 A.D., and only recently removed from the Roman Saints Calendar by Pope Paul VI in 1969. Valentine's Day is celebrated in many countries around the world, although it is not a holiday from work.

The romantic origins of Valentine's Day hail from the middle ages, in the era of Geoffrey Chaucer. The tradition of courtly love was very popular in that time. By the … (5 comments)

Reflections - Gems of Wisdom - 02/12/12 11:02 PM
Reflections - Gems of Wisdom
Just read the post about Loreena and Mike Yeo's new bundle of joy - and Loreena's bed rest for the past three weeks. Turns out I have been on two days of forced bed rest in the hospital with pneumonia. Not my plans, but very necessary to nip it in the bud (home tonight, horray!) And yesterday, the world lost possibly the greatest singer of our generation, Whitney Houston. All these events happening so close together reminds me that our lives are fragile. We have to take care of ourselves and watch the warning signs - … (4 comments)

Audra Shuster - Mortgage Professional Invited and Accepted - 02/07/12 09:31 PM
Audra Shuster - Mortgage Professional Invited and Accepted Audra Shuster is one of the best mortgage professionals I have ever worked with. Audra has over 14 years experience as a loan officer in Orlando, and works with SunTrust Bank. We first met when we lived in Orlando and Audra was working with another lender, doing loans for builders. Due to her expertise, SunTrust Bank hired her to work with their high end builders doing construction perm loans. Audra still did loans for us that were not construction perms or new consruction, and we were never disappointed. She had the best processor … (2 comments)

SEO - A Visual Aid - 02/06/12 11:19 PM
SEO - A Visual Aid If you've spent any time here in the Rain, you no doubt have come across various posts about Search Engine Optimization (SEO). Bloggers are cautioned to write first, and SEO next to avoid stiff, unreadable posts. After all, if your reader doesn't like your content, they will be off to another site and your SEO will be in vain. Some people say you should have your keywords one time in every 100 words  and some say to put them in the title, the first sentence, the last sentence, and somewhere in the middle. If you use … (8 comments)

How Do I Pick Blog Topics? - 02/04/12 09:58 PM
How Do I Pick Blog Topics

One way I pick blog topics is to answer questions that people have asked via email, phone or in person. One popular topic is short sale and foreclosure information. For example, a buyer who is moving here wanted to know the average list price to sales price ratio for such properties. The results are rather surprising - the average Jacksonville foreclosure and short sale list to sales price ratio for short sales is 94% and for foreclosures 96%. Interestingly, the results for all sales in the Jacksonville area are 91.5%. What this indicates … (3 comments)

Active Rain University - Proper Use of Links in Blog Posts I must admit that I thought this class was going to be about back linking, but Bob presented a class that was even more relevant to my blog posts. He challenged me to get to work on my IDX and make it pay for itself :) If you read on, it may challenge you. Here are the most important pieces I took away from the hour+ that Bob spent with us. Regina Kloosterman - Your Marketing Virtual Assistant - 02/02/12 10:04 PM
Regina Kloosterman - Your Marketing Virtual Assistant Last year I invited Regina to join Active Rain. A couple of Active Rain members had asked who did some graphics and a landing page for me on Facebook, and I referred them to Regina. It just seemed natural that she should be a member here so others could know about what a great job she does. Last year when 'Surviving Your Serengeti' came out, I was sending 'What Animal Am I' to everyone I knew. When Regina sent me her results, it wasn't really a surprise. She is a Cheetah! It nailed her. … (2 comments)

Eagle Harbor Market Report January 2012 - Single Family Homes - 02/01/12 12:24 AM

Eagle Harbor Market Report January 2012- Single Family Homes

84 Active Single Family Homes
147 Single Family Homes Sold 1/1/2011-1/31/2012
The absorption rate* for Eagle Harbor Single Family Homes is 6.9 months.
*This means that it will take 6.9 months for all the Active homes (84) to sell if no other homes come on the market.
This number is down from 7.3 months in September.
A balanced market is between 6-7months of inventory, so Eagle Harbor is entering a balanced market.
If we do not have many more distressed properties come on the market, then prices … (2 comments)
