The Fleming Island market mirrors the entire Jacksonville region looking at the Months Supply of Inventory, which is 4.2 on Fleming Island and 4.4 in Jacksonville.
The total number of new listings on the market in 2013 is 319 - and the total Active as of 6.29.13 is 157. A couple of years ago there would be over 350 listings Active at any given time. We listed this house and it was under contract in 7 days and SOLD on June 26. It was listed at $139,000 and sold for $135,000. The floor plan is 1,615 square feet with 3 bedrooms and 2.5 baths. The master bedroom is on the first floor, which makes this unit an especially desirable and sought-after floor plan. The screened porch faced a preserve and we found out at closing that the lot was 181 feet deep into the wooded area. That is a lot of privacy for the new owner.

Just when you think it can't get better, the housing affordability for Northeast Florida rose again in August. Currently, the index is at a 221 average over last year, an unheard of number since statistics and record keeping began in the 1970s.

FLEMING ISLAND LENDER MEDIATED REPORT | JULY 2012
While 39% of sales in the entire Jacksonville area for the month of July 2012 were lender-mediated, the Fleming Island area lender-mediated sales ranged from 27% to over 45%, depending on the quadrant of the Island.The NW area of Fleming Island which includes Eagle Harbor and Pace Island, had 37% sales that were lender-mediated.
The trends show an improvement, but we still have a way to go before returning to traditional sales.
