Looking at the months of inventory of homes for salein Jacksonville Florida, you can see that all across the board, the number of homes for sale are down from February 2011 to February 2012. Months of inventory in all price ranges is down from 10.3 months to 6.7 months. Months of inventory of single family homes is down to 6.9 months from 10.5 months and Condo-Townhouses are down from 9.0 months to 5.3 months. So what do all these numbers say? Jacksonville FL was recently named one of the top 10 cities in America where it is more affordable to buy a home than it is to rent. Trulia.com ran a rent vs. buy analysis of the top 50 cities and Jacksonville Florida showed up at #7 on the list! The analysis was done by comparing the average list price of two bedroom condos for sale versus the average rent for two bedroom apartments, condos and townhouses. HIGHEST INCOME PER CAPITA IN FLORIDA? JACKSONVILLE! Jacksonville Florida has the highest income per capita of any city in Florida. This surprising news speaks to the diversity and stability of our economy. We outrank Orlando, Tampa and Miami in income per capita. (images will be uploaded tomorrow; not working this evening) HOUSING MARKET Jacksonville's home market rose, but it did not sky rocket like other Florida cities its size. We lived in Orlando during part of the boom and still did business down there for several years, and Jacksonville was much more stable. Not as exciting, but much more stable. For (6 comments)
Jacksonville Florida is in the top 40 of Metropolitan Statistical Areas of the United States of America, per the census data. Our population is 1,328,144, up from 1,122,750 in 2000. That is an 18% gain in population and that is a good thing because we have built a lot of houses since 2000. Building has slowed way down, and our housing inventory is dropping as well. Houses for sale are down 7% from the same datein 2009.
