Thanks for this great post Doug. My favorite point is this "Even as an investment property, with returns in the 7% to 10% range on cash invested I like the real estate option better. Why? Leverage! $150K at 10% verses the appreciation on the $450K asset." Here in Kennewick WA and the surrounding Tri City area this is amplified by the abundance of properties that cash flow and unbelievably low vacancy rates. 16th annual Tumbleweed Music festival September 1-2, 2012 The Tumbleweed Music festival is presented by Three Rivers Folklife. The festival is in Howard Anon park, in Richland Wa. This year the festivites will be preceded by a youth concert Fri August 31st. The actual festival will be kicked off with a flash mob. We've all seen videos of these events. Tri City Foreclosure Listings I will be posting the Tri Cities Bank owned properties here. These bank owned homes are what people typically think of when they think of buying foreclosures. These homes have already been through the auction process and are now the banks sell them through a listing agent, just like most listed homes. While some people try to purchase these properties at the auctions, it is not for most buyers. First of all the court house steps requires cash, which is a sizable hurdle. I am lucky to work with the Foreclosure Expert in this community. Therefore, I show a lot of the bank owned homes. We are often focused on the many things that need to be repaired and or replaced. Things that we can fix. However the many things that are beyond our control we often put blinders on to. I was reminded yesterday that the living things on the properties suffer too. Are Tri City Real Estate buyers and Sellers ready to Embrace the Team Concept? When I first moved here from the grey gloomy traffic laden Seattle area, I mistakenly thought I would not love living in the Tri Cities. Boy was I wrong. The sun shines. The traffic moves. The very things that I found unappealing are exactly what I love the most: the small town feel. It does have it's disadvantages. No Trader Joe's for one. Hmmmm.... In general we lack some large chains that just don't understand that Tri Cities means THREE TOGETHER. That's about it. Where was I? (2 comments)

I believe it is important to establish expectations for both the buyer and the agent early on. I have a VIP Buyer presentation that I have spent as much time in developing as my listing presentation. I make an appointment to go over this information and educate the buyers in one clear uninterupted time. I find this is better than doling the information out on an as needed basis. I am a dog person. Anybody that knows me knows that. I have fostered 11 dogs. They all came to my home with varying degrees of issues. A little patience and some quality time taught all these dogs the basics making them good candidates for new homes. Enter Sheila. I have been driving past Thai Garden in a strip mall on Union street in Kennewick for well over a year. I really should have gone in sooner. The food was delicious and the staff was very friendly. The waiter's mother is the cook and he said she cooks seven days a week because she doesn't trust anybody else to do it right. We tried the spring rolls which were perfect. My boyfriend who likes spicy food tried the cashew chicken with a 2 on the hot scale and he said it was about as hot as he could handle but (1 comments)

I grew up close to Chicago and love a good deep dish pizza. To me though it is still something different. It isn't pizza. It's deep dish pizza. If you have to eat it with a knife and fork it isn't the same. Unless I am in Chicago I want a thin crust pizza, and not the kind you fold in half. What is with that? Great Post Lee Ann, Trying to save a nickel people often cost themselves a dollar. It's true about the list price and also true about the time on the market as well. It can be anything from small cosmetic changes to major repairs.

Why Rent in Pasco WA when you can Buy with a USDA loan? - 08/03/12 09:46 AM
David really gives us some good information on the USDA loan. We see it advertised but rarely do we see the benefits out there for buyers who really don't understand what it is. We frequently forget how little the first time buyer knows and market things as though our knowledge is common knowledge. This is great info. I'd say why rent anywhere in the Tri Cities when you can buy with a USDA loan. With todays great interest rates payments are frequently lower. I must say it is also a nice change of pace to hear about someone whe can help (0 comments)

Great post Denise. It's funny that it took someone from Bellingham to post the many benefits of the Kennewick real estate market! You are right on the money and many of the comments explain why papers are so quick to point out the negative. I think it's great that the Realtor community does much on a broad scale to keep fears in line and remind people that information is local.
