Stock Market verses Real Estate - Right Now! - 08/31/12 06:51 AM
Thanks for this great post Doug. My favorite point is this "Even as an investment property, with returns in the 7% to 10% range on cash invested I like the real estate option better.  Why? Leverage!  $150K at 10% verses the appreciation on the $450K asset."
Here in Kennewick WA and the surrounding Tri City area this is amplified by the abundance of properties that cash flow and unbelievably low vacancy rates.

The actual festival will be kicked off with a flash mob. We've all seen videos of these events. Now is your chance to see one in person. I will be there, it sounds like just too much fun to miss.

Tri Cities Bank Owned Listings for Sale - 08/29/12 09:18 AM
Tri City Foreclosure Listings I will be posting the Tri Cities Bank owned properties here. These bank owned homes are what people typically think of when they think of buying foreclosures. These homes have already been through the auction process and are now the banks sell them through a listing agent, just like most listed homes. While some people try to purchase these properties at the auctions, it is not for most buyers. First of all the court house steps requires cash, which is a sizable hurdle. Once the bank lists these properties it is possible to get into them and … (0 comments)

The Forgotten aspects of Tri City WA Foreclosures - Trees - 08/28/12 04:17 PM
One of Forgotten aspects of Tri City WA Foreclosures  -  Trees Our office lists many of the bank owned properties here in the Tri Cities. I am lucky to work with the Foreclosure Expert in this community. Therefore, I show a lot of the bank owned homes. We are often focused on the many things that need to be repaired and or replaced. Things that we can fix. However the many things that are beyond our control we often put blinders on to. I was reminded yesterday that the living things on the properties suffer too. The gentlemen looking at a … (0 comments)

To Team or not to Team? Are Tri City Real Estate Buyers Ready? - 08/23/12 02:19 PM
Are Tri City Real Estate buyers and Sellers ready to Embrace the Team Concept?
When I first moved here from the grey gloomy traffic laden Seattle area, I mistakenly thought I would not love living in the Tri Cities. Boy was I wrong. The sun shines. The traffic moves. The very things that I found unappealing are exactly what I love the most: the small town feel.  It does have it's disadvantages. No Trader Joe's for one. Hmmmm.... In general we lack some large chains that just don't understand that Tri Cities means THREE TOGETHER. That's about it.
Where was I? … (2 comments)

Video Marketing Your Tri City Home - 08/21/12 07:16 AM
Did you know that according to Realtor.com, only about .8% of Realtors are actually using video marketing for their business? Plus, when considering that almost 90% of people are now using the internet for real estate based searches, wouldn’t it only make sense that your listing agent should include this as a part of their real estate marketing strategy? However, embracing change is not always easy to do, and many real estate professionals are still relying on traditional marketing methods even though the future of real estate is online. Therefore, by listing with us you can rest assured that we will … (0 comments)

Buyers/Sellers Mistakes: Only Considering Move-in Ready Homes - 08/15/12 07:51 AM
This is absolutely true. Most buyers do not have the ability to visualize the improvements. We all know the longer it sits the lower the price goes. Thanks for the reminder. This is even true of vacant homes. One might think tah emptiness would help the visualization process but it really doesn't.

Creative FHA: Skip the Big Down Payment and Build Equity in Your Fixer - 08/13/12 07:37 PM
This is great information and a reminder that is isn't necessary to pass on those homes that are stuck in the past. In fact taking a good look at them can be a great choice. Avacodo or salmon carpet doesn't effect the Safety or Livability. I like to call these little gems nicely ugly. They have good structure and are ugly enough to scare off some less imaginitive buyers.

What I do for my Buyer clients in Tri City WA - 08/13/12 09:56 AM
What I Do for MY Tri City WA Buyer

I believe it is important to establish expectations for both the buyer and the agent early on.  I have a VIP Buyer presentation that I have spent as much time in developing as my listing presentation. I make an appointment to go over this information and educate the buyers in one clear uninterupted time. I find this is better than doling the information out on an as needed basis.
First, an informed buyer is more relaxed and can worry less about the process and more on the details. Second, it is … (1 comments)

Reward Based Dog Training in Tri Cities WA

I am a dog person. Anybody that knows me knows that. I have fostered 11 dogs. They all came to my home with  varying degrees of issues. A little patience and some quality time taught all these dogs the basics making them good candidates for new homes.
Enter Sheila. Sheila is a very smart English Pointer who took a detour to my house on the way to the shelter. She had spent months ignored in the backyard after her person died. She was obviously smart and had learned many commands. However, … (2 comments)

Thai Garden - Delicious Thai Food in a Kennewick Strip Mall - 08/10/12 08:22 PM
I have been driving past Thai Garden in a strip mall on Union street in Kennewick for well over a year. I really should have gone in sooner. The food was delicious and the staff was very friendly.
The waiter's mother is the cook and he said she cooks seven days a week because she doesn't trust anybody else to do it right. We tried the spring rolls which were perfect. My boyfriend who likes spicy food tried the cashew chicken with a 2 on the hot scale and he said it was about as hot as he could handle but … (1 comments)

Google+ is huge. I confess I have yet to get the hang of it. I try to post as my team page but I have no luck. I recently googled Kennewick homes for sale and 6 listings came up with their google+ page listed. I want to join that list.

Hubby's Pizza A Kennewick classic. - 08/08/12 05:08 PM
I grew up close to Chicago and love a good deep dish pizza. To me though it is still something different. It isn't pizza. It's deep dish pizza. If you have to eat it with a knife and fork it isn't the same. Unless I am in Chicago I want a thin crust pizza, and not the kind you fold in half. What is with that? No, I want a slice of pizza where where you can pick it up and eat it without doing oragami. Hubby's Pizza is just the place. Even on their worst days (far and few between) … (0 comments)

But I don't want to make any repairs!!!! - 08/06/12 08:19 AM
Great Post Lee Ann,
Trying to save a nickel people often cost themselves a dollar. It's true about the list price and also true about the time on the market as well.
Via Lee Ann Obenauer (Metro Roberts Realty):
Many times I go to a listing appointment and I have to have the dreaded conversation with the seller regarding repairs that should be made before putting the home on the market.  It can be anything
from small cosmetic changes to major repairs.

Why Rent in Pasco WA when you can Buy with a USDA loan? - 08/03/12 09:46 AM
David really gives us some good information on the USDA loan. We see it advertised but rarely do we see the benefits out there for buyers who really don't understand what it is. We frequently forget how little the first time buyer knows and market things as though our knowledge is common knowledge. This is great info.
I'd say why rent anywhere in the Tri Cities when you can buy with a USDA loan. With todays great interest rates payments are frequently lower. I must say it is also a nice change of pace to hear about someone whe can help … (0 comments)

There's Always More To The Story - 08/03/12 09:36 AM
Great post Denise. It's funny that it took someone from Bellingham to post the many benefits of the Kennewick real estate market! You are right on the money and many of the comments explain why papers are so quick to point out the negative.
I think it's great that the Realtor community does much on a broad scale to keep fears in line and remind people that information is local. As individual brokers we need to be more pro-active about getting out the good word here in the Tri Cities. Thanks for the reminder and a great post.
