This afternoon I took a phone call at my office.  The caller inquired about a listing.  I asked the caller if she was working with a REALTOR.  Guess what?  She answered no.  After providing her with the requested information.  She then asked me the following question:  "Since I have done all the work and have found my perfect house, by myself, is it possible for a REALTOR to help me purchase the house for no commission, or a reduced commission?"  I calmly shared with her that finding the home of her dreams was one small part of the home-buying process.  I presented a … (25 comments)

As Realtors, we communicate with clients verbally and non verbally. We must remember that we send and receive messages in different ways:
7% of our message is expressed by the words that we use. 38% of our message is delivered by the tone, volume, pitch and tempo of our spoken words.  55% of what we say is communicated by non-verbals and body language, including facial expressions, body movement, gestures, breathing, spatial relationships, and so much more. Clients often send us conflicting messages when their nonverbal cues do not match their verbal communication. I feel good about being a Realtor today.
In spite of the pouring rain today, I enjoyed working with my clients as we identified three neighborhoods to watch for their first home purchase.  We also zeroed in on characteristics that are now labeled as their "glass balls" (those features they are not willing to compromise).
A Dallas Realtor representing the Seller on one of my transactions, worked tirelessly, in good faith, to negotiate the final terms of a sale, with my Buyer.

As a Buyer's Agent the following should be avoided at all costs!
Being one hour late to meet a Client
Forgetting a Client appointment
Asking a Client to stop at the grocery store
Bringing a second, unrelated Buyer, along for the ride when visiting listings
Inviting two unrelated Clients to lunch and calling one Client to ask her to take the other Client to lunch due to a conflict in the Agent's schedule
All of these happened to me as a Buyer before I became a Realtor!
My time belongs only to the Client in my vehicle who is looking for a new home!

Yesterday I was able to directly tie three new clients to my marketing efforts: direct mail postcard campaign, print advertising, and keeping in touch with past clients. It is important to keep track of where our leads/clients come from and focus our efforts in those areas that provide the most leads for our business.
Below are some lead sources to consider:
Advertising: printed materials, grocery carts, moving vans, magnetic signage on personal vehicles Blogs! This week, the negotiation of repairs on a property, brought to light the importance of good communication skills.  While every real estate negotiation is different, the basic components are the same.   One party is asking the other party for something of perceived value. I explain to my clients going into the negotiation that it is important to view the negotiation from the other side's vantage point.  Perception is the reality.
