There are some things that you just shouldn't try to do on your own.  Home Staging is one of them.  Watching HGTV "all the time" does not a home stager make.
 It's great to get ideas and inspiration from television shows for decorating, but when it comes to selling your most valuable asset....it's best to call in a professional.

Most of the New Hampshire sellers that call me for a home staging consult have no idea what to expect.
 Home Staging as portrayed on TV is not exactly true to life. 
A two hour consult involves a room-by-room walk through with suggestions on improving overall appearance and appeal.  Whevever possible things are changed on the spot, but for the most part the sellers are left with a prioritized to-do list to complete on their own.

It's the call all professional home stagers want to receive... the call saying the house they just worked on has received multiple offers in the first week.
Another quick sale for Rye, New Hampshire Realtor  John Rice of Tate & Foss!!  I'm happy to say that John suggests a Home Staging Consult to all his new listings.

 Several years ago our garage door opener was broken.  The very heavy door had to be opened and closed manually.   We had to wait for a part and dealing with the door was becoming a real pain for me.

A few months ago I did a Home Staging Consult for a nice couple planning to list their house for sale.  Their agent, John Rice of Tate & Foss, recommends staging consults to all his new listings.

Many New Hampshire sellers have asked me if Home Staging will make their house sell faster.
 "Less time on the market" is a claim made by most stagers.  
The truth is, there are no guarantees, because there are other factors like pricing and location to consider.
Home Staging won't justify a high price, lack of bathrooms, low ceiling height, or wetlands restrictions, for example.
 
What I can say for sure is.....

They don't have the time or interest in making improvements.
 
When given a choice:  
1.  moving right in with colors that are warm and neutral
 2.  being able to choose the paint colors themselves after moving in

Buyers choose #1 ...they don't want to pick colors, find a painter, be delayed moving in waiting for the painter to finish, or worse - live with the painter coming and going.

Most New Hampshire sellers are not familiar with Home Staging and their expectations are usually based on TV shows...not exactly "real life" accurate.
Home Staging doesn't always involve the removal and replacement of your furniture.  Yes, you can hire a stager to do that, but it's not required.

Here's an idea that works well for most dads.

Last year I gave my dad steaks for his birthday, and he was a very happy man!
Customize to your dad's taste....all steaks or an assortment including pork chops, ribs and burgers.
Arrange the meat in a nice box with tissue paper and add a huge bow.
