Don't Waste Your Time Trying To Stage Your New Hampshire Home - 06/24/12 06:20 AM
Don't Waste Your Time Trying To Stage Your New Hampshire Home There are some things that you just shouldn't try to do on your own. Home Staging is one of them. Watching HGTV "all the time" does not a home stager make. It's great to get ideas and inspiration from television shows for decorating, but when it comes to selling your most valuable asset....it's best to call in a professional. Janice Ankrett wrote a great post explaining exactly what a home stager does and why having one just makes cents! Via Janice Ankrett Burlington Ontario Accredited Staging Professional (Janice Ankrett Home Staging): Many (12 comments)
Most of the New Hampshire sellers that call me for a home staging consult have no idea what to expect. Home Staging as portrayed on TV is not exactly true to life. A two hour consult involves a room-by-room walk through with suggestions on improving overall appearance and appeal. Whevever possible things are changed on the spot, but for the most part the sellers are left with a prioritized to-do list to complete on their own. Most clients expect a complete makeover and although their home will look completely (18 comments)
It's the call all professional home stagers want to receive... the call saying the house they just worked on has received multiple offers in the first week. Another quick sale for Rye, New Hampshire Realtor John Rice of Tate & Foss!! I'm happy to say that John suggests a Home Staging Consult to all his new listings. This particular seller was easy to work with, and followed every suggestion to guarantee their house was show ready. The area needing the most attention was the dining room, the first room buyers saw (19 comments)
Happy Father's Day Monkey Boy!! - 06/17/12 04:21 AM
That's right..... I call my dad "Monkey Boy". Several years ago our garage door opener was broken. The very heavy door had to be opened and closed manually. We had to wait for a part and dealing with the door was becoming a real pain for me. My parents came for a 2-week visit. Each time we went anywhere Dad handled the door. It was so nice not having to do it myself. One day I drove up to the garage door and Dad immediately jumped out to open it. I said something like "look at him go, just (19 comments)
A few months ago I did a Home Staging Consult for a nice couple planning to list their house for sale. Their agent, John Rice of Tate & Foss, recommends staging consults to all his new listings. My first impression was that the house was much older than it actually is. The first room you see upon entering their house is the living room. It screamed "colonial" with a dated eagle mirror over the fireplace and a burgundy and navy color scheme. There was too much furniture, (28 comments)
NH Home Staging FAQ - Can You Help Me Choose Paint Colors? - 06/08/12 04:43 AM
NH Home Staging FAQ - Can You Help Me Choose Paint Colors? Probably the most frequently asked question I get, as a New Hampshire Home Stager, has to do with paint color selection. Most Home Staging consults result in a room or more needing paint....usually involving the choice of a new color. Yes, I can help you choose the colors. Color selection is a crucial part of any Home Stager's services. When preparing your house for sale it's best to use neutral colors to appeal to the broadest range of buyers. It's the interpretation of "neutral" that confuses most sellers. Builders (24 comments)
Many New Hampshire sellers have asked me if Home Staging will make their house sell faster. "Less time on the market" is a claim made by most stagers. The truth is, there are no guarantees, because there are other factors like pricing and location to consider. Home Staging won't justify a high price, lack of bathrooms, low ceiling height, or wetlands restrictions, for example.
What I can say for sure is..... Attractive MLS photos that highlight positive features of the home will draw more interest. A (22 comments)
Most New Hampshire sellers are not familiar with Home Staging and their expectations are usually based on TV shows...not exactly "real life" accurate. Home Staging doesn't always involve the removal and replacement of your furniture. Yes, you can hire a stager to do that, but it's not required. Sharon Tara Transformations specializes in Home Staging consults for occupied homes. I will recommend replacement when necessary, but whenever possible I use the home owners' existing furnishings. It's surprising what can be done simply by moving things around and "shopping" for (23 comments)
Father's Day is June 17, 2012. Only two weeks away. If you haven't decided on a gift yet, or you are having trouble thinking of one.... Here's an idea that works well for most dads.
Last year I gave my dad steaks for his birthday, and he was a very happy man! Customize to your dad's taste....all steaks or an assortment including pork chops, ribs and burgers. Arrange the meat in a nice box with tissue paper and add a huge bow. Take a picture. Freeze the meat. Place the picture inside (22 comments)
NH Home Staging FAQ - What Exactly Is Clutter? - 06/01/12 06:46 PM
NH Home Staging FAQ - What Exactly Is Clutter? No checklist for preparing a home for sale would be complete without including the term "declutter." It's got to be the most frequently used term in real estate staging. Knowing that you have to declutter is only helpful if you know how to declutter. Uncertainty leaves you questioning where to begin and feeling overwhelmed. The problem: Your definition, your agent's definition, and a home stager's definition of "declutter" are probably all the same: "to remove excess and disorder." However, what each of us deems as clutter, how each of us would actually approach the task of decluttering, and (22 comments)
