      <title>FULL Price Offers on Listings!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Yes, you read correctly!&amp;nbsp; In just they last week this has happened to me and also a Realtor friend of mine.&amp;nbsp; I put an offer on a Home that had nothing going on it.&amp;nbsp; All of a sudden there was another offer.&amp;nbsp; Seller countered at full price.&amp;nbsp; My Buyer did not want to counter so we were out.&amp;nbsp; However, the other offer got accepted. &lt;/p&gt;&lt;p&gt;A&amp;nbsp;Realtor friend of mine had a listing.&amp;nbsp; She had 4 offers on it and several were even above the list price. Of course, she didn&amp;#39;t tell me what they were because they were still working on the offers.&lt;/p&gt;&lt;p&gt;But this is GREAT NEWS!&amp;nbsp; This is starting to look like the Spring/Summer of 2002 and 2003 when listings were selling before we could even get them into the MLS.&amp;nbsp; I remember getting a listing and before I could even put the sign up the next morning, I had a full price offer on it.&lt;/p&gt;&lt;p&gt;Interest Rates are low and houses are moving.&amp;nbsp; This is the time to BUY!&amp;nbsp; This is the time to SELL!&amp;nbsp;&amp;nbsp; What are you waiting on?&lt;/p&gt;&lt;p&gt;Successful people have have the courage to take action while others hesitate.&amp;nbsp; Remember while some people see this time as questionable others see it as a good opportunity.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Give Sharcom Realty a call at 817-845-5567 and let&amp;#39;s &amp;quot;MOVE&amp;quot; on.&lt;/strong&gt;&lt;/p&gt;</description>

      <title>2008</title>

      <title>New Homes and Inspections</title>

      <title>Responding to Offers</title>
      <description>&lt;p&gt;Ok...I&amp;#39;m a bit hot under the collar and I don&amp;#39;t even have a collar on!&amp;nbsp; I called on Friday evening to one of the top teams with CB.&amp;nbsp; I spoke to the wife of the husband and wife team.&amp;nbsp; I asked for a Sellers Disclosure on a property and told her we were submittinb an offer on Saturday morning.&amp;nbsp; She asked for my fax and said she would send it over.&amp;nbsp; By Saturday morning I still didn&amp;#39;t have the Seller&amp;#39;s Disclosure and called and left a message again and that I was meeting my client at 10:00 AM.&amp;nbsp; I never received a call back.&amp;nbsp; I met my client at the local Starbucks and he signed all papers for the offer.&amp;nbsp; I faxed over the offer.&amp;nbsp; I called and left another message that I had faxed over the offer.&amp;nbsp; No reply.&amp;nbsp; It&amp;#39;s Sunday and I just emailed the listing agent.&amp;nbsp; My buyer wanted a call by 5PM today regarding the offer.&amp;nbsp; My offer was low - I know it was low but that is what my buyer wanted to offer.&amp;nbsp; I told the listing agent it was low however my buyer deserves the same treatment as a higher priced offer.&amp;nbsp; This home has been on the market for 153 days and has changed realtors several times.&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;In the email I sent, I asked them to contact me asap.&amp;nbsp; I was not mean but&amp;nbsp;focused.&amp;nbsp; How can you treat another agent this way especially when they are putting in&amp;nbsp;an offer on one of your homes that has been sitting there.&amp;nbsp; Evidently, this sale is not that important to them.&amp;nbsp; &lt;/p&gt;&lt;p&gt;What are your thoughts?&amp;nbsp;&lt;/p&gt;</description>

      <title>Cars</title>
      <description>&lt;p&gt;As I am driving to an appointment this morning, I got to thinking about cars.&amp;nbsp; I&amp;#39;m looking for a new car.&amp;nbsp; My daughter will take mine in Janary and I need a new one.&amp;nbsp; Do I lease or do I buy?&amp;nbsp; The cars I am looking at are so expensive but I want to look successful.&amp;nbsp; Also, colors!&amp;nbsp; How boring the world is getting.&amp;nbsp; I noticed white, black, silver and beige cars...maybe a burgundy here and there. What happened to bright blues and the great deep dark purple that the Dodge used to make, or candy apple red!&amp;nbsp; We need more color in the world!&amp;nbsp; Another thing...should I &amp;quot;wrap&amp;quot; my car with my logo or just put on back window?&amp;nbsp; How would a Mercedes or Lexus look with this?&amp;nbsp; I want my car to shout &amp;quot;Hey I sell Real Estate and I&amp;#39;m successful and you should use me!&amp;quot;&amp;nbsp; Afterall my car is my office.&amp;nbsp; Perception is everything!&amp;nbsp; So, what do you think?&lt;/p&gt;</description>

      <title>Fort Worth one of the Best Places to Buy!</title>
      <description>&lt;p&gt;Ah Fort Worth, Texas!&amp;nbsp; Forbes Magazine just came out with the top 10 best places to buy a home in.&amp;nbsp; Fort Worth was number 1!&amp;nbsp; WHOHOOOO!&amp;nbsp; Houston was also on the list although it was number 5 or 6 - not sure.&amp;nbsp; Our median price for a home is $156,000 and some change. I have always know it was a great place because I was born here, raised here and seem to always come back here whenever I move away.&amp;nbsp; What can I say but it is HOME!&amp;nbsp; &lt;/p&gt;&lt;p&gt;Fort Worth is just a good old boy town, simple down to earth beautiful town.&amp;nbsp;&amp;nbsp;It&amp;#39;s about 20 minutes to downtown Fort Worth from the DFW Airport.&amp;nbsp;&amp;nbsp;Downtown was designed to be like&amp;nbsp;Main Street in Disneyland.&amp;nbsp; We have brick streets and you still see our police on horses sometimes.&amp;nbsp; The BASS HALL opened up just a few years ago and it is fabulous!&amp;nbsp;&lt;/p&gt;&lt;p&gt;It&amp;#39;s so nice to be home!&amp;nbsp; &lt;/p&gt;&lt;p&gt;If you have any buyers that want to invest in Fort Worth, please send them my way.&lt;/p&gt;</description>

      <title>A Funny thing Happened on the way to show Homes!</title>
      <description>&lt;p&gt;I drove to my clients house and picked them up to show them homes as I did every weekend.&amp;nbsp; I felt good, looked good and was positive we were going to find the right house for them.&amp;nbsp; I was getting in the drivers side and my clients were both getting into the other side of the car.&amp;nbsp; They were talking with me.&amp;nbsp; The heel on my shoe turned some how and I felt flat on my back.&amp;nbsp; I was fine but embarrassed so I got up real fast hoping they wouldn&amp;#39;t have noticed.&amp;nbsp; As we got into the car..they asked are you ok?&lt;/p&gt;&lt;p&gt;&amp;nbsp;My face was RED! but we looked at homes and they found the perfect one!&amp;nbsp; &lt;/p&gt;</description>
