October Residential Highlights

When comparing October 2007 with October 2006, statistics show

that new listings have decreased 7.6%. Closed and pending sales have

declined 21.5% and 26.2%, respectively. At the month's rate of sales, the

2,178 active residential listings would last 7.2 months.

Year-to-Date Trends

The period of January-October 2007 compared to the same time in 2006

reveals that new listings increased 1.8%. Pending sales decreased 14%,

while closed sales also fell 10.9%.

Appreciation

Comparing the 12 months ending with October 2007 to the 12

immediately prior, the average sale price increased 5.8% ($265,500 v.

$250,900). Using the same formula, the median sale price increased 6.6%

($234,600 v. $220,000).
