Believe it or not some people are waiting for rates to go lower before they make a move!  How much further will they go????  We are already in the 3's for a fixed rate!  People shouldn't be scared to make a move in the econmy we are in with rates that low and home values at such a great deal!  I think now is the time to buy a home and 1st time home buyers should not wait!!  Are we at the bottom???  uuummmm

financial: Refinance to a 15 year term from a 30 year term! - 10/05/10 02:55 AM
Now would be a great time to refinance to a shorter term with rates so low!  Over the term of the loan you would save thousands of dollars.  My opinon if you can cut your rate by at least 1% it is worht doing and that you plan on staying in your home.  Money is cheap so go get it!!!!!!!!!!!!!!  Everyone have a great day and make it happen :)

Wow!  This is just amazing how many homes are coming back to lenders this year.  Dont know about the rental market but my guess that could that be a issue in the future (shortage)   Something has to be done to get people back into homes and Lenders to work with homeowners to keep their homes.  We do need a CHANGE....but for the better!!!!!

The number of people living in poverty in America rose by nearly 4 million to 43.6 million in 2009 -the largest figure in the 51 years for which poverty estimates are available - the Census Bureau said Thursday.
The bureau said that the official poverty rate was 14.3 percent, or 1 in 7 of Americans, the highest proportion of the population since 1994.
It was the third consecutive annual increase, up from 39.8 million, or 13.2 percent, in 2008.
The bureau added that there were 8.8 million families living in poverty in 2009.

Consumer confidence is up for the month of August and the average price of homes was surprisingly up for the month of June. Seems like every time I turn around these days they are changes after changes.  New programs, guidelines changes, underwriting, investors want this and not this.  Do we want people in houses????  The American Dream is gone.  You have to jump though hoop these days to get a loan done no matter who you are and how much you have.  The interest rates are great but not many canget into a home with all this tough underwriting.  From one extreme to another!!!!!!   Please dont vote for OBAMA we have had enough change for the BAD!!!

Look for rates to go up a little today with market reports that came out!   Rates are still great!!!!  People dont realize the average past history of rates are about 6.5%  and we are way below that average!!  Hope this cold spell and windy weather dont scare those home buyers out there.  They better move now before it gets worst. I got my rate sheet yesterday and my bottom rate on a 30 year fix conventional loan was 3.875 with a 1% discount point.  That is the first time I ever seen a rate in the 3's for a 30 year fix.   Will rates go lower???  Who knows but money is cheap right now to loan.  Just got to find those buyers to use this cheap money.  If your renting right now and have a good credit score and a down payment now is the time to make a move into a home.  How long can this last!!!  Good luck to all … (1 comments)

When making your mortgage payment every month you are paying compound interest.  This means every payment goes toward your unpaid interest and principal balance.  Simple interest is where you are paying on just your principal balance.  A simple interest loan you can see you can pay off much faster because you are not paying interest on top of interest like a compound interest loan.  I get this question alot and most people dont know the difference, hope this helps some of you.
