Look for rates to go up a little today with market reports that came out!   Rates are still great!!!!  People dont realize the average past history of rates are about 6.5%  and we are way below that average!!  Hope this cold spell and windy weather dont scare those home buyers out there.  They better move now before it gets worst. ANOTHER WEEKEND GONE BUY AND RATES ARE STILL GREAT!  THERE WAS A COUPLE OF OPEN HOUSES BY ME WHERE I LIVE AND I SEEN TRAFFIC AT THEM...WOW!   JUST WONDER IF ELSEWHERE HAS ANYONE NOTICE ANY MORE TRAFFIC OUT THERE???  TRYING TO STAY POSTIVE AND KEEP MY HEAD UP AND HOPING THESE BUYERS COME OUT  FOR ALL YOU REALTORS OUT THERE.  I KNOW THE LOANS WILL COME!  EVERYONE MAKE IT A GREAT WEEK OUT THERE!   :)

loans: Rates in the 3's for a 30 year fix!!!!! Never seen that before!!! - 08/26/10 07:57 AM
I got my rate sheet yesterday and my bottom rate on a 30 year fix conventional loan was 3.875 with a 1% discount point.  That is the first time I ever seen a rate in the 3's for a 30 year fix.   Will rates go lower???  Who knows but money is cheap right now to loan.  Just got to find those buyers to use this cheap money.  If your renting right now and have a good credit score and a down payment now is the time to make a move into a home.  How long can this last!!!  Good luck to all … (1 comments)

WOW!!!  WHAT A DEAL PURCHASE A HOME AND IF YOU LOSE YOUR JOB YOUR MORTGAGE PAYMENT IS MADE FOR YOU!!!!!   THIS IS A PRODUCT THAT WE ARE ROLLING OUT IN SEPT.   WILL THIS HELP PEOPLE FELL MORE AT EASE, AND GET THEM OFF THE FENCE TO BUY A HOUSE????  DONT HAVE ALL THE DETAILS HOW ALL THIS WORKS YET OR COST.  BUT I THINK THIS WOULD HELP THE HOMEBUYERS MARKET!!!  I THINK THIS IS ONE OF THE MAIN REASON WHY PEOPLE ARE NOT BUYING RIGHT NOW :)  I WILL KEEP YOU UPDATED WHEN I FIND OUT MORE ON THIS PRODUCT.

WAS TALKING TO A REALTOR THAT HAD 3 OPEN HOUSES LAST WEEKEND AND ON ONE HOME HAD NOBODY SHOW UP AND THE OTHER 2 TWO COUPLES AT BOTH.  WHERE ARE THOSE BUYERS???  IS THIS COMMON WITH ALL OPEN HOUSES OUT THERE AT THIS TIME.  IN THE PAST I REMEMBER  WHEN YOU WOULD HAVE LIKE 20 PEOPLE COMING THOUGH THOSE HOUSES AGENTS WOULD TELL ME.  WHAT ARE YOUR THOUGHTS OR OPINIONS ABOUT OPEN HOUSES AND THE TRAFFIC YOUR GETTING THOUGH.  THANKS FOR YOUR OPIONS AND COMMENTS!!!!

loans: Simple Interest and compound interest????, Heres the difference! - 08/20/10 03:49 AM
When making your mortgage payment every month you are paying compound interest.  This means every payment goes toward your unpaid interest and principal balance.  Simple interest is where you are paying on just your principal balance.  A simple interest loan you can see you can pay off much faster because you are not paying interest on top of interest like a compound interest loan.  I get this question alot and most people dont know the difference, hope this helps some of you.

U.S. mortgage rates sank to the lowest level in decades this week, pushed down by the weak economy and the Federal Reserve's move to help lift the recovery by purchasing government debt.
Mortgage buyer Freddie Mac says the average rate for 30-year fixed loans this week was 4.44 percent, down from 4.49 percent last week. That's the lowest since Freddie Mac began tracking rates in 1971.
The average rate on the 15-year fixed loan dropped to 3.92 percent, down from 3.95 percent last week and the lowest on record.

loans: FHA RULES CHANGING SEPT 7TH???????????? - 08/09/10 05:16 AM
I just heard that FHA is changing the upfront MI fee to 1% from 2.25%  but the monthly MI fee is going up from .55 to .90 with adjusting upto 1.55% in the future.  If anybody has more detail that would be great on these changes since its so close to the change.  PLease make a comment if you know anything about this

Three years into the housing crisis, nearly 15 million homeowners owe more than their homes are worth, and an estimated one in four mortgage defaults is voluntary. Those figuires are scary, what would happen if those homeowners started to walk away from their homes like so many have.  A plan has to be put into place and not with the help of the govenment, that would just makes everything worse.

Just when you think rates hit rock bottom they go down even more.  Where are the rates going?????  We need buyers out in the market and it seems they are just not there like it should be.   What do we have to do to get this market HOT!!!!!!!!!!!!  Interest free loans for 10 years???   LOL!!!  Give me some feedback :)

loans: USDA IS BACK!!!!!!!!!!! 100% financing for rural homes!!! - 07/30/10 03:35 AM
Effective immediately, USDA Rural Housing approved lenders all over the country are now resuming their USDA programs. 
The new guarantee fee for USDA Rural Housing purchase transactions has now been raised from 3% to 3.5%.  Furthermore, many lenders may now require that loan documents must have a first payment date of October 1, 2010 in order to fund.  Check with your approved USDA Rural Housing lender and/or MLO for more details. 
There is a chance that the actual guarantee fee will be lower than 3.5%. If that occurs, the borrower will receive a principal reduction in the amount of the difference.  … (4 comments)

Last night Congress finally passed legislation to restore funding to the 502 single-family rural housing program.  Senator Michael Bennet (CO) and Reps.  Kanjorski (PA) and Capito (WV) championed this issue that has been working its way through Congress since March. 
The legislation will increase the guarantee fee for borrowers (but still allow it to be financed), which will make the program self-sufficient.  The legislation also increases the commitment authority so Rural Housing Service can formally guarantee loans (they had been providing conditional commitments).  We anticipate a notice from Rural Housing shortly after the President signs the bill.

"Mortgage Bonds continue to push up against formidable resistance at all-time highs for the 9th consecutive session but are off their best levels.
At 1:00pm ET, the Treasury will announce the results from today's $37B 5-Year Note auction. Yesterday's $38B in 2-Years was decent, but today's auction does have a longer maturity and the results could impact trading when released.
At 2:00pm ET, the Fed will release their Beige Book, which is a gathering of "anecdotal information on current economic conditions" by each Federal Reserve Bank in their district.

I PULLED UP RATES TODAY AND I CAN DO A 30 YEAR FIX CONVENTIONAL AT 4.25!!!  TALKING TO REALTORS THERE NOT MANY BUYERS OUT THERE TO TAKE ADVANTAGE OF THESE GREAT RATES AND LOW HOME PRICES.  EVERYONE SHOULD GET THE WORD OUT THAT NOW IS THE TIME TO MAKE A MOVE FOR THOSE 1ST TIME HOMEBUYERS OR IF YOU ARE RENTING.  YOU CAN BUY A HOME CHEAPER THAN RENTING AND WITH A TAX BENEFIT.   BEST OF LUCK TO ALL IN THIS CRAZY MARKET AND MAKE IT A GREAT DAY!
