Sometimes I fancy myself a consumer.  Aren't we all?  In those moments, I try not to think of things from a professional standpoint, nor a purely logical one.  Instead, I attempt to understand what I would think of things if I wasn't in this industry and wanted to buy a home... or already owned one and/or wanted to dabble into refinancing it.
I won't mention names because I'm not a fan of lawsuits.  Yet, I've seen subtlety directed commercials from Mortgage Companies "tied" to Government Programs.  I've seen rate sheets in the Sunday Paper that made me spit up blood.  … (22 comments)

Yesterday consisted of many phone calls with clients about an abundance of things.  One call and client stood out from the rest though.  That particular client is on the fence in wanting to lock their rate.  While they are well aware that rates can change daily and even hourly, they have their fingers crossed that rates will nudge down just a tad so the rate they receive can be the talking points at many a dinner party and business functions.

Understanding the specifics of Rehab Loans can be tricky.  Especially considering parameters and products often change.  If you get nothing from this post as a Prospective Investor, Seasoned Investor, or Real Estate Agent, I'll sum up the key to any Rehab transaction in my opinion.  Find the worst house in a decent neighborhood, that's probably going to be the ideal transaction for most Rehab Products.

That one sentence defines why I have fallen, very madly I should point out, in love with the Real Estate Industry.  I'll attempt to start at the end and end at the beginning.  But before that path is ventured, it should be pointed out that I have been lucky & persistent enough to learn much about this world in 31 years of breathing this thing called oxygen.  This is a world of Humanity, of Spirit, of Drama, and of Artificial Wealth.  Quite frankly, I love the cons just as much as I want to side with the pros.
