Wow!  Can you believe 2010 is half over?  June was quite active with real estate sales.  There were 72 closed sales for the month with 13 of those being REOs and also 6 short sales closed.   The tax credit seems to have had the desired effect of encouraging sales.  It remains to be seen if the trend continues now that the credit is gone.  Many sellers are coming to grips with the current market values and are pricing their properties competitively with REOs  so be sure to check out non REO properties too.

Kauai real estate seems to be picking up.  There are currently 177 properties in escrow, 31 LAND, 57 CONDOS, and 89 homes.  24 are bank owned, REO,  and 32 are shortsales.  60 properties sold in March, 11 were REO, and 5 were short sales.
With the deadline on 4/30/2010 fast approaching, there has been a lot of buyer activity and well priced properties are going under contract very quickly.

January was an active month as far as sales.  There were 52 sales total, 12 were REO properties.  This is a big increase over January 2009 when there were only 20 sales, so it looks as if things are starting to turn around for the Kauai market.

As 2009 draws to a close it's natural to look back at how the year passed.  Most everyone will agree that 2009 was a very tough economic year for nearly everyone.  Jobs have been lost, hours cut back, while things we pay for have increased.  Everyone has felt the stress of the economic decline this past year.
As we look forward to 2010 there is uncertainty but also anticipation that things will improve with the economy. 
December has been a fairly quiet month on the foreclosure front.  This is typical as lenders generally hold back foreclosing during the holidays.

 Well another month has rolled around!! Time sure seems to be moving faster and faster!
The market saw more sales in October-   total with 10 being foreclosed properties. (REO). 
Upcoming REO properties are continuing to increase, These are not listed yet, but have been foreclosed on by the banks.

Can you believe it's already the middle of August?  Where does the time go?  Before you know it, the $8,000 federal tax credit will be gone.  As of now, it is set to expire the end of November.  If you are a first time buyer, or someone who hasn't had an ownership interest in a home in the last 3 years, the closk is ticking.  You have to close escrow and have the property in your name by November 30th to get the tax credit.

 July sales were up again, which makes several months of increasing number of sales.  This is an indicator that we may be at or near the bottom of the market.  Only when prices are rising will we really have comfirmation of when the bottom WAS.
There does seem to be a lot more activity in the market, more offers, and more closings.   With the Federal tax credit for 1st time buyers set to expire November 2009, and the lower prices of homes right now, many 1st time buyers are jumping at the opportunity to get into a home now.
