Five Things To Bring To Your Real Estate Closing - 04/27/12 08:10 PM
Drivers license or other identification Lenders require, as does the federal government, that closing attorneys verify the identity of parties to a closing. Bring a valid government-issued ID such as a driver’s license, passport or military identification card. Some lenders may actually require two forms of official picture identification. Certified funds South Carolina law require that funds be immediately collected at closing and deposited before disbursement. This means that “good funds” must be provided, usually in the form of a certified or bank check. You may also wire funds to your closing attorney by making arrangements before your closing. Market Update - Spring Is Here - How's The Market Looking? - 04/26/12 07:50 PM
The spring season usually brings an increase in buying and selling to the real estate market, and housing experts are mostly optimistic that this spring will be even better than recent years. Some signs are already there: Housing inventories are declining, housing affordability is at record highs, rates on home loans are at all-time lows, and the job market is improving. Existing-home sales have been edging up in recent months, and for-sale housing inventories were at nearly 2.4 million units in December, reaching its lowest point since 2005, according to National Association of Realtors data. NAR’s Chief Economist Lawrence Yun says (3 comments)

Life at the End of a Chain I would like to talk a little bit about how folks become pet owners in the first place. More specifically, about the importance of how folks choose their pets in a pet store or other sales environment. This choice may be the most important one we make as potential pet owners, because it will impact every aspect of that animal’s life going forward. Let me elaborate.
There are untold thousands of pets who have safe and happy homes right now, because someone made an educated choice to bring that pet into an environment which (16 comments)

They are very caring with our animals and are always open so there is no bad time for an emergency! There are so many ways you can help animals in your community. The ASPCA is one of many great organizations that I support that are involved in the humane treatment of animals.. One of the ways you can help without having to do much more than send an email, is get involved sending letters (provided by the ASPCA and other organizations) to your state senators and representatives. They may it so simple.. for example click on any links in this post:Several great animal-related bills are pending in the South Carolina Legislature, but their progress has stalled lately and there are (6 comments)
While bank-owned homes are plentiful in many markets, they aren’t always easy for a buyer to get. Most foreclosures sell at bargain prices — sometimes at 35 percent discounts when compared to non-foreclosures. These ultra-low prices are attracting investors and all-cash offers, which makes it difficult for other buyers' bids to win out. So how can buyers beat the competition to get a foreclosure?

This is a photo I took this past Sunday evening while my husband and I were walking around downtown Anderson SC after we ate dinner at Mellow Mushroom. The chairs on the sidewalk ahead of us are the outside of the restaurant. Not the best photo in the world, but it was getting dark and I was using the night photo setting on my phone/camera.. It looks a lot lighter in the photo than it was..You can see that the street lamps are already on.. below is one just a few seconds earlier that was not using the night setting. (7 comments)

Do I Have To Pay Cash To Buy A Foreclosure Or Can I Get A Loan? - 04/17/12 06:15 PM
So, Do I get pre-approved for a regular mortgage? Or Am I Required to Pay Cash? A common misunderstanding among potential buyers is that unless they are prepared to pay cash on the spot, they cannot purchase a foreclosed home. This is simply not true. All loans are available just like any other home for sale. Also, some lenders offer special loan programs aimed at borrowers who intend to buy a foreclosed home.
Lender appraisals and inspections may sometimes make it difficult to obtain certain types of mortgages for a foreclosed home that has been damaged or (6 comments)

Does a seller have to tell a buyer of defects in the house? Or Is It Buyer Beware? - 04/14/12 02:23 PM
Many have heard the old saying “buyer beware” (translation of the latin caveat emptor), meaning that it is the responsibility of a home buyer to inspect and discover defects in the purchase of a home. This was the law in South Carolina until after World War II and has been in a constant state of change ever since. Today, a seller of a home in South Carolina must disclose defects or other conditions of the home to the buyer of which he/she has knowledge, especially if the defects are hidden and are not discoverable upon a reasonable inspection of the property. Failure to do (34 comments)

When selling your home is a priority, you need to realize that an ordinary home with ordinary features is not going to grab potential buyers’ attention. You need to go beyond ordinary and make your home irresistible to every homebuyer. Regardless of whether you have owned your home for one year or forty years, you will probably need to make some changes to attract people who are looking to buy a home. You probably loved your home when you bought it, so why shouldn’t you want to make people fall in love with it too? Naturally, you should! Here (8 comments)

The US housing crisis has claimed millions of victims. Unfortunately, many homeowners are losing their homes to the bank because either they think that a short sale will have the same financial effect as a foreclosure or they don't know their options. The good news is that homeowners don't have to navigate this process on their own. I am available for those who need my expertise to get back on the path to stability. Are You A Wackadoodle? - 04/05/12 05:58 PM
I love learning new words. It used to be something I would go out of my way for weekly. I wanted to learn a new word every week and how to use it. This past week, I found this word - wackadoodle. It means: An eccentric, ditsy, arcane, funny, person. Is generally a goodnatured and sympathetic person. Not to be confused with a "wackjob," who can be nasty,or violent. I really think this is a great word!! I should be able to find many uses for it.. And I seem to know a lot of wachadoodles! How about you, are you (7 comments)

Are You Ashamed Of Your Kitchen? - 04/03/12 04:54 PM
A kitchen can sell a house. A kitchen is the heart of a home. This is true all across the globe. The old saying that the 'stomach is the way to the heart' carries a lot of truth. Kitchens are where we spend much of our time and most of that is with our families. It's the room where we nourish our bodies and our spirits. Kitchens are integral to entertaining and in today's age of open floor plans, they're a focal piece of many family rooms. It's because of this that kitchens play such an important role in the buying (7 comments)
What happens when mortgage debt is canceled? - 04/02/12 05:59 PM
What happens when mortgage debt is canceled? The Mortgage Forgiveness Relief Act of 2007 was passed by Congress to help avoid additional financial hardship that some homeowners might experience due to a foreclosure or short sale. The law affects mortgage relief that occurs from January 1, 2007 to December 31, 2012. How does it help?? Well, normally, the IRS considers partial or total debt forgiven by a lender to be treated as ordinary income. ( isn't that just silly? ) This not only affects foreclosures but even short sales where only part of the debt is forgiven. There are exceptions that apply (6 comments)
