On December 19th, 2008, I decided to finally take ActiveRain seriously. I had tinkled tinkered around sporadically a few times before December, but had amassed a whopping 1000 points. I really knew nothing of the Wealth Of Information, The Potent Google Juice, the Opportunity for Referrals, and above all, I had no clue that there were some of the Greatest Human Beings I have ever (106 comments)
Dear Diary, My Passion is ... - 02/21/09 03:18 PM
I live for SMILES ! I like to do and say things which make people smile... ... and I love people who can make me smile ! With so many stressful encounters that seem to fill our lives every day, the one thing that keeps me going is the ability to find something to make me smile !
The easiest contributor for me is this guy !
...not a day goes by when this little guy doesn't give me multiple smiles !
Then there my clients ! Believe it or not, I am (89 comments)
I AM NOT THE GEICO GECKO !!!!!!!!! - 02/20/09 07:33 AM
Well, I certainly wasn't expecting to have to write a blog to clear this little issue up, but seeing as THREE PEOPLE have emailed me in the last 2 weeks to ask if I was the "Voice of the Geico Gecko", I feel compelled to set the record straight ! Indeed, the little green fella on TV IS from my neck of the woods - he is British like me - but it seems that a few members have watched my last 2 VLogs on here ( #1 & #2 ) and are insistent that I must be a part-time Realtor, and part (91 comments)
Well depending on your needs - Absolutely ! A single family home ? -- Possibly ! If not exactly at $200,000, then certainly at $250,000 ! Currently there are 17 single family homes listed at $200,000 or less, and there are 65 single family homes listed at $250,000 or less. Now clearly, the homes at this range will likely offer less in terms of home features, and almost certainly will need some repairs or improvements, but we havent seen this many homes available in Bergen County for $250,000 or less in years. Many of them may be Short Sale candidates - listings usually in (7 comments)
The difference in SOLD prices from last January to this January has dropped in line with market reductions in neighboring towns. The actual number of homes sold is almost identical for Jan 08 to Jan 09. But the major house value reduction across the board has made the (2 comments)
Bogota NJ Homes | January Activity Report - 02/20/09 07:32 AM
January '09 Activity SNAPSHOT - Bogota, NJ Homes Sold: 4 (January 2008 was only 3 Sold !) Sold Price Range: $270,000 - $485,000(January 2008 Range: $285,000 - $338,000) List Price Range: $299,000 - $499,000(January 2008 List Range: $329,000 - $390,000) Styles: 3 Colonial, 1x 2-Fam(January 2008 Styles: 2 Colonial, 1 Split Level) ~ NOTE:: Of the homes sold this January, 1 was Bank Owned (REO), and 1 was a Short Sale ~ Bogota sales are pretty steady, with low home sale totals that are traditionally slower. However, there was certainly a major house value reduction across the board - making the current list prices considerably lower - (0 comments)
Paramus NJ Homes | January Activity Report - 02/17/09 05:20 PM
January '09 Activity SNAPSHOT - Paramus, NJ Homes Sold: 8 (January 2008 also saw 8 Sold) Sold Price Range: $340,000 - $600,000(January 2008 Range: $421,000 - $1,260,000) List Price Range: $389,000 - $719,000(January 2008 List Range: $399,000 - $1,300,000) Styles: 1 Cape Cod, 1 Spl Lvl, 3 Ranch, 2 Colonial, 1 B/L(Jan '08: 3 Col, 1 S/L, 1 B/L, 1 2-Fam, 1 Ranch & 1 Manor)
Even with the downturn in sales across the country, Paramus has held pretty steady, selling the same number of homes in '09 as it did in '08. The major difference is in the list and sales prices, which have dropped significantly. As (2 comments)
Ridgefield Park NJ Homes | January Activity Report - 02/17/09 05:20 PM
January '09 Activity SNAPSHOT - Ridgefield Park, NJ Homes Sold: 3 (January 2008 saw 5 Sold) Sold Price Range: $290,000 - $375,000(January 2008 Range: $152,000 - $369,000) List Price Range: $320,000 - $499,000(January 2008 List Range: $160,000 - $434,000) Styles: 2 Colonial, 1 Townhouse(Jan 2008 Styles: 2 Colonial, 1 2-Fam, 1 co-op, 1 condo)
Homes sales are relatively similar in Ridgefield Park from 1 year ago, however, although the data suggests an increase in list price, same style homes in the town have actually seen a significant price reduction in line with the rest of the towns in Bergen County. This does make it more attractive for buyers looking to move (2 comments)
Thinking of selling this Spring ? -- NOW is the time to start the PREPARATION ! - 02/09/09 01:58 PM
If you are planning to put your home up for sale this upcoming Spring, don't be surprised if it creeps up on you, and that you find Spring is here before you know it !! It is already more than a week into February and the Groundhog has already seen his shadow - but these next six weeks will probably fly by, and you may find yourself faced with the less desirable scenario of being forced to RUSH your home onto the market, so that you don't miss the Spring Buying Season - the season which historically sees the most buyers out there looking for homes out of all times of (121 comments)
Maywood NJ Homes | January Activity Report - 02/06/09 03:00 PM
January '09 Activity SNAPSHOT - Maywood, NJ Homes Sold: 4 (January 2008 was only 3 Sold !) Sold Price Range: $300,000 - $340,000(January 2008 Range: $380,000 - $490,000) List Price Range: $325,000 - $439,000(January 2008 List Range: $449,000 - $529,000) Styles: 2 Cape Cod, 1 Split Level, & 1 Ranch(January 2008 Styles: 1 Colonial, 1 Split Level, 1 2-Fam) The difference in SOLD prices from last January to this January is significant. And although the large percentage drop from January sales is extreme, & not an exact indicator of ALL home value percentage drops for Maywood, there was certainly a major house value reduction across the board - making (13 comments)
2 POTENTIAL GAME-CHANGING STIMULUS AMENDMENTS !! URGENT CALL TO ACTION !! - 02/05/09 09:53 PM
OK, this post is very different from my usual posts. But there's a legitimate reason for that. If you havent yet heard of the proposed Lieberman/Isakson Amendment that is being pushed to our senate leaders to pass, then let me give you a heads up on what it stands for. This amendment would provide an increased Tax Credit to all home buyers at the rate of 10% of the sales price up to a limit of $15,000. The credit would be available for a one year period to all purchasers of primary residences. Last night, this recommendation was included in the Senate (39 comments)
