Flowers that will stay strong all Summer long!

Summer is just around the corner and temperatures are rising fast here in Arizona.... You may find it a bit tricky to keep your flowers blooming this summer no matter how often you water them, so before you stock up on spring time flowers for your home, be sure to do some research and find ones that will survive heat. Many plants will not be able to withstand direct sunlight in 110 degree weather and will eventually faint away in Sahara-like conditions. The good news is there are plenty of beautiful flowers that will thrive and sing happily all summer long. So without further do, here are several suggestions to add to your landscape that will be vibrant, conserve water and flourish in the soaring temperatures.

African Daisy
Plants originated in southern Africa. Arctotis species have lobed leaves that are rough, hairy or woolly. Their flower heads usually have a contrasting ring of color around their central eye. Come in a variety of colors: white, pink, orange, yellow, and red.

Butter Daisy
This annual grows from 8 to 24 inches (20 to 60 cm) tall, with equal spread, and produces abundant yellow daisy-like flowers. It does best in full sun and well-drained soil. It excels in the heat and dry conditions of the summer. Butter daisies are very easy to grow.

Cosmos Bipinnatus and C. Sulfureus

Comes in many flower colors such as Picotee, Red, White, Yellow, Gold, Crest Red, Candy Stripe, Pink, Dark Pink, and more. The are profuse bloomers and always covered in flowers. Cosmos thrives in climates like Texas, Arizona and Georgia.

Gazania

This bright trailing annual comes in a host of colors. Gazanias are tender perennials grown as an annual in harsher climates. The flowers close at night.

Vinca

Thrives in hot, dry or humid climates. Glossy green leaves cover a bushy plant 1 to 2 feet (.3 to .61 m) tall and as wide. Flowers in pure white, white with rose, blush pink, or bright rose. Flowers all summer long. Comes in both upright and prostrate forms.

Lantana
Lantana 'New Gold' loves 100-degree heat and needs little water, and blooms solidly through the summer.
Other lantana varieties such as Lantana camara hybrids are fast growing and are valued for a profuse show of color over a long season.
Comes in a wide variety of size and colors. Shrubby kinds are good for low hedges, or annuals in beds or containers. Spreading kinds are excellent ground covers.

Sunflower (Helianthus Annuus)
The familiar yellow giant, the sunflower, can grow to 10 feet (3 m) or taller and makes a striking backdrop. Other varieties are dwarf, only growing to 10 inches (25 cm) tall. Many varieties come in orange and reddish hues with single or double-fluffy flowers such as 'Teddy Bear

Ringing in the New Year

2013 is here! The fireworks have faded, the ball has dropped, and now it's time to think about what you want to accomplish this year. I plan on carrying many of the implementations I’ve used in 2012 [and previous years] into the New Year, as well as focusing my energy into new ideas for proven strategies as the market moves forward. I tried several new marketing strategies in 2012 and some of them took a little time to “take off”, but overall I am glad we ventured to do all these things so we can weed out and/or improve what didn’t work so well. I am excited to start this New Year with a fresh, positive attitude and I hope I have enough time to accomplish all the things I want to do!

Write it down- it’s been proven that writing one’s goals enhances achievement. So before launching into the New Year, set aside some time to write down exactly what you’re reaching for. Establish a business plan, set your goals, track progress and follow up with corrections along the way.

Systems in place- making sure you have the right transaction management systems in place is very important. Getting the properties in escrow is step one, but a smooth closing is the key to building lasting clients for the long haul. My goal is to have “raving fans” at the end of the transaction, which leads to…

Past clients- you can pour money and time into marketing, but in our industry the best business will always come from past clients. Reaching out to them on a monthly basis is essential for maintaining healthy relationships. I not only plan to send out our “new monthly marketing piece” featuring some of our new listings, but I will also be calling past clients on a quarterly basis. “Pick up the phone and call” is my new slogan for 2013. I tend to make lasting relationships with my clients and because [thankfully] I have so many, whenever I speak with them I always try to write down something particular about them. I want to connect with my past clients on a more personal level. Past clients will be my biggest focus for 2013 since they’ve always been an integral part of my business.

Continue farming- farming went well in 2012. We farmed out to 2500 homes in 2012 which resulted in 10 listings/sales for the year. We have two properties in pre-list status as well. Now that we’ve planted the seed, it’s important to keep going and root ourselves in the community. If you plan on farming, give it time... at least 12 months, and review results at that point.

Technology- as quickly as it moves, it’s crucial that agents keep up with technology in today’s ever-changing market. Become an early adopter; see what ways you can make the latest advancement work for you. We love Zillow, especially because potential clients tend to feel more comfortable when they can read about other people’s experiences with you. I’ve been asking my clients to give me a review every time we close on a property. So far, it’s been a great tool for us! We also blog often here on ActiveRain. I try to focus on stuff that my client’s will want to know about, rather than just posting about my own professional experiences. I think it’s definitely important to keep a good balance between the two. Of course we can’t forget our niche website and our team’s website.

Networking with Agents- continue to network with other agents through 2013. Networking can lead to flourishing relationships, as we closed over 20 transactions this year that came directly from agent referral.

As we prepare to launch into the New Year, let's take a look at the last month of 2012.

Between November 1 and December 1, 2011 we saw the number of active listings fall by 1.5%. This year they grew by 2.7% during November instead. This confirms what we would expect - that higher pricing is bringing out more sellers, particularly those who are no longer underwater and investors who want to lock in some profits.

Here are the basic ARMLS numbers for December 1, 2012 relative to December 1, 2011 for all areas & types:

Active Listings (excluding AWC): 18,122 versus 19,377 last year - down 6.5% - but up 7.0% from 16,939 last month
Active Listings (including AWC): 23,012 versus 26,655 last year - down 14% - but up 2.7% from 22,399 last month
Pending Listings: 9,170 versus 10,171 last year - down 9.8% - and down 6.3% from 9,785 last month
Monthly Sales: 6,718 versus 7,127 last year - down 5.7% - and down 7.4% from 7,255 last month
Monthly Average Sales Price per Sq. Ft.: $105.92 versus $83.50 last year - up 27% - and up 2.0% from last month
Monthly Median Sales Price: $155,000 versus $115,000 last year - up 35% - and up 3.3% from last month

The advance in pricing is strong, but is accompanied by a rise in supply and a weakening in demand. Both of these are working together to lessen the upward pricing pressure. That pressure still exists for the market as a whole but each month that goes by is releasing some of that pressure. This means we stand a reasonable chance of going back to a normal balanced overall market with fairly stable pricing in the not too distant future.

Freddie Mac Makes Predictions for the New Year

The housing market will continue to rise into 2013, according to Freddie Mac’s economist. Projecting property prices to increase between 2-3% in the New Year. The latest outlook also predicts long term mortgage rates to remain near their record lows for the first half of the year and gradually ascend into the second half of 2013. Though the rates should still remain below 4 percent, keeping home affordability low.

Outlook Highlights

Household formation should step up further to a net 1.20 to 1.25 million household increase in 2013 with housing starts up around the 1 million annualized pace by the fourth quarter.
Vacancy rates for both apartments and the single-family for-sale market could bring aggregate vacancy rates down to 2002-2003 levels as household formation outpaces new construction.
While the refinance boom will continue into early 2013, it will be less compared to 2012 so look for single-family mortgage originations to decline by 15 percent, conversely, expect multifamily lending to rise approximately 5 percent.

"The last few months have brought a spate of favorable news on the U.S. housing market with construction up, more home sales, and home-value growth turning positive," said Freddie Mac chief economist Frank Nothaft. "This has been a big change from a year ago, when some analysts worried that the looming 'shadow inventory' would keep the housing sector mired in an economic depression."

"Instead, the housing market is healing, is contributing positively to GDP and is returning to its traditional role of supporting the economic recovery." Nothaft added.

Making Change: FHA Mortgage

Major changes are in place for FHA’s mortgage insurance guidelines. As of November 16^ththe FHA announced, in their Annual Report to Congress, an increase in the cost of their monthly mortgage insurance as well as a change denying policy holders to switch their insurance (unless the borrower refinances out of the FHA loan). So not only are they raising the price of the insurance premium, they’re locking homeowners into the premium for the life of the loan.

The unfavorable changes appear to be triggered by HUD’s fear that FHA's mortgage insurance fund is in jeopardy. These alterations are obviously an effort by HUD to beef up the fund. The first change will increase the buyer’s monthly FHA mortgage insurance payment by 10 basis points. For example, insurance on a $200,000 loan would result in paying $17 more per month. The second change in policy eliminates the option of canceling FHA mortgage insurance. The impact of this all depends on the buyer’s ability to refinance out of their FHA loan. As long the homeowner meets the requirements for a conventional loan they’ll likely have the option to cancel monthly mortgage insurance. Evictions on hold for the holidays

Fannie Mae and Freddie Mac announced Monday, December 3rd 2012, that the agency will delay evictions on foreclosures. The moratorium will allow families to remain in their foreclosed homes through the holiday period.

Fannie Mae's moratorium applies to single-family and 2-4 unit properties, effective December 19, 2012 through Jan 2, 2013. Freddie Mac's begins December 17 and concludes January 2.

Distressed homeowners affected by the wrath of Hurricane Sandy will also find relief in a 90 day eviction suspension announced by Freddie Mac.
