I am not sure how customary it is in your market to utilize the full 6%. In most cases 3% seems to be ok unless needing to buy the rate down with points. I also find that most properties are negotiated to where if you add more than the 3% it becomes an appraisal issue. But thats just what is happening over on the east coast....feel free to comment!
