In Oklahoma, the total number of sales is down 18.2% but the average cost of a home has increased by 2%. Check out these statistics from www.OklahomaREALTORS.com :
The average cost of a home in Oklahoma has increased by 2 percent compared to the fourth quarter of 2007. In the fourth quarter of 2008 the average cost of a home sold was $146,015 compared to $142,960 in the fourth quarter of 2007. Statewide, 9,420 homes were sold in the fourth quarter of 2008. This is 18.2 percent less than the number of homes sold in the fourth quarter of 2007 in which 11,518 homes were sold in the state.

Qualified applicants can receive up to 6%/$6,000 towards down payment, closing costs, pre-paids, etc.
1. For more information call the number above and stop by their office to pick up a packet.
2. If qualified and your application is complete, call to schedule your intake appointment.
3. Find your home and get a good contract on it, or you might already have a contract on your home. Your REALTOR will send them a copy of your contract.
4. They will conduct their own inspection of the property and process your application.
5. Attend their Home-buyer Education Class
6. Within 2 hours before your closing appointment, pick up your check (payable to your title company) and take it to your closing appointment!
It's a fabulous program, but the money will run out soon so don't delay!

Direct mail marketing is somewhat of a mystery to me. I've never found a piece that produces results, and I'm on a mission to do just that. Are our peeps just too worn out on junk mail and junk email and information overload from everything they are bombarded with each day by mail, email, tv, radio, etc? I would love to find a way to change it up a bit and make it stand out from the crowd of junk they are getting. I've learned a lot from Michael Russer about target marketing, so I know that is important when designing a marketing piece and message. I would love to get some feedback on what type of direct mail marketing pieces produce results for you all out there, ie a certain type of postcard, newsletter, mail service, etc. I have tried many things and haven't gotten much return on investment from them other than staying in front of my sphere and target market. But I would love to find a great marketing message that makes the phone ring or drives prospects and clients to my website. I've never gotten a good response from Just Listed or Just Sold cards or flyers or Free Home Valuation cards. I've tried the Home By Design Magazine, which was expensive and no results that I can measure from it, although some people were impressed with it. I think they like the refrigerator magnet/calendars I send out each year for Christmas. This has probably been the bane of my real estate career, trying to figure out what to mail out each month, each year. If you've used something that worked well for you, maybe you could share that with me?!
