      <description>&lt;p style="text-align: justify;"&gt;We decided that we need to do a better job of keeping track of down payment assistance money available in our Oklahoma City Metro Area, so we did some research yesterday.&amp;nbsp; We organized all of our contact persons for each program and contacted each of them for an update on their funds availability and when they expect to receive more funds.&amp;nbsp; They all very graciously answered my email request within the same day!&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;We created a page on our website that provides the &lt;strong&gt;details, information and links&lt;/strong&gt;: &amp;nbsp; www.GroovyEdmond.com/DownPaymentAssistancePrograms, and &lt;strong&gt;we will keep it updated regularly on funds availability.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;We were so excited to find out that there are two programs that currently have money available, and next week one of them will have even more money available in more programs!&amp;nbsp; It is so very important to many of our clients and to all of the people who want to own a home in our area but don't have enough cash for the down payment and closing costs.&amp;nbsp; &lt;strong&gt;If you dream of owning a home, we are committed to helping you make that dream come true! &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;The &lt;strong&gt;Oklahoma Housing Finance Agency's 1st Gold program &lt;/strong&gt;has money available for the entire state of Oklahoma.&amp;nbsp; Next week their new bond will further fund the 1st Gold program as well as their program for teachers, firefighter's and police officers!&amp;nbsp; The interest rate is 5.65% and they help qualified buyers with 3.5% down payment assistance:&lt;/p&gt;

This is 18.2 percent less than the number of homes sold in the fourth quarter of 2007 in which 11,518 homes were sold in the state.&lt;/p&gt;

      <title>Direct Mail Marketing</title>
      <description>&lt;p&gt;Direct mail marketing is&amp;nbsp;somewhat of a mystery to me.&amp;nbsp; I've never found a piece that produces results, and I'm on a mission to do just that.&amp;nbsp; Are our peeps just too worn out on junk mail and junk email and information overload from everything they are bombarded with each day by mail, email,&amp;nbsp;tv, radio, etc?&amp;nbsp; I would love to find a way to change it up a bit and make it stand out from the&amp;nbsp;crowd of junk they are getting.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I've learned a lot from Michael Russer about target marketing, so I know that is important when designing a marketing piece and message.&amp;nbsp; &amp;nbsp;&lt;/p&gt;&lt;p&gt;I would love to get some feedback on what type of direct mail marketing pieces produce results for you all out there, ie a certain type of postcard, newsletter, mail service, etc.&amp;nbsp; I have tried many things and haven't gotten much return on investment from them other than staying in front of my sphere and target market.&amp;nbsp; But I would love to find a great marketing message that makes the phone ring or drives prospects and clients&amp;nbsp;to my website.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I've never gotten a good response from Just Listed or Just Sold cards or flyers or Free Home Valuation cards.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I've tried the Home By Design Magazine, which was expensive and no results that I can measure from it, although some people were impressed with it.&lt;/p&gt;&lt;p&gt;I think they like the refrigerator magnet/calendars I send out each year for Christmas.&amp;nbsp; &lt;/p&gt;&lt;p&gt;This has probably been the bane of my real estate career, trying to figure out what to mail out each month, each year.&amp;nbsp; If you've used something that worked well for you, maybe you could share that with me?!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>I Love Selling Real Estate</title>
      <description>&lt;p&gt;I can't believe it is already going to be May in just a few days; the time really does fly by fast when you are having fun!&amp;nbsp; I love selling real estate because it is always a great challenge for me, and I never get bored at all.&amp;nbsp; Everything is constantly changing, and I love the challenge of keeping up with it all.&amp;nbsp; I feel like I'm juggling dozens of bowling balls 24/7 and I'm actually successful at it but could be a lot better so I love the challenge of making my business better and better.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;We just learned how to use our new MLS Tempo 5 software, Safe MLS Token, Realist, &amp;amp; Transaction Desk.&amp;nbsp; I just attended the class that taught us about the new contracts that are available from OREC.&amp;nbsp; I'm currently learning how to enhance my website's SEO and "stickyness".&amp;nbsp; I'm also working on improving my business systems to make them&amp;nbsp;more efficient and effective.&amp;nbsp; I've really enjoyed being a part of Michael Russer's Coaching&amp;nbsp;program and highly recommend it.&amp;nbsp; I also highly recommend the CRS designation and courses; they are extraordinary.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I'm constantly looking for new technologies and techniques and products that will enhance my business; my oh my don't we get bombarded with these?&amp;nbsp;&amp;nbsp;A new REALTOR&amp;nbsp;could&amp;nbsp;quickly and easily become bankrupt without some navigational guidance&amp;nbsp;through the sea of costly products and services&amp;nbsp;that are marketed to us daily.&amp;nbsp; That in and of itself is a constant and challenging aspect of what we do.&lt;/p&gt;&lt;p&gt;I love the opportunity to mentor less experienced REALTOR'S, and relish the knowledge I gain from those more experienced than me.&amp;nbsp; We will never run out of things to learn in this business, and a "job" just doesn't get any better than that!&amp;nbsp; We have a lot of super professional and talented people in this business and I am proud to be one of them.&amp;nbsp; I do think we need to tighten up the requirements for entrance&amp;nbsp;into the business and participation in the business&amp;nbsp;so that we can enhance and maintain a very high level of professionalism.&amp;nbsp; &lt;/p&gt;&lt;p&gt;There is no way I could ever go back to working an 8-5 corporate job; I would be bored and probably unemployable now because I'm too accustomed to doing things creatively and independently "my way" and I wouldn't do well with having to follow the "corporate way"!&amp;nbsp; &lt;/p&gt;&lt;p&gt;I love selling real estate and wouldn't trade it for anything other than maybe retirement on a Caribbean Beach with a constant supply of Mojito's,&amp;nbsp;island music, tank tops, Bermuda shorts,&amp;nbsp;flip flops, and of course, my dear husband!&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Warm Regards,&lt;/p&gt;&lt;p&gt;Sherine Price CRS, GRI&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
