The Hobby Realtors To Dwindle In 2009; Market Veterans Shift Focus

From 2000 to 2005, the number of licensed real estate agents in the U.S. climbed from 700,000 to 1.3 million.

"There was a statistic recently from the National Association of Realtors that said by 2009, that number is expected to dwindle to the 900,000s," noted Sherry Wilson, owner of Sherry Wilson & Company, a part of RE/MAX, during a recent interview. Wilson's business serves Loudoun County and the surrounding 50 miles.

Most of the agents who entered the industry during the real estate boom over the past couple of years have not experienced a cyclical slowdown in the market and certainly not the challenging economic conditions resulting from the subprime lending collapse and the nationwide credit crunch.

"If you did not see this coming, or were not prepared for it, it will be very difficult to sustain a decent profit margin. I think that the agents that persevere in this market will come out on the other side, stronger than ever," says Wilson, a survivor of Northern Virginia's last major real estate recession in the early 1990s.

In Virginia, there are currently 45,000 active real estate agents. "That equates to only about one and a quarter sales per agent," Wilson said. "Year to date there were more than 56,000 units sold."

Wilson's 11-agent office sells about 20 per month, she said.

Different Credit Climate

The credit crunch is a new challenge for real estate agents. In the 1970s and 80s, buyers faced high interest rates. In the early 1990s, the real estate market was hard hit by a national recession. The recent boom was fueled by equity growth resulting from fast-climbing property values. Less stringent loan qualifications standards and the growth of loans without down payments or principal payment requirements were common-conditions that both permitted families to overextend their budgets and promoted real estate as a short-term investment option.

Matthew Custer, Listing/Buyer Specialist for RE/MAX, said the climate has started to swing back to what it was in decades past, as confidence has been stripped away.

"Now you have to have wonderful credit," Custer said. "The lenders are being careful, which is a big difference from past business cycles. The mortgage industry has provided different equity options. Interest rates need to be stable. With the stock market jumping up and down, it scares some people."

With decreasing equity, buyers find it more difficult to "buy up" into their next home. "People cannot make the move up, into the $500,000 plus price range [which represents a large part of the inventory]. We need to work through that inventory before we can stabilize and grow again. As long as inventory remains proportionately high, prices will continue to decline," Custer said.

Coming Out Stronger

Although rumors have circulated that Wilson may leave the area and move with her new husband to Florida, Wilson said that couldn't be further from the truth. She does admit having less involvement in the hands-on real estate part of her business these days, and assuming a more big-picture management role. She also travels around the country to give speeches on how to build a real estate business that carries the cohesiveness that Sherry Wilson & Co. offers its employees.

"I can't imagine giving up a business that is flourishing," Wilson said. "I've made my team my family. [competing] agents would love to see it happen, but too bad, it's not happening."

Wilson predicts that her company will be stronger and more cohesive because of the changes taking place in the market.

"The creative and unique ideas that have come from my team because of the changing market have been very effective. By pulling together and evolving with the market, they have managed to keep this business alive, and I have no doubt that the momentum generated will propel them forward to achieve their team and personal growth goals in the future."

The market has returned to "a professional's market," Wilson said.

"The Realtors who were simply hobbyists, or doing this part time for friends and family are getting out of the business. This is not a bad thing as buyers and sellers now have a more professional base to select a Realtor from."

In the spring and summer of 2007, Wilson and her team started to see some stability in the number of sales and amount of inventory.

"Even though inventory was very high, it stayed around 3,700 active homes on the market for five months," Wilson said. "We did not see the huge increases each month that we saw in 2006."

Home sales in Loudoun also remained consistent for six months of the year, hovering in the $400,000s, she added.

"We've seen a big drop countywide, the past two months, only 304 homes sold in October, and expect it will stay that way through the winter. If no additional homes were to go on the market in Loudoun, we currently have one year of inventory on the market. We need to work through that inventory before we can stabilize and begin to grow again. As long as inventory remains proportionately high to the number of sales, prices will continue to decline."

Changes

Population growth, which equates to housing needs, has been the single largest change in Loudoun County in the past decade.

"People and families flocked to Loudoun County," Wilson said. "Loudoun County experienced significant growth in a very short period of time. Developers and builders scrambled to take advantage of the opportunity to meet the growth needs."

Median home prices jumped from $273,000 in January of 2003 to a peak of $509,950 in December of 2005. Equity increases fueled continued upward moves by the homeowners.

However, the summer of 2005 began the market correction. Available active sales on the Multiple Listing Service went above 2,000 units and continued to increase until a peak of more than 4,900 in June 2006. Median prices have been falling since and are now back in the range of 2004 median prices.

"To sum up the residential market in the past five years: tremendous growth with a sharp peak and a major market correction," Wilson said. "2005 to 2006 would be a wake up call for sellers, and a huge adjustment period of paradigm shift."

Sellers had to understand that they could no longer get the price they expected in previous years, Wilson said. Sellers had to become realistic with respect to pricing their homes. The day of escalation clauses and competing contracts was about to end.

"This was a significant change in the residential market in a relatively short period of time," Wilson said.

Culture: What Makes Loudoun Different

"Loudoun is a very transient area with Dulles Airport at its heart," Wilson said.

"Loudoun's growth has been quick compared to other areas in Northern Virginia, due to the influx of technology-related companies. As these companies succeed, thousands may transplant here from other states creating a tidal wave of buyers."

As companies move or go out of business, the opposite happens in that an exodus brings a flood of listings on to the market in a short period of time.

"This volatile trend has aided in the sharp growth spike that shot housing prices up to a record high," Wilson said.

"I would expect to see the Loudoun County housing market level off, and continue to grow at a more steady pace over the next 20 years," Wilson said. "Markets that experience this kind of sharp growth traditionally have problems in the long run. Markets that experience slow steady growth can sustain, even when other neighboring markets are suffering."

Loudoun County will continue to grow if it continues to be a desirable place to live, Wilson said.

"It is important for our leaders to guide the county in the right direction to maintain the qualities of Loudoun that have attracted people to this county.

Responsible solutions to transportation, planning and housing will allow for our county to remain a fantastic place to live. The real estate market will depend on and react to the direction of our growth and the quality of life Loudoun offers."

Getting Started

Today, Wilson operates one of the county's largest and most visible real estate businesses. Sherry Wilson & Co has changed significantly from when Wilson first began selling 24 years ago as an independent agent and won rookie of the year. Her staff describes her as focused on her clients, responsiveness and keen at negotiation.

Her business has received top awards for RE/MAX for the region (DC, VA, WV, and MD) for the past nine years. Internationally, Wilson has been recognized by REMAX for the past eight years for top rankings among 140,000 organizations.

Wilson grew the team 10 years ago to provide her clients even better service with the systems that she developed herself.

"By training, continuously learning, and keeping great talented team members, the business has flourished," Wilson said.

Wilson moved to Loudoun County for the quality of life in 1977. After working as an elementary school teacher in DC public schools and then at Simpson Middle School in Leesburg, she decided to try real estate.

"I fell in love with Loudoun," she recalled. "In 1984, I got my real estate license. It just was magic for me. It was never a job for me. I couldn't wait to get out of school and help people with real estate. There are a lot of Realtors out there but I could see how to negotiate. When people talked to me about what they wanted I could find it for them."

In 2000, she opened her own RE/MAX office in Purcellville and is the broker owner as well as team leader for the Sherry Wilson Team.

She is most proud of the growth of her team.

"They never fail to pull together for the good of our clients in providing the best information and services possible to assist them in reaching their goals," Wilson said. "We take great pride in the positive impact we have in the lives of our clients."

One secret to success: she allows her staff to own aspects of the business as if it were their own.

"If I try to do everything myself, my service becomes diluted and has less impact," she said. "If I hire talented specialists and empower them with the ability to do their very best, I provide a higher level of service to all my clients."

Wilson said less business always means less profits, so her business has felt the effects of the slowing market. However, she has not reduced quality or quantity in her staff, her marketing or advertising.

"I haven't stopped speaking at conventions," she said. "Even though it costs money to be world known. I haven't stopped anything or reduced even though there are less profits."

Sherry has decided to reward our team with a cruise...again! Even though it was a tough year, the Sherry Wilson Team pulled together and held the lines. Our final numbers were down from previous years, but comparatively, we really did more business than we expected. This market has been a real eye-opener for our team, and we have had to frequently adapt and make tough changes to stay on track with our goals.

A message from Sherry about 2007:

I decided that I wanted to experience the fulfillment and joy I received from teaching, but on a different level. I wanted to take my ability to educate and help people to realize their dream of homeownership, and in the process, build relationships that would last longer than the lifespan of a real estate transaction. I began in 1984 doing a few transactions and immediately realized that this business is not about money, but about developing relationships. I needed to make sure that my clients were being satisfied in the same manner that I insisted on personally. I found that through teaching, mentoring, encouragement and loyalty, building a strong team was very possible.

Consistency is the key. I know that doing a few things consistently increases my odds of success. Training, mentoring, branding, listing advertisements and client appreciation are critical to my teams ability to experience personal growth and to function as a well oiled machine. My team is like my family. I treat them with respect, honor and would do anything for them. I treat them the same way I want clients treated. And it shows. Many of my team members have been with me for a long time, as well as my clients. I expect a lot from my team and they expect a lot from me. Operation Pinecone - Packing Party Success!

On Tuesday, Nancy Sabella from the Sherry Wilson Team attended a packing party to help prepare items collected for the troops, to be shipped over seas. We would like to thank Nancy and all the volunteers that attended, in a valiant effort to give our support and love to our troops in harms way!

Hi Everyone!

Hope you are all having a good day.

First I wanted to again say thank you to all of you who have made donations. Especially all the donors from the Hill School in Middleburg who recently did a holiday drive for O.P. and brought numerous bins full of goodies and gifts over for our packages.

Also I want to thank those who brought donations and came to help out at the packing party Tues. night in Leesburg. It was great and we filled over 300 gift bags for the troops as well as wrapped many gifts and boxed up many gift boxes of toiletries to be shared.

We also enjoyed a fabulous dinner provided by Moe's Southwest Grillof Leesburg. THANK YOU MOE'S!! (That was the only food I had that day :-)

We have another packing/wrapping party coming up tomorrow for anyone interested. It's at Moe's in Ashburn on Waxpool Rd, just west of the Loudoun County Parkway intersection.

We'd love to have more people come out and help pack and wrap all the wonderful donations coming in at all the collection boxes at the 10 Moe's Restaurants that are partnering with us, plus our own collections boxes. There are never enough donations for all those troops. Considering we had 35 camps and I just received contacts at 6 more camps in Afghanistan that are far out and don't even have a PX, we'd love it if you could spread the word to everyone that you know to add our cause to their holiday giving. If they don't have time to shop, we'll shop for them!

There are two more packing parties on the schedule for Dec. 8th and 15th as well. These are at other Moe's Restaurants in Alexandria and Chantilly respectively.

I'm also having people to my house to do more packing this Sunday from 1:00-4:00. No RSVP required..just show up.

Operation Pinecone Update - News from afar

Hi Everyone! Hope you all had a nice Thanksgiving. Just a brief update then a brief description of some Thanksgiving festivities in northern Iraq from one of our contacts who runs a Morale Recreation and Welfare center.

UPDATE:

Thank you to everyone who participated in sending text messages to the "troops". The final count from DOD's America Supports You program that sponsored the event was over 130,000 text messages received by the troops!!
Yes! I am still opening my house today from 1:00-4:00pm for anyone who would like to come over to help inventory, sort prep and pack. Call or write if you need directions, 703-327-6628

Operation Pinecone.......Thanksgiving in Iraq

For Thanksgiving we had a luau...with Thanksgiving being of course, such a traditional family holiday, we wanted to steer away from that little fact with a twist.

I have held these 3 times now in this country. Just as before, it was a great success and the soldiers seemed to have a great time. Walking around smiling and laughing at each other with Hawaiian hats, and lei's on.

We played some goofy games that made all laugh and smile. Plus we had a ton of candy, (thks Dayna), and of course plenty of beer...ok...fake beer. But even that was all drunk up by the end of the night.

A couple of times I ran into a soldier who seemed kinda down. I could tell. By answering some of my "tell" questions wrong. Questions or things that I always ask or say that prompts certain responses. Plus body language. It's really not hard to tell using these techniques within a couple minutes how someone is doing, even when they are trying to hide it.

Well, I got one soldier I spotted that seemed down in the dumps to walk outside where could have a smoke and talk.

After continuing to avoid my questions. He finally told me he was bummed because he hadn't had a Thanksgiving yet with his 2yr old. Plus he may even miss next year's with this 15 month extention.

I told him yeah it sucks, but told him he has got to focus on what good is coming after this is done. Not the sadness of this moment. "Do what you can to keep yourself safe here to get back to your family and focus on the good that is coming for you. Because it will come.

I told him of a story I heard awhile back. In Italy, many, many years ago they built a bridge to connect Venice to Vienna for the train to come...they built this bridge long before a train ever even existed to travel on the bridge...but they built it anyway.

Because they knew...they knew one day...the train would come...and one day, many years later, it did. I told him to keep the faith and do what you can to prepare...and one day...your train will come...

He smiled and said that was a good story. He told me thanks for letting him vent, and back inside we went.

Time to count our blessings

The real estate industry was not at its best this year, but that doesn't mean everything is looking gloomy. Sometimes we tend to look more on the bad side of things even if there are so many things that we should be thankful for.

One great example of someone who managed to look past the current real estate slowdown is Tom Kunz. Due to the weakening home prices, he lost around $200,000. His home is worth 15% less than the cash offer he received back in 2004. However, he is still happy. He is focusing more on the gain rather than his losses. He still made a $700,000 profit since he bought the house in 1998 for $340,000.

Not everyone can be as lucky as Tom Kunz, but we can all have the same mindset. If you're having a tough time right now, take a break. Count your blessings more than your misfortunes. Look ahead and think of the positive things you can do in the future. Everyone had their on share of bad days but I'm sure we've all had some good times too.

This Thanksgiving Day, we should be literally "giving thanks" not only for the material blessing we received, but also for the wonderful things that happened in our lives. This includes the important lessons we have learned from our misfortunes. Most of all don't forget to give thanks for all the people who made a difference in your lives, from your family, friends, associates and most especially our troops.

Virginia: one of the 10 best states to start a business

A lot of states have been getting some sort of bad publicity due to the rising mortgage woes. However, Virginia is one of the few states that continue to get good reviews. Recently, it was named by CNNMoney.com as one of the best states for starting a business.

This was supported in a statement made by Karen Kerrigan, President and CEO of the Small Business and Entrepreneurship Council. She mentioned that "Virginia is a terrific state to do business".

Here are some of the positive attributes of Virginia that she mentioned:

Geographical proximity to the federal government.
Highly educated household
High-income household
Great policy climate

Meanwhile, she pointed out the transportation infrastructure in Northern Virginia as one of the key areas that needs to be developed to keep pace with the state's growth. Northern Virginia is one fastest growing suburbs in Virginia. It is where most of the tech companies are based.

Thus, don't let any market downturn affect your real estate buying decisions. Look into the future growth of the area you are buying. Real estate is still one of the best long-term investments. If you're looking to buy now, Virginia is one of the key states to consider.

Foreclosure rates continue to rise

Foreclosure rates continue to rise

According to RealtyTrac; a website that logs foreclosure filings, foreclosure rates continued to rise in most of the top 100 largest metropolitan areas of the country.

The effects of foreclosure have spread beyond the delinquent borrower. The losses had a chain reaction from the defaulting borrower, to the lender and the investors. The foreclosure process costs the lenders thousands in losses through legal fees and taxes due until the property is sold. Not to mention the lost equity when the house is priced to sell in a weak market. This month alone a lot of the major financial institutions such as Citigroup, Bank of America, Morgan Stanley and Merrill Lynch reported billions in losses on investments backed by mortgages. On a wider scale, even those who did not default in their payment were affected. Foreclosure raises the risk of fire, vandalism, theft and other crimes not only in the vacant foreclosed homes but in the surrounding houses, streets and neighborhoods. Here is an article that discussed how the mortgage meltdown sparked a crime wave in one of the areas hardest hit by foreclosure.

To add, the increase in inventories of houses for sale together with the typically lower than market value sale price of foreclosures weakens the local housing markets. It pulls down the value of other nearby homes and sometimes the whole neighborhood. Buying a foreclosed property in an area known for a lot of foreclosures doesn't leave much room for capital growth, if an investor is planning to flip it. You can read more about people cashing in foreclosures, from people making a killing in expensive seminar fees to those people who are actually buying foreclosed properties here.

Remember, although there's a lot of opportunities available in foreclosed properties, it does not apply to all foreclosures. Do your own research. Check the foreclosure statistics in the area. How did the foreclosures in the area affect the neighborhood? Did it increase the crime rate in the area? Are there any developments or job growth that can affect the area's future capital growth potential? Be aware of any indicators that can further dampen the house prices and look out for genuine bargains that can be a potential gold mine.

Text message the Troops for Thanksgiving!

Local Craft Fair benefits Troops!

One of our agents, Crystal Pruitt, recently took part in organizing a craft fair event to benefit the troops of Virginia National Guard's Woodstock Company B of the 3rd Battalion, 116th Infantry. The event was a great success. The money brought in will go toward shipping of future care packages as well as the home coming ceremony for the troops! We are all very proud of Crystal for her involvement in this great cause! Below is an article about the event.

Craft fair held to support local Guard unit

WOODSTOCK - Visitors to the John O. Marsh Armory on Saturday could Christmas shop pick up items for themselves, and eat sweet treats, all while supporting National Guard members in Iraq.

A daylong craft fair and bake sale benefited the soldiers of the Virginia National Guard's Woodstock Company B of the 3rd Battalion, 116th Infantry.

After it was reported in late October that five pallets of material, including toiletries, clothes and food, had been donated by shoppers at the Winchester Costco, but that about $2,000 was needed to ship it, guard supporters responded, and half the shipment was sent about two weeks ago, said Crystal Pruitt, co-leader of the soldier care group, a subsidiary of the Family Readiness Group.

She expects the remaining 23 boxes to be sent on Tuesday.

"We've just had overwhelming support from the community," said Pruitt, whose husband, SPC Thomas Pruitt Jr., remains at their Winchester home after being injured in training. "We just took phone call after phone call. It's very heartwarming to see people come out and support."

Those who stopped by the armory for Saturday's craft show were also stuffing money into a container beside a photo of the unit and a computer showing a slideshow of the troops from the day they deployed.

"People are really getting into why we're here," Pruitt said. "Today's helping to also go to the coming home ceremony."

Jane Lehew, whose husband, 1st Sgt. Roy Lehew, was deployed to Afghanistan before the Iraq mission, worked on the craft show with Pruitt.

Crafters, who were selling everything from carpetbags to Christmas wreaths, quilts and knives, paid $10 per table, Lehew said. Several, such as Adrienne Blum, of Earlysville, donated items to be sold. Blum sent boxes of handmade enamel switch plates.

"We're going to do this again in May," Lehew said. "We're still looking for donations to help with the homecoming."

Additionally, businesses can donate items to be raffled, she said.

A pair of Winchester entrepreneurs were at the show trying to drum up interest in their Internet businesses. Jamaine Cain, of Cain Inc., sells jewelry, skin care products, cleaners and baby items on his Web site. Barnabas McFarland, who owns BTM Inc., sells health foods and supplements. "I'm in the Army Reserve myself, so anything I can do to help out. " Cain said. "I have a couple friends out of the Winchester unit. They're in Kuwait now."
