If anyone would like to share some info it would be helpful to everyone when discussing the market with clients.  I am sure we all agree that reality is not always portrayed in the media.

I have been hearing from other agents that it is busy but buyers are reluctant to put in offers even when they feel they are low.

I just closed something a few weeks ago that was priced average and sold with multiple offers.

With the multitude of vendors providing tools to manage your contacts and clients I was wondering how many of you use those tools.  What are your preferences and what they provide that you find useful.  Do you prefer web based or PC based?

I see that there are some that provide web based use and others that load only on your PC/Laptop.

I've been advertising all of my open house events in the local newspapers.  I always ask the attendees how they heard of the open house and I would have to say that about 80% say that they saw the road signs.  10% come from the Internet and a few are driven by the ad.

I would have to say the numbers are pretty similar with respect to buyer calls.

It seems that print advertising is not the best method for advertising.

Does anyone have similar thoughts?

My office recently decided to stop paying for specific zip codes on realtor.com.  These zip codes allow the holder to list homes that will appear on the left side "Featured Homes" section of the pages when RDC displays listings.

The cost of a zip code is in the thousands per year depending on area.  My question is: does anyone have experience with featured homes and the return on such an investment?

Our listings used to appear in a cycle here.  It is a good selling point to a client but do they or we get any real benefit?

I've heard folklore that back in the day, being a green realtor meant that you made a lot of money in the real estate field.  Now it means something different.

I've been looking into the "green" market.  Has anyone had eny experience with organizations that offer training with respect to being a "green" realtor?

There is a much greater benefit to this than just capturing some new markets and I would like to follow up.

If anyone can share their experiences or have some ideas it would be great.
