There are 10 things that you should do, as a home owner, to get your home ready. &lt;br&gt;

According to Elizabeth Weintraub at About.com, in 7-10 days you can accomplish this basic "to do" list.&lt;br&gt;

&lt;b&gt;Disassociate Yourself With Your Home&lt;/b&gt;. It will be hard, but let your emotions go, and really prepare yourself that one day, this home will not be yours.  Envision yourself handing keys over to the new owners, and seeing the happiness on their faces.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;De-Personalize&lt;/b&gt;. Be sure to pack family photos, small decorative items, and the collection of thimbles that you've accumulated over the past 20 years. &amp;nbsp;Often times, buyers will become distracted by those items and will wonder "who lives here? &amp;nbsp;What are they like?", instead of focusing on picturing themselves living in the home and how &lt;i&gt;they&lt;/i&gt; will decorate it. &amp;nbsp;You want to allow the buyer to think "I can see myself living here!"&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;De-Clutter! &lt;/b&gt;&amp;nbsp;Make sure that your living space looks clean by removing books from bookcases, keeping all countertops clean, and packing knickknacks.&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;Rearrange Bedroom Closets and Kitchen Cabinets.&lt;/b&gt;&amp;nbsp; Buyers love to open closets and cabinets and see what's inside. &amp;nbsp;Please take the time to make sure they are organized so there isn't a waterfall of items when a buyer opens your bedroom closet door.&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;Rent a Storage Unit&lt;/b&gt;. Homes, in general, show better with less furniture in them. &amp;nbsp;Let's make sure that pathways are clear and easy to get through. &amp;nbsp;However, don't take all of the furniture out of each room. &amp;nbsp;Leave enough so that buyers can easily tell what the room is used for. &amp;nbsp;&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;Remove/Replace Favorite Items&lt;/b&gt;. &amp;nbsp;If you want to keep the chandelier that you spent countless hours looking for, remove it before buyers start to view the home. &amp;nbsp;If they see it and they like it, they will want it to stay.&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;Make Minor Repairs&lt;/b&gt;. &amp;nbsp;Weintraub suggests to "replace cracked floor or counter tiles.
Patch holes in walls.
Fix leaky faucets.
Fix doors that don't close properly and kitchen drawers that jam.
Consider painting your walls neutral colors, especially if you have grown accustomed to purple or pink walls.
(Don't give buyers any reason to remember your home as "the house with the orange bathroom.")".&amp;nbsp;&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;Make the House Sparkle!&lt;/b&gt;&amp;nbsp;Make sure that you pay close attention to detail when cleaning your home. &amp;nbsp;Make certain that not only are the countertops clean, but also the caulk, grout, chrome, etc. &amp;nbsp;Use mild air fresheners so that there are no odors in the home.&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;Scrutinize.&lt;/b&gt;&amp;nbsp;Walk out of your home, then open the front door to come in. &amp;nbsp;Take a minute and check out the work you have done. &amp;nbsp;Do you feel that your home is now welcoming? &amp;nbsp;Try to see it from a buyer's view. &amp;nbsp;Does it make you want to go inside? &amp;nbsp;&lt;/li&gt;
&lt;li&gt;
&lt;b&gt;Check Curb Appeal.&lt;/b&gt;&amp;nbsp; Get the exterior of your home looking as good as the interior does. &amp;nbsp;You don't want a buyer to stay in the car simply because they don't like the way the outside looks. &amp;nbsp;Make sure the sidewalk, and lawn are clean and free of debris or ornaments. &amp;nbsp;Keep the yard landscaped, and plant flowers.&lt;/li&gt;

      <title>How to hire an agent / short sale specialist to sell your home.</title>

Unfortunately, many homeowners assume that an agent is an agent and they all do the same thing!! I'm hoping you will realize as you read this that when you hire an agent who is a short sale specialist, they'll do MUCH more than stick a sign in the yard, put your home on the MLS and collect a check!&lt;br&gt;
&lt;h4&gt;
This is where KNOWING how to spot the diference between a short sale specialist and the average agent is important when you are determining how to hire an agent that is truly a short sale specialist!&lt;/h4&gt;
Three things you MUST understand when you hire an agent, especially when you are doing a short sale if you want to protect yourself from future recourse or liability:&lt;br&gt;
&lt;br&gt;
1. Are they a "self-proclaimed expert" or &lt;b&gt;are they actually great at what they do&lt;/b&gt;? &amp;nbsp;It's sad to see, but in the real estate industry, for $600 and by taking an online course for a few hours, agents are given what is called a "designation" that say they are "Experts" at doing short sales. &amp;nbsp;Many of these agents throw around the title like it were a PHD or MBA. &amp;nbsp;They throw this designation behind their name on their business card and proclaim on their website that they are "experts". &amp;nbsp;To the unsuspecting homeowner, they assume that this agent is qualified to handle what is without any argument the most difficult type of transaction to handle in residential real estate. &amp;nbsp;You'll find that the best short sale agents don't have designations, because they have been doing short sales for 5+ years, before these special classes even existed. &amp;nbsp;In fact, you are better off finding an agent with 5 years experience versus one who has ONLY taken a course that tells them they are experts and they've only closed 10 or so of these complicated transactions. &amp;nbsp;Look for someone who has done hundreds, not "a few".&lt;br&gt;
&lt;br&gt;
2. Do&lt;b&gt; others in the industry look to them for instruction&lt;/b&gt; on how to properly handle real estate and specifically short sale transactions? &amp;nbsp;Now, I'm not talking about those that just "teach", but those that run their business and teach others how they are successful. &amp;nbsp;It is hard to find, but there do exist a few outstanding agents in each county that are looked up to as "thought leaders" and "innovators" in the short sale industry and who other agents look to for instruction and ideas. &amp;nbsp;These top agents are often asked to train in office meetings, regional events, etc. &amp;nbsp;Other agents see their success and want to know how they are helping so many families.&lt;br&gt;
&lt;br&gt;
3. Does this agent work "alone" or &lt;b&gt;do they have a team with varying strengths &lt;/b&gt;to help them? &amp;nbsp;Often you'll find that agents claim they can give better service by "working alone", but if they are truly good at what they do and in high demand... then how come they don't have enough business to justify working with a team? &amp;nbsp;The truth is, we all have different strengths and weaknesses and no one person has enough strengths to be the perfect agent. &amp;nbsp;By working with a team that was designed in a way to compliments each others strengths and fill the void form each others weaknesses, you get a different level of service and performance. &amp;nbsp;As in any business, GREAT businesses are growing and need to expand, while those that are average remain stagnate.&lt;br&gt;
&lt;br&gt;

&lt;p&gt;One of the biggest frustrations in a short sale can actually come  from buyers!&amp;nbsp; Let me exlpain why I say  that and what can be done so they AREN'T one of the problems with short  sales.&lt;/p&gt;
&lt;p&gt;If I am a buyer's agent and I have 4 offers on 4 different short  sales, I should technically retract or put my other offers in back up  position once i have one ratified contract, even if it is subject to  lender approval.&amp;nbsp; I have, on dozens of occassions, been on the bad end  of a buyer with multiple offers 'ratified' subject to lender approval.&amp;nbsp;  Now, unless the buyer intends to buy all of those properties, they  should not ratify every contract. This is why many listing agents can't  stand many buyer's agents and the frequent 'cancelation' since the buyer  is pruchasing another home, right around the time the lisiting agent  announces the offer was approved.&lt;/p&gt;
&lt;p&gt;I am not naive, I know EXACTLY why buyers and their agents are doing  this!&amp;nbsp; They are afraid that the bank will counter their offer and the  listing agent and seller will countere ALL back up offers and the buyer  may lose out on a deal after waiting patiently for several MONTHS!&amp;nbsp; It's  not one person's fault, but a matter of mistrust and looking out for  your client's best interest... but it doesn't have to be this way!!&lt;/p&gt;
&lt;p&gt;So, now that it is clear why buyer's agents hate short sales and why  listing agents can't stand some buyer's agents, let me share HOW you can get a buyer and their agent to stick with you while you get the file approved... so you aren't re-approving the same short sale MULTIPLE TIMES.&amp;nbsp; Yes, that happens more often that you'd think.&amp;nbsp; Here is what to do:&lt;/p&gt;
&lt;p&gt;Ask the buyer and their agent, under the direction of your seller, to open escrow and if legal in your state, make $500 payable to your brokerage for services provided in working with the bank if the buyer cancels escrow withing 90 days, causing you to have to re-start the file.&amp;nbsp; For most, it would also be best to disclose this in your listing agreement, so your seller is aware of the cancellation fee. (CONSULT W/YOUR BROKER OR ATTORNEY FIRST).&lt;/p&gt;
&lt;p&gt;Doing this will ensure that the buyer will  be around for at least 90 days, to give you time to do your job (if you can't get it approved in 90 days, the buyer has every right to  move on as now it's YOUR fault for letting the bank take  too long).&lt;/p&gt;

&lt;p&gt;So, now that it is clear why buyer's agents hate short sales and why listing agents can't stand some buyer's agents, let me share WHY a listing agent would love to work with you as a buyer's agent:&lt;/p&gt;
&lt;p&gt;If you can convince the seller and their agent that your buyer will be around for at least 90 days, to give the listing agent time to do their job (if they can't do it in 90 days, your buyer has every right to move on as now it's the listing agent's fault for letting the bank take too long).&amp;nbsp; Here is how a buyer's agent can make sure their offer is accepted by the seller: Be willing to open escrow and tell the seller that your buyer wants first right of refusal IF the bank counters the price and terms.&amp;nbsp; This way, you are conveying 1) my buyer is seller and willing to put money on the line and 2) my buyer wants the first right, before all other buyers, to accept or decline any counter terms the bank may have.&lt;/p&gt;
&lt;p&gt;The second part is really just to protect your buyer from getting 'counter bid' out of first position because the bank comes back with a different price than what was agreed upon between the buyer and seller.&lt;/p&gt;

      <title>The biggest and best kept [short sale] secret... </title>
      <description>&lt;p&gt;I'll keep this short and sweet.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Banks would be screwed and lose millions more each quarter if it weren't for real estate agents doing short sales... but they will never tell you that.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Do you realize that banks DON'T have to do short sales?&amp;nbsp; And that they DON'T have to spend millions paying for staff to do short sales?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So why do they staff up and do short sales?&amp;nbsp; It's simple; SHORT SALES MAKE THEM MORE MONEY!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;With that said, if all agents would BELIEVE the above facts and were to hold their ground they would get:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Full release of liability&lt;/li&gt;
&lt;li&gt;Full commission&lt;/li&gt;
&lt;li&gt;No request for cash contributions from sellers&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;No request for unsecured notes from sellers&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;All HOA and other liens paid&lt;/li&gt;
&lt;li&gt;A box of chocolates to top it off&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Unfortunately this will never happen for all homeowners and all agents.&amp;nbsp; BUT... there are quite a few of us who know this is the best kept secret and have no problem getting the banks to 'give in'.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
