You know how annoying it is... when you finally get a deal approved and you find out the buyer walked... it's not so bad when you have a back up buyer, unless of course you are dealing with Bank of America and they tell you that you have to START ALL OVER IN EQUATOR.

Banks would be screwed and lose millions more each quarter if it weren't for real estate agents doing short sales... but they will never tell you that.
 
Do you realize that banks DON'T have to do short sales?  And that they DON'T have to spend millions paying for staff to do short sales?
 
So why do they staff up and do short sales?  It's simple; SHORT SALES MAKE THEM MORE MONEY!

Yesterday, I wrote a blog post about SB 931 and how it makes it so short sales are considered as part of the 'one actoin rule' [As found in California Civil Code of Procedures section 726(a)].
After posting a video a few weeks ago on the topic, I got a ton of questions about how the law applies to different scenarios.  Luckily, I was able to complile most of the variations to 5 questions which I answer in this video:
