The average price of a home in the San Antonio metro went up again in April by 5%. This is according to the monthly statistics from the Multiple Listing Service report published by the San Antonio Board of REALTORS® (SABOR). Sales were up a whopping 21% from 2012, with a total of 1,998 sales and 2,149 pending closing.
The San Antonio metro includes Bexar County and seven surrounding counties. The cities with the greatest increase in homes sales activity from a year ago were Bulverde, Spring Branch, Boerne, Schertz, Converse, and Cibolo; located in Kendall, Comal, and Guadalupe Counties. Many … (1 comments)

According to the San Antonio Board of Realtors, August was a sizzling month for home sales, with a nearly 17% rise and 2,070 in number of sales. This echoes June’s record 4-year high of 2,018 homes sold.
The average sales price in the San Antonio metro went up to $200,760. Last year in August it was $188,485. The median price went to $159,100 from $153,200.
The average time on the market was 6.5 months. This indicates it's still a buyer's market, but if this pace keeps up, it will be balanced between buyers and sellers very soon.

guadalupe county: Anole on a plumeria in Cibolo - 08/30/12 10:29 PM

 
When I bent down to sniff the scent of this plumeria blossom, I spotted this creature taking in the morning sunshine. She is a green anole, and she has lots of company in our garden in Cibolo. We don't use pesticides in our yard, other than mosquito donuts, so there are lots of insects for her to catch. Lots of green anoles are a sign of a healthy outdoor environment.

Recently I sold a home for some wonderful clients who moved out of state to fulfill their dream of retiring to a golf course community where they could be closer to their friends. I met the buyer during the transaction and she seemed very nice.
But you know what is not nice? Her obnoxious dog. Four times in the last couple weeks since she moved in, he has dug under the fence and popped up on our deck, scaring the cats out of their wits and getting mud on the patio.

Out of 366 metropolitan areas, the San Antonio-New Braunfels metropolitan area had a gross metropolitan product of $82 billion in 2010. This metropolitan area includes eight counties, the most populated ones being Bexar, Guadalupe, and Comal Counties.

My husband planted some bobble-shaped seeds last spring, which came up to form a very attractive shrub. The leaves start out purple, like the stems, and then turn green. The flower starts out white with purple, pointed edges and turns slightly purple through the one day it lasts.

 
It's a Datura stramonium, also known as jimson weed, devil's trumpet, devil's weed, thorn apple, tolguacha, Jamestown weed, stinkweed, locoweed, datura, pricklyburr, devil's cucumber, hell's bells, or moonflower.  The plant is hallucinogenic, but also poisonous, so I'm not tempted to try it. (I'll stick to margaritas.)

There is one downside to selling a home in your own neighborhood: your lovely neighbors end up moving away. In order to fulfill their dreams of living in Arizona again, where their hearts are, my neighbors needed to leave their house here in Cibolo.
The good news is that there some home buyers are very happy to be moving into this spacious, well-maintained custom home with a fabulous swimming pool. Every year, my organic garden in Cibolo looks different. Not only do various plants survive, grow, die, or get planted, but there is an ever-changing parade of birds, animals, and insects.
This spring, we have not seen many ladybugs. This is a shame, because one of the antique roses and some of the other flowers are teeming with aphids. This year, we planted some fennel, which is doing well (for once), but ladybugs don't seem to like it as much as they do dill. As I walked around the garden the other evening, I saw that the bunny rabbit who has taken up residence there was out and about. I took several photos of him, and he came quite close to me in his quest for grass. Check out the long eyelashes and whiskers!
The bunny can eat as much grass and as many weeds as he wants. It will mean less mowing for me to have to do on the weekend.

I have seen this guy around the yard for a month now. He doesn't seem to be very afraid of me. He lives behind the compost heap in the corner of our yard, near the vegetable garden.
This morning I saw that he'd made himself a nest in some leaves and brush and was napping. Later in the afternoon, as I was pulling weeds, he came out and started looking for a late lunch. It's not just my imagination. February seemed slower than the previous months, perhaps due to Spring Break.  Nationwide, home sales dropped 9.6% in February after three months of gains in a row.
As Lawrence Yun, the economist for the NAR, puts it:
Housing affordability conditions have been at record levels and the economy has been improving, but home sales are being constrained by the twin problems of unnecessarily tight credit, and a measurable level of contract cancellations from some appraisals not supporting prices negotiated between buyers and sellers.

Good news for home sellers in the greater San Antonio area. According to the Texas Association of Realtors, the average home prices in the San Antonio metro went up by 8.48% during the July-September quarter. At $195,817, this is a significant increase from $180,498 one year ago. The median price of a home in the third quarter 2010 rose to $156,600.
Here's the not-so-good news: there was a big decrease in the number of homes that have sold. From 5,457 this time last year to 4,585, this works out to almost a 16% drop. Time on market lengthened to 8.4 months, … (7 comments)

Last week I finally did something I should have done a couple of years ago: I replaced the single-paned windows in my home office with double-paned ones.
In the winter, my office is easily the coldest room in the house, since it was originally a covered patio, later enclosed. The cold temperature in the morning makes my computer hard to start. I'm not kidding. It took me hours of work, research, and frustration the last two winters trying to figure out why my hard drive wouldn't boot up properly. Because we are organic gardeners, we rely on predators instead of chemicals to keep voracious insects from gnawing our flowering plants and vegetables. Spiders fit the bill. Although the larger wolf spiders still tend to scare me, this web is the mark of a much smaller spider. In fact, I didn't even see the web's creator when I found it strung between two branches of one of our rosemary bushes. That's okay. I don't need to see the spider to know it's doing its job.

What else can I tell you about dragonflies, my favorite insects? How about some basics?
-  They belong to the order Odonata, which means "toothed ones."
-  There are 2,874 species of dragonflies worldwide, of which only 316 inhabit the United States.
-  The largest modern-day dragonfly is the Australian Giant Petaltail, with a wingspan of up to 6.3 inches.
The dragonfly above, perching perilously close to the spider web, is somewhat smaller than that! Someday when I go to Australia I'll look for his giant cousin.

These photographs of hummingbirds silhouetted against an evening sky were taken when a thunderstorm had just finished rumbling away. There were three of them, doing their aerial acrobatics and trying to prevent each other from getting to the feeder. Hummingbirds don't flap their wings like other birds--they move them in a figure-eight formation. This is why they are the only birds capable of flying backwards.
