Temperatures and rainfall were not the only things to set records in San Antonio this May. It was also a hot, rainmaking month for home sales in the San Antonio metro.
The largest increase in sales in 5 years was recorded, with a total of 2,480 homes sold, representing a 31% jump from May of 2012. The number of homes sold rose 19% from a year ago.

According to the San Antonio Board of Realtors, the San Antonio area continues to trend upwards in housing indicators. It is almost a balanced market, but still weighing more on the buyers’ side. The sales of single-family homes in May were up 4% from the same time last year. In addition, the average sales price increased by 4%. Across the San Antonio metro, the average sales price was $197,451 and the median price was $161,400 compared to May 2011.

The real estate market in San Antonio got off to a mixed start in January.
The good news is that existing home sales went up by 4.5% compared to this time last year. The bad news (for sellers, anyway) is that the median price for a home went down to $141,200 from $147,300.
This isn’t terribly surprising to me, though. Many sales close in January for tax reasons, or because after having properties on the market during the slowest months of the year, the sellers finally agreed to a lower price just to get the deal done.

Good news for home sellers in the greater San Antonio area. According to the Texas Association of Realtors, the average home prices in the San Antonio metro went up by 8.48% during the July-September quarter. At $195,817, this is a significant increase from $180,498 one year ago. The median price of a home in the third quarter 2010 rose to $156,600.

Here's a quick rundown of the mid-year statistics on the San Antonio metro real estate market:
San Antonio’s builders got busy in the first six months of 2010, as construction began on 4,227 new homes. This is an increase of 929 units from the same time a year earlier.
Home buyers bought 8,146 homes by the end of June, down from 8,989 in the first half of 2009.
The number of foreclosure homes at auction fell to 1,255 after they went up to 1,520 in July.

The Spring 2010 real estate market in the San Antonio metro looks set to be a good one for the history books. According to the San Antonio Board of Realtors, there 3,706 homes were sold in the San Antonio metro by March of 2010. This represents a 12% increase for the same time period a year earlier. Sales include both new and existing home sales, single-family homes and condominiums.

April saw a total of 1,772 home sales, a 20% increase from the same month in 2009, getting the second quarter off to a good start.

According to recent statistics from the San Antonio Board of Realtors, home sales in the San Antonio metro and Bexar County increased by 28 percent in March from March 2009. Over 1,700 houses were sold. First-quarter 2010 sales were up 12 percent from a year ago.
The 1,849 pending sales at the end of the month were the most since August of 2007, and most likely reflect the rush of first-time home buyers to take advantage of the tax credit that expires at the end of April.

San Antonio is still considered a buyer's market, with the median price for a resale home during the first quarter of 2009 at $146,300. This is down 1.5% compared to a year ago, according to the San Antonio Board of Realtors.
Lower mortgage interest rates and this year's beefed-up tax credit for first-time buyers seem to have spurred buyers into action this spring. Admittedly, residential real estate in San Antonio doesn't look as good as it did last month, with the pace of sales slowing 9.5% in September. The median home price dropped to $145,700 from last September's $147,700. This comes after several months of 1% to 2% appreciation, though, compared to other cities.  However, the economic prospects are good for a turnaround next spring.

market statistics: Market statistics and sales prices per square foot by ZIP code - useful? - 02/02/08 11:11 AM
Revisiting this post from 2008, I had an e-mail from some clients overseas asking about the average price per square foot in ZIP code 78249 to help them decide whether to make an offer on a second home and for how much. They saw the Board of Realtor statistics published from December and were wondering if the average price per square foot would fall to $75 to $78 in this neighborhood.
