This home is in one of my favorite neighborhoods near the South Texas Medical Center, UTSA, and USAA insurance headquarters. Everything you need is nearby, including the brand-new, expanded HEB supermarket and Huebner Oaks shopping center, as well as lots of great places to eat (like Aldo's!). It's only a short distance to shopping meccas such as La Cantera Mall and The Rim, and a little farther the other direction to downtown. But you'll be tempted just to stay in and cook dinner, or go out on the deck to rustle up a barbecue for your friends. This home is ready (3 comments)

This home is in one of my favorite neighborhoods in San Antonio: Northwood. And now it has happy new owners! It had been well maintained, but there was carpet over the wood floors and original 50's tile in the bathrooms. The Florida room was an enclosed patio with another screened patio next to it. They effectively made the kitchen and dining area next to it very dark. My client opened up the space and created a sunny dining room and a third bedroom and a Jack-and-Jill bathroom to the original second bedroom. I have been posting an ad on Craigslist for one of my properties for rent since June. Last week, it was suddenly flagged for removal four times. The email from Craigslist said that it could have been an accident, and I should feel free to repost. So I did, and it was flagged again several hours later. I couldn't figure out why, since it's identical to the ad I ran a year ago the last time the unit was vacant and hasn't changed in the last three months. I feel for Tammie, trying to compete in the Nashville market when this sort of thing is allowed by her MLS. Two years ago, the San Antonio MLS started to show not only the days on market for the current listing, but the cumulative days on market. Agents can look up the price history of the recent listings and who the agents were. Home buyers can see that if the the cumulative days on the market are very high, they might have some leverage on the price. Sellers can see that it's no longer possible for their listing agents to (9 comments)

Perhaps I am an oddity in Texas in that I do not like country and western music, at least nothing that's been released since the 1950s. So when I'm showing homes in which the sellers have tuned into a country and western music station on their television, I don't exactly revel in the ambience. Better choices for me would be adult rock, I suppose, or smooth jazz. Many people don't care for jazz, though, especially the bland type played on cable channels, such as the stylings of Kenny G (which to my ear are even more repulsive than C&W). I ran across this listing while hunting for a home one of my clients might want to buy and remodel. She has done an excellent job with her other projects, what I call slow flips, and is ready to start on another one. First I check out the obvious foreclosures and distress properties, but there is starting to be a lot of competition for the good ones. It takes a lot of research and trolling through listings on my part to come up with a short list of homes to look at. Only a few make the cut: those that home buyers would (11 comments)

Don has some great information that he goes over with his sellers to get them ready for the process. I work very hard to help my clients get their home ready for showings, in addition to staging, and topnotch marketing. But Don's post reminds me that I need to discuss these other issues in more detail with my clients, too. In many areas of San Antonio, there are several neighborhoods where buyers can look for homes in a particular price range, so I show my sellers that there is more competition than just in their particular neighborhood. Also, homes in good condition here can sell (3 comments)

Via Stephen Fells (AgencyLogic): At a recent conference the head of a major real estate franchise complained very publicly that it is an almost impossible task to get Realtors to add photos to listings. marketing listings: Friday fun! Advertising a listing on the MLS with lots of--okay, four--photos - 10/09/09 12:04 PM
I found a link to the MLS from a couple of years ago, when I posted my first blog about bad MLS photos and agents' descriptions of their listings. This listing went to another agent after 331 days on the market. In those days, before the local board changed the MLS system for the third time since I became a member, the links lasted a month. Now they last maybe two weeks. Since I didn't want anyone to miss this opportunity to see the photos from this listing, I grabbed the photos and made a Real Estate Show out of them. Enjoy!
