san antonio: Secret method to resolve a delicate situation - 11/22/11 05:48 PM
We've all been there. That ominous feeling when you realize the toilet is not reacting the way it's supposed to. You scurry to the sink to slam on the water faucet to slow down the imminent flood. Then sadly but bravely, you pick up the plunger and prepare to do battle with The Clog. But first, here's a tip that might save you some time and grossness: grab a bucket (or if you're at someone else's house, a toothbrush glass) and add several cups of hot water to the toilet bowl. If you let it sit for a few minutes, sometimes

san antonio: Photographs of a home that will help it sell quickly. Or not - 11/14/11 09:55 AM
What do you think? Do these pictures actually help sell the house? Or should they have been left out of the listing details? Agents, if your listing photographs don't turn out as well as they should, do you upload them anyway, or do you leave them out and go back later to take better ones? It may not be worth your time to return to take better pictures if the house sells right away. This one hasn't. P.S. ^ Why?!

san antonio: Sold! Retirees move into their new home near the Medical Center in San Antonio, Texas - 11/10/11 09:27 AM
Yesterday, I had the pleasure of attending a closing with another happy seller. He was one of my first property-management clients, back in 2004, and I leased his former home for him when he was transferred overseas. Later, he was transferred back to Austin and took over managing the house himself. My client contacted me again a couple of months ago and said he was ready to sell the house, since his folks no longer lived in the neighborhood and his tenants had moved out. Now he has his sale proceeds and he is ready to move on with his life. The

san antonio: Fall Figures, Employment Could Spur San Antonio Real Estate Market - 10/26/11 03:07 PM
Fall Figures, Employment Could Spur San Antonio Market By Kala Bell While no area has really avoided the economic problems that have slammed Americans for the last few years, metropolitan cities up and down states like Texas and Oklahoma fared better than normal. As the real estate markets have often taken a major brunt of the economic hit in each city, the housing markets in Texas are somewhat steady. San Antonio is no exception to this train of thought, especially in 2011, as it’s continued to rank among the best cities for job creation and the recent real estate figures are

san antonio: Sold! spacious home near the Medical Center and USAA - 09/28/11 03:38 PM
This home on a cul-de-sac in Oak Hills Terrace is so flexible! It has a spacious living area that opens to a breakfast area and the kitchen, plus a separate room that could be a dining room. Or an office. Or the formal living room at the front of the home could be your dining room. Or a study/office. So many choices! The master bedroom is twice the usual size, so half of it could be used for watching TV or playing games. Or it could be a workout area. Or a library. So if you need some flexibility as well as three bedrooms, a

san antonio: San Antonio's economy: how is it doing? - 09/20/11 09:39 AM
A good housing market is dependent on a good local economy. And the economy of San Antonio, Texas, seems to be doing well. Out of 366 metropolitan areas, the San Antonio-New Braunfels metropolitan area had a gross metropolitan product of $82 billion in 2010. This metropolitan area includes eight counties, the most populated ones being Bexar, Guadalupe, and Comal Counties. The figures were compiled and recently released by the U.S. Bureau of Economic Analysis. The GMP is similar to the Gross National Product, representing the total output of goods and services in a metropolitan area. Although the San Antonio-New Braunfels metro

san antonio: Good news / bad news for home buyers and sellers in San Antonio, Texas - 08/25/11 10:43 AM
To sellers and home builders, it is bad news. Home sales are down in San Antonio, Texas, according to the San Antonio Board of Realtors. They decreased 11% in July from their July 2010 levels. In addition, the median price dropped 4% from the same time period, to $157,000. That means it is still very much a buyer's market. “The housing market is still just sort of lumbering along,” remarked James Gaines, a research economist at Texas A&M University's Real Estate Center. Up until the end of July, the number of home sales was off by 4.7% from last year's levels. They

san antonio: Waterfront homes northeast of San Antonio in the foothills of the Texas Hill Country - 08/22/11 01:20 PM
Thinking of buying a waterfront home in the foothills of the Hill Country northeast area of San Antonio? Then you are not alone. Vacation and second homes are popular in Comal County, which includes picturesque New Braunfels and the Comal and Guadalupe Rivers, as well as the east portion of Canyon Lake. Sales prices have been about the same since last year. The median price for homes and condos on the water, whether lakefront or riverfront, is $320,000. What the relentless Texas drought has affected, however, is the time on the market of waterfront properties. The median time from listing to sale

san antonio: Hawk soars in the skies over San Antonio, Texas - 08/01/11 09:42 AM
As you may know, Texas is undergoing a severe drought and heat wave. The approach of tropical storm Don toward the Texas gulf coast this weekend got my hopes up that we would get some significant rain in San Antonio, but it was not to be. The wind came up and there were some promising clouds that looked as if they would build into thunderheads, but they drifted away before anything could develop. This red-shouldered hawk is taking advantage of the stiffening breeze to glide above the woods to spot some prey. The unrelenting drought has forced all the wildlife in

san antonio: Your roof: Should you repair or replace it? - 06/13/11 09:20 AM
It hasn't rained in San Antonio for a while, which means it's a good time to check out the condition of your roof. Roofing professionals get very busy when it rains, so if your roof needs work, you are more likely to get service during times when they're not patching leaks. Roofing: Repair or Replace? By: Jeanne Huber Deciding whether to repair or replace roofing is largely an exercise in timing-you don't want to reroof too soon and waste money, but you don't want to wait too long either. Eventually, all roofs wear out and need to be replaced. You don't

san antonio: It's in the numbers - good news for San Antonio, Texas - 05/29/11 12:28 PM
According to a regional study averaging 6 months' data from March 2010 to March 2011, Texas is a leader in economic recovery. And San Antonio ranks the highest among big Texas cities. The index used to rate the economic wellbeing incorporated city and state sales tax revenue, jobs, and housing permits, among other factors. San Antonio's sales taxes went up 5.8%, along with consumer confidence, to 4.4%. Job postings went up by 1.1% during the same period. Although permits for single-family homes fell in value by nearly 33% from March of 2010 to this year, average new home prices actually increased

This lovely home promises to make some home buyers very happy this summer, with its updated interior and swimming pool. It's located in Windcrest, an incorporated city on the northeast section of San Antonio in Bexar County, near the new Rackspace headquarters and Fort Sam Houston. If they are golfers, or if they just enjoy hanging out at the club or going to dances and lunches, they would enjoy the non-profit, member-owned Windcrest Golf Course. It bills itself as "the friendliest and most enjoyable course in San Antonio." The home has been completely remodeled and is ready for Rackers, golfers, military folks, swimmers, and anyone who

san antonio: Butterflies love buddleia, in case you didn't know - 04/30/11 08:16 PM
I never used to like buddleias, for some reason. But I have been won over by the fact that butterflies like them. That's probably the reason buddleias are commonly called butterfly bush. Plus, I'm attracted to miniatures, and each buddleia flower is made up of dozens of mini-blooms, like a bouquet. This makes it more efficient for butterflies to move from one nectar source to the next without spending more energy on the search. That's good enough for me.

san antonio: SOLD! Beautifully updated home at 109 Marcia Place in Alamo Heights, San Antonio, Texas 78209 - 04/27/11 09:28 AM
The charm of Alamo Heights, San Antonio's Beverly Hills, and the convenience of all-new, updated decor come together in this lovely home. Residential development in Alamo Heights began in the 1920s, so many of the homes are set on pier-and-beam foundations and have asbestos or wood siding. This home at the southern boundary of the community, however, was built in 1970 and is on a concrete slab. It has a brick exterior, which means lower energy bills and much less maintenance. And unlike many of the homes in Alamo Heights, it has a garage: a large, 2-car garage with access to the home through the laundry/utility

san antonio: Splendid home for sale at 4111 Cactus Oak in Stonegate Hill, San Antonio, TX 78251 - 04/11/11 11:39 AM
This lovely home is ready to welcome new residents. The seller raised his family here and is ready to downsize and start a new chapter in his life now that his children have grown up. He will miss his neighbors and summer afternoons with friends and family, out on the deck or at the picnic table under the trees. The deck extends to the side of the breakfast room, and he enjoyed sipping his morning coffee there, too. The kitchen is too large for him to rattle around in, with its breakfast bar and island with separate cooktop, just updated with

san antonio: Beep beep! Return of the roadrunner - 04/11/11 11:03 AM
The roadrunner returned to our garden a couple of weeks ago for a brief visit. He (or she; you can't tell by looking) hopped up on the deck, probably to look for any anole lizards that might be sunning themselves along the railing. I managed to get one photo before it took off again, a close-up showing the beautiful iridescent feathers of its crest and along its neck. Being able to keep an eye on the wildlife in my garden is one of the benefits of having a home office. I keep a camera on my desk at all times!

san antonio: A new tenant moves in - 04/01/11 06:10 PM
I have seen this guy around the yard for a month now. He doesn't seem to be very afraid of me. He lives behind the compost heap in the corner of our yard, near the vegetable garden. This morning I saw that he'd made himself a nest in some leaves and brush and was napping. Later in the afternoon, as I was pulling weeds, he came out and started looking for a late lunch. Cottontails are supposed to be active only at dawn and in the evening, but I guess he is pretty hungry. I brought him some dandelion leaves I

san antonio: SOLD! Stylish and charming home for sale at 30 Caswell Circle, San Antonio, TX 78240 - 03/29/11 06:42 PM
This home is in one of my favorite neighborhoods near the South Texas Medical Center, UTSA, and USAA insurance headquarters. Everything you need is nearby, including the brand-new, expanded HEB supermarket and Huebner Oaks shopping center, as well as lots of great places to eat (like Aldo's!). It's only a short distance to shopping meccas such as La Cantera Mall and The Rim, and a little farther the other direction to downtown. But you'll be tempted just to stay in and cook dinner, or go out on the deck to rustle up a barbecue for your friends. This home is ready

san antonio: Home sales falter in February - 03/24/11 09:45 AM
It's not just my imagination. February seemed slower than the previous months, perhaps due to Spring Break. Nationwide, home sales dropped 9.6% in February after three months of gains in a row. As Lawrence Yun, the economist for the NAR, puts it: Housing affordability conditions have been at record levels and the economy has been improving, but home sales are being constrained by the twin problems of unnecessarily tight credit, and a measurable level of contract cancellations from some appraisals not supporting prices negotiated between buyers and sellers. A high number of resales were for cash. Home buyers have been finding it

san antonio: Save money, get exercise, eat well, and encounter weird bugs - 03/15/11 07:41 PM
We have an organic garden, and it's been a source of delight mingled with frustration. Every year we try planting something different, and every year we are surprised at what happens. Tree-growing canteloupes! Poblano peppers for the masses! Basil plants popping up in the lawn! Lots of vegetables like the long, hot growing season in the San Antonio area, especially peppers, squashes, and herbs. Other vegetables, like cauliflower, can't take the heat. Some varieties of tomatoes have to be babied along because they need to be watered on a schedule. And the insects are different every year. Last year it was stinkbugs (leaf-footed bugs,
