      <title>Can you define the job of a real estate agent?</title>
      <description>&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;I was visiting a local office and there was an agent playing solitaire on the computer and complaining bitterly that they had to go open a house for a buyer's agent.&amp;nbsp; After all it wasn't their job.&amp;nbsp; Hmmm, we have a house to sell and buyers that want to see it, isn't our job putting those two together?&amp;nbsp; We all lead very busy lives and sometimes it is a juggle, but attitude counts for a lot in how we represent our clients and ourselves.&amp;nbsp; &lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;It is funny but I have never actually seen anything that clearly defines my job entirely. They sure don't explain that in a real estate school when going for your license. That list sure would be long and I am pretty sure that nowhere on it would it say "bring a bad attitude". &lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;I have been doing this a long time and every day, every person and every transaction is different. Every agent out there, is called upon to wear a lot of hats.&amp;nbsp; We are the jack of all trades and our contracts let our clients know we are not experts in most of those fields.&amp;nbsp; &lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;Have you ever dug around to figure out where the septic is, looked at the electrical panel, found someone to clean out that property with the junk yard in the back yard.&amp;nbsp; Have you ever watched someone's children so they could view the house in peace?&amp;nbsp; How about taking that call on a Saturday night that the water pipes burst, or someone let a dog out of the house, check that a house was secure.&amp;nbsp; Have you ever tried to figure out where a property line was, found a mistake on a HUD 1, explained ways to improve a credit score, spotted a construction flaw, figured out how much a house was really worth. How about plow snow from a driveway, move furniture, knock down a wasp nest. Do you carry a flashlight so you can crawl under a house or inspect an attic. Have you ever comforted a client in crises, got them unstuck or dealt with a car malfunction, shimmy through a window because an agent locked the seller out of the house. Have you ever dealt with a finicky copier, answered the office phone and took a message, fixed a computer glitch? How about patching a hole in the wall, fixing a fence, spruce up a front yard, replace a smoke detector, take pictures, helped an agent do something.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #4f6228;"&gt;So far I have plumber, electrician, contractor, well driller, surveyor, trash man, septic servicer, psychologist, baby sitter, title officer, inspector, lawyer, financial advisor, teacher, dog sitter, roofer, tow truck driver, mechanic, security guard, taxi, tour guide, computer tech, office equipment servicer, secretary, mover, repair man, photographer, advisor, landscaper, dry Waller, pest exterminator, maid, animal controller, advertiser, writer, editor, coach.&amp;nbsp; This list is just the tip of the iceberg, I am sure you have tons more. &amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;This job encompasses so many skills trades, and ideals that it would be impossible to really figure out what wasn't in our job description. But this also isn't just a job, it is part of who we are as people.&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style="font-size: 18.0pt; color: #1f497d;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;em&gt;&lt;span style=""&gt;Think about how you form opinions of colleagues.&amp;nbsp; Do you think of this one as lazy and not very likable because you remember the time 5 years ago when they couldn't be bothered to do their job.&amp;nbsp; Do you remember another fondly because 10 years ago they helped you out when they didn't have to because it wasn't their job?&amp;nbsp; Notice I did not define this as a good or bad agent, because how we perform in our jobs also ultimately defines us as who we are as people.&amp;nbsp; Human kindness isn't supposed to have a price tag on it and it always pays far more than its fair share.&amp;nbsp; I'd be willing to bet that if we take a minute here and there to help a fellow agent that more and more would be willing to help out when we need it. &amp;nbsp;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;I specialize in short sales and about 6 months ago all I my Fannie Mae short sales (Even the approved ones) were coming back with values way above market price.&amp;nbsp; I found that this has been going on across the nation.&lt;/p&gt;
&lt;p&gt;Fannie Mae admits to demanding 20% more than market value for short sale properties - forcing homeowners into foreclosure. They then offer the properties to the public on their homepath.com website at 20% above market value and will give a federally sanctioned Fannie Mae bad loan for this price if the buyer "takes advantage" of not paying for an appraisal. These are the type of manipulations which destroyed the property market. As a federal bailout, Fannie Mae should be forced to act ethically and responsibly or they should be shut down.&lt;/p&gt;

      <description>&lt;p class="MsoNormal" style="color: #333333; font-size: 12px;"&gt;&lt;span style="font-size: 16pt; font-family: Georgia, serif; color: #1f497d;"&gt;I was &amp;nbsp;talking with one of my commercial clients this week who owns the&lt;a href="http://4156vayrd.idahoquickfind.com/" style="color: #1e77b9;"&gt;HooDoo caf&amp;eacute; and Kelly Vay Mart&lt;/a&gt;, and I had a bit of a wake up call.&amp;nbsp; While they stated it in a diplomatic way, the gist was that their listing didn't sell yet and what have I been doing about it.&amp;nbsp; It dawned on me that while I am constantly working at promoting my all my listings, the sellers just know that it hasn't sold yet.&amp;nbsp; I now have a belated New Years resolution; Figure out a better way to let my sellers know what I have been doing on their behalf.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt; &lt;/strong&gt; &lt;strong&gt;One afternoon I sat with my son&lt;/strong&gt; in a well-known coffee shop &lt;a href="http://familyabstract.com/blog/2013/01/two-cups-of-coffee-with-one-of-them-for-the-wall/note-on-the-wall/" rel="attachment wp-att-1942"&gt;&lt;img title="Family Abstract" src="http://familyabstract.com/blog/wp-content/uploads/2013/01/note-on-the-wall.jpg" height="176" alt="note on the wall" style="float: right; margin: 3px; border: 3px solid black;" width="287"&gt;&lt;/a&gt;in near Heavenly Mountain. As we enjoyed our lunch, a man entered and sat at a table beside us. He called the waiter and placed his order saying, Two cups of coffee, with one of them for the wall. We heard this order with rather interest and observed that he was served with one cup of coffee, but he paid for two. As soon as he left, the waiter pasted a piece of paper on the wall saying "A Cup of Coffee." While we were still there, two other men entered and ordered three cups of coffee, two on the table and one for the wall. They had two cups of coffee but paid for three and left. This time also, the waiter did the same. He pasted a piece of paper on the wall saying, "A Cup of Coffee." &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It seemed that this gesture was a norm at this place&lt;/strong&gt;. However, it was something unique and perplexing for us. Since we had nothing to do with the matter, we finished our lunch, paid the bill, and left. After a few days, we again had a chance to go to this coffee shop. While we were enjoying our breakfast, a man entered. The way this man was dressed did not match the standard nor the atmosphere of this coffee shop. &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Poverty was evident from the looks on his face&lt;/strong&gt;. As he seated himself, he looked at the wall and said, "one cup of coffee from the wall." The waiter served coffee to this man with the customary respect and dignity. The man had his coffee and left without paying. We were amazed to watch all this when the waiter took off a piece of paper from the wall and threw it in the waste basket. Now the matter was very clear. The great respect for the needy shown by the inhabitants of this town welled up our eyes with tears. Coffee is not a need of our society, nor a necessity of life. The point to note is that when we take pleasure in any blessing, maybe we also need to think about those people who appreciate that specific blessing as much as we do, but they cannot afford it. &lt;a href="http://familyabstract.com/blog/wp-content/uploads/2013/01/orange-note.jpg"&gt;&lt;img title="Glenn Freezman" src="http://familyabstract.com/blog/wp-content/uploads/2013/01/orange-note.jpg" height="226" alt="orange note" style="border: 2px solid black; margin: 2px; float: left;" width="223"&gt;&lt;/a&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Note the character of this waiter&lt;/strong&gt;, who is playing a consistent and generous role who helped the needy with a smile on his face. Also ponder upon this man in need. He enters the coffee shop without having to lower his self-esteem asking for a free cup of coffee. He only needs to look at the wall. Along with the other characters, we need to remember the role played by the wall that reflects the generosity and care of the people of this town. &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;For those of you in a facing a foreclosure, principle reduction,&lt;span&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;deed-in-lieu of foreclosure,&lt;span&gt;&amp;nbsp; &lt;/span&gt;or short sale. on your home, the debt forgiveness act of 2007 has been extended for another year. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;Under the IRS tax code forgiven debt was treated as income subject to federal income tax.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Homeowners who get their mortgage debt forgiven through a short sale, deed-in-lieu or loan modification will not be taxed on the debt forgiven on the amount forgiven up to $2,000,000.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&amp;bull;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;10 percent tax credit (up to $500) for homeowners for energy improvements to existing homes is extended through 2013 and made retroactive to cover 2012 Permanent Repeal of Pease Limitations for 99% of Taxpayers Under the agreement so called &amp;ldquo;Pease Limitations&amp;rdquo; that reduce the value of itemized deductions are permanently repealed for most taxpayers but will be reinstituted for high income filers.&lt;span&gt;&amp;nbsp; &lt;/span&gt;These limitations will only apply to individuals earning more than $250,000 and joint filers earning above $300,000.&lt;span&gt;&amp;nbsp; &lt;/span&gt;These thresholds have been increased and are indexed for inflation and will rise over time.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Under the formula, the amount of adjusted gross income above the threshold is multiplied by 3 percent. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;That amount is then used to reduce the total value of the filer&amp;rsquo;s itemized deductions.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The total amount of reduction cannot exceed 80 percent of the filer&amp;rsquo;s itemized deductions.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;These limits were first enacted in 1990 (named for the Ohio Congressman Don Pease who came up with the idea) and continued throughout the Clinton years.&lt;span&gt;&amp;nbsp; &lt;/span&gt;They were gradually phased out as a result of the 2001 tax cuts and were completely eliminated in 2010-2012.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Had we gone over the fiscal cliff, Pease limitations would have been reinstituted on all filers starting at $174,450 of adjusted gross income. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;Capital Gains&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;Capital Gains rate stays at 15 percent for those in the top rate of $400,000 (individual) and $450,000 (joint) return.&lt;span&gt;&amp;nbsp; &lt;/span&gt;After that, any gains above those amounts will be taxed at 20 percent. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;The $250,000/$500,000 exclusion for sale of principal residence remains in place.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;Estate Tax&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;The first $5 million dollars in individual estates and $10 million for family estates are now exempted from the estate tax. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;After that the rate will be 40 percent, up from 35 percent.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span&gt;The exemption amounts are indexed for inflation.&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;
