So you live in an average community. Say three bedroom two bathroom homes around 1200 square feet with an average price of $225,000 in the neighborhood. Assuming you had the money, would you go and spend $60,000 on your dream pool? If the answer to that was yes, two other things better be true as well. (1). You know that you will be lucky if you just put $6,000 on the value of your home and (2). You intend to stay there a long time!

Why is it that some real estate professionals refuse to present offers? They ALL have a legal requirement to present ALL offers and yet if they don't like what's on offer, often they simply refuse to present the contract to the seller.
It is not for an agent to decide what may or may not be acceptable to the seller. Sometimes agents act like owners. They are overstepping the line when they do that and they are most certainly not taking care of their customers.

For those of you who don't know, Eminent DOmain is a power Government has (of all levels) to take private land for the betterment of the community. Now this betterment has always been for things like schools, roads or even military bases.
Recently two communities - New London CT and Riviera Beach FL have been in the news as they attempted to take private land to increase the tax base of their communities. On top of that they wanted to take the land to hand it over to private developers so they could make a lot of meny at it too.

In addition to being a real estate broker, I am also a real estate investor. I am involved in projects in Florida (of course), in Las Vegas and in North Carolina to name but a few.
It is interesting to me to see the kind of incentives developers are now offering. In fact I spent most of the day on the phone to some of my investor clients asking the simple question: "So do you want to come on the trip on the private jet for free?"

SO very recently I was the sponsor for the Orlando leg of Glenn Beck's Mid-life crisis tour. For thos eof you who don't know, Glenn has the third most listened to radio show in the USA and he now also has a nightly show on CNN. There';s a magazine too and his wife just gave birth to his fourth child! Not sure where the man finds time for a live show, but there you go.

My daughter recently bought me an "Uncle Sam" hat to be worn of course on July 4th. But somewhere along the way history became confused as Independence Day should actually be July 2!
July 2, 1776 is the day that the Continental Congress actually voted for independence. John Adams, in his writings, even noted that July 2 would be remembered in the annals of American history and would be marked with fireworks and celebrations. The written Declaration of Independence was dated July 4 but wasn't actually signed until August 2. Every Sunday morning I get up and head to the Clear Channel Radio Studios here in Orlando Florida. At 11am my show - "The Home Team" - takes to the air.
Its entertaining as well as educational. We seem to laugh more than anything else and yet at the same time we manage to help people every single week.
A strong bias towards encouraging good ethics in my fellow professionals seems to have struck a chord with my audience. I do hear some amazing horror stories and I always try and get involved and help people put things right.

SO I'm sat at home one evening and the phone rings. "Is that c-mon?" they say? "No - this is Simon Conway" I reply.
And off they go. They are just calling to help me save a small fortune on my mortgage. No they have no idea what I'm paying. In fact they have no idea if I even have a mortgage! But they continue and I ignore them (I like wasting their time so that they don't get to bother other people) until they say "yes C-mon, I can get you a 2.5% FIXED RATE LOAN.

Support Our Troops and Operation Helmet - 06/29/06 01:57 PM
It seems to me that something as simple as a helmet insert costing around 70 bucks should be an automatic equipment upgrade available for our troops in harms way.
Unfortunately and for whatever reason, the Department of Defence is not supplying these inserts. The current helmet without inserts was designed to stop a bullet. It works well doing that from what i understand. The other issue however is what happens in the event of a roadside bomb or a simple vehicle wreck. The helmet does not protect, but it can be made to do so extremely easily.

You know the thing about a Real Estate bubble is that it is patchy. So we should be talking about bubbles. The smaller ones will float gently away while the bigger ones will indeed burst.
Here in Orlando and Central Florida we have a unique situation. In the year July of 2004 to July of 2005 more than 400,000 people moved to the State of Florida - and they all have to live somewhere.
