Hanover Park Illinois Market Update by Price Range - July, August, September 2009

Diligently trying to keep both buyers and sellers educated on the local Hanover Park Illinois Home Sales and housing market has been my goal with regular posts. This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity. Which is down not giving encouraging news!

26% over the last 3 months!

Isn't the $8000 Tax Credit making a difference? Isn't the lower interest rates making a difference? Maybe the great values in the area?

I honestly can't say the reason for this quarterly downturn. We were just up in sales 30% over the 1st quarter of the year. Average days on the market is also up at 194. The listing price to selling price ratio is 5%.

Currently for the Hanover Park Illinois Home Sales from July to September 2009 you can clearly see that over 78% of the closed sales have been under the $200,000 price range. The lowest sales price was $52,000 and the highest sales price was only $262,500.

How can this information help you if you are a seller? If you are planning on selling your home soon, you can see which price ranges are most active. Clearly the price range above $300,000 has been non-existent and rarely sales have occurred. You might have to plan accordingly for extra market time. As a seller, you have to be sure that your homes curb appeal and presentation is 'spot on'. in a market like this. Possibly some extra updates and staging might be required before you put your home on the market. Do you know what the average market time is for your price range?

Hey Lyn, what about foreclosures? Of those closed 41 total sales only 15 were foreclosures and 6 were short sales.

Streamwood Illinois Market Update by Price Range - July, August, September 2009

Diligently trying to keep both buyers and sellers educated on the local Streamwood Illinois Home Sales and housing market has been my goal with regular posts. This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity. Which is up just slightly and is encouraging news!

Is it the $8000 Tax Credit? Is it the lower interest rates? Or maybe just great values in the area?

For the Streamwood Illinois Home Sales from July to September 2009 you can clearly see that over 82% of the closed sales have been under the $200,000 price range. The lowest sales price was $79,500 and the highest sales price was $557,000.

Average Days on the Market for these sales is 169 and the listing to sales price is 5%.

How can you use this information if you are a buyer? The price range that you are thinking of purchasing in, is it one of the more active price areas of the market? It would be telling you that there are many other buyers also in your price range all looking for that 'deal.' I would recommend that you consider Streamwood a real value and a great place to get a home under $200,000 in the Northwest Suburbs.

Hey Lyn, what about foreclosures? Of those 66 total sales only 22 were foreclosures and 13 were short sales.

There is a Seattle based animal rescue site that is in need of our help. It doesn't involve a donation, just the one thing that I know you Active Rainers are very good at - snooping the internet.

The Animal Rescue Site is having trouble getting enough people to click on it daily so they can meet their quota of getting FREE FOOD donated every day to abused and neglected animals.

It takes about 30 seconds to go to their site and click on the purple box 'fund food for animals for free'. This doesn't cost you a thing.

Their corporate sponsors/advertisers use the number of daily visits to donate food to abandoned/neglected animals in exchange for advertising.

Bartlett Illinois Market Update by Price Range - July, August, September 2009

This post is actually in response to a lady asking a question on Trulia:

"We have had our house on the market now for 6 months without a single showing. Is this typical? We are at the 400-500 range, are none of these selling now?"

Answer: A very small percentage of this sales range has sold. Between the price range of $400,000 to $500,000 there have been only 5 sales during this last 3 month period.

This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity. Which is up by the way - giving encouraging news!

For the Bartlett Illinois Home Sales from July to September 2009 you can clearly see that over 62% of the closed sales have been under the $300,000 price range. The lowest sales price was $125,000 and the highest sales price was $487,500.

How can this information help you if you are a seller? If you are planning on selling your home soon, you can see which price ranges are most active. Clearly the price range above $350,000 has been non-existent and rarely sales have occurred. You might have to plan accordingly for extra market time. As a seller, you have to be sure that your homes curb appeal and presentation is 'spot on'. in a market like this. Possibly some extra updates and staging might be required before you put your home on the market. Do you know what the average market time is for your price range?

Hey Lyn, what about foreclosures? Of those 74 total sales only 15 were foreclosures and 6 were short sales. Unsubstantiated thinking that foreclosures are making up a majority of the marketplace.

Water supply pipe information - Have you gotten this in the mail recently?

The letter arrives in the mail stating that "your water service line that brings fresh water into the home might need some maintenance. Have you considered what you would do if you were to suffer a burst or break in your water service line?"

Well first off if you received this letter don't panic! It's a completely unnecessary service says the Village of Schaumburg for most homeowners. You see, your water pipe going into your home has a useful life expectancy of 100 years. How old is your home? Well, subtract that and that's how many years you don't have to worry about it.

Now if you come home from work someday and see a geyser coming up from your front lawn, well, that's an immediate problem. Except in extreme cases, chances are this coverage is not necessary for you and your home.

Now another client in Streamwood received a similar letter from a different company that said her drinking water might be effected. Well, that would make anyone pay attention wouldn't it? According to the water dept. at the village your water line (in) and your sewer line (out) are not connected at all. Another scam making you feel that if you don't get your water tested you are drinking pond scum with your morning coffee. Yuck.

So these services seem to cost between $59.88 to $110.00 depending on which company you received the letter from. Call the village to verify that this service is not required. Keep your money in your own pocket!

Money saving good deed for me for me today. So I'll go back to watching the geyser in my neighbors yard!

The average list price is $276,736 and the highest listing price is $1,399,900. The largest selection of homes occurs under $200,000 price range with 342 available. The lowest price is just $29,000 which would be considered a 'value price' at any time of the year. I always like to call these my 'Internet deal alerts'.

Elgin IL Historic House Tour 2009 - Recap

Elgin Historic House Tour 2009 Recap for those that missed it or give you a little preview of what the Gifford Park Association is accomplishing every year.

All the 8 selected homes were really well maintained and offered so many great features that we've come to love in older homes. The most unusual home of this years tour was the Romanesque Revival built in 1887 at 364 Division St. It duals now as a funeral parlor (a little unusual to say the least) now in Elgin and renovations on both the inside and outside are taking place. The porte-cochere has just been restored and it gives the front of the home some of it's former grandure.

The 'Best Front Porch' Award goes to this home on Prairie which is a Queen Anne built in 1896. A absolutely wonderful example of this classic porch.

Wallpaper: Should It Stay or Go When Selling a Home ?

Staging your home soon to sell? Looking for some good solid advice? Get rid of that wall paper. This post is from a stager in Pennsylvania, Linda Stricklin, offering up her advice. Buyers do not want to remove your wallpaper, period! I have never sold a home where the buyer has said: 'Lyn I love this house and this wallpaper!' What they have done is curl up their lip and say, 'Awww jeez not more country ducks wallpaper!'

I recently had a realtor tell me they were working with a buyer that said, "don't take me to see any houses with wallpaper because I will not make an offer." While that may sound extreme, the reality is wallpaper scares most buyers.

Think about the wallpaper you may have in your house or have seen in others. Wallpaper styles are very personal and rarely neutral. What appeals to a homeowner is not likely to appeal to a potential buyer. In addition, wallpaper can often give the house a dated appearance.

Even if a buyer can see beyond the wallpaper, they may be concerned about what is lurking behind it. Fear sets in when they consider the removal costs or daunting task of removing it them self. I have personally removed the stuff. While it can be time consuming, it is not that difficult. I found renting a steamer from my local home improvement center to be the best method. Unfortunately, most buyers are reluctant to repaint, let alone take on bigger projects like wallpaper removal. The majority of buyers want a house that is move in ready.

In order to give sellers every possible advantage in this buyer's market, I generally recommend removing wallpaper and painting a neutral color in its' place. I think you will agree that the change can be dramatic!

Wiggly Field is a beautiful private, Permit Only Dog Park located in Reed Keppler Park near the Dyer Nature Sanctuary. Each dog must be registered at the West Chicago Park District office. A special collar and tag will be issued and must be worn by each dog while in Wiggly Field. You must present proof of current rabies vaccination at the time of registration. Dogs who are not old enough to receive a rabies vaccination may not enter Wiggly Field. Passes are issued annually beginning May 1 of each year and expire April 30. WHAT'S IT ALL ABOUT?

To make the “American Dream” of home ownership a reality for first-time home buyers in Cook County, this program provides down payment assistance to income-qualified families, who are first-time home buyers, to purchase single family housing that will serve as the family's principal residence in suburban Cook County. There are income limits on this program.

Qualified buyers are eligible to help them meet down payment and closing costs, through a five-year forgivable second mortgage (second lien) held by Cook County.

The application period for this program is currently open, and assistance is subject to the availability of funds and other program guidelines.

Elgin Illinois - Best Old House Neighborhood in 2009

I'm proud to announce that Elgin came in as a winner in the Midwest with Old House Magazine.

Maintaining Elgin's Character thru Historical Districts

One of the methods that was determined to be effective in controlling this wearing away of downtown and its surrounding neighborhoods was to enable the City to identify and protect architecturally significant properties and neighborhoods through the creation of a local landmark ordinance which enabled individual structures to be designated as landmarks, and groups of structures to be designated as historic districts.

Some of the city's most handsome Queen Anne, Tudor, and Gothic Revival homes are found in the various historic neighborhoods. The City of Elgin has also been offering grants (Architectural Rehabilitaiton Grants) to help buyers/owners restore single family homes that were broken up into multifamily units. The Elgin Historic District contains an excellent collection of late 19th and early 20th century residential architecture.

Spring-Douglas, a National Historic District, where a 2,000-square-foot Queen Anne can be had for $150,000 to $500,000 depending on its condition.

Historic Preservation in Elgin has been making advances for over twenty-five years. Efforts were begun in the early 1980s as a grassroots movement by residents of an eastside neighborhood known as the Gifford Park Neighborhood. It was generally recognized that the effects of urban renewal of the 1960s had caused the erosion of downtown Elgin which was slowly making its way into the neighborhoods that surrounded it.

The significance of these areas was recognized in 1983 when it was listed on the National Register of Historic Places. Many of the dwellings within the District have been well maintained and there is renewed interest in preserving the District's architectural character.

Elgin Illinois Home Sales by Price Range - June 2009

Market Update by Price Range - April, May, June 2009

Diligently trying to keep both buyers and sellers informed on the local Elgin Illinois housing market has been my goal for many years. This market update gives you the number of homes that have sold by price range so you get a feel for the current sales activity. Which is up by the way!

60% over the last quarter!

Is it the $8000 Tax Credit? Is it the lower interest rates? Or maybe just great values in the area?

How can you use this information if you are a buyer? The price range that you are thinking of purchasing in, is it one of the more active price areas of the Elgin market? It would be telling you that there are a lot of other buyers also in your price range all looking for that 'deal!'

How can this information help you if you are a seller? If you are planning on selling your home in Elgin soon, you can see which price ranges are the most active. Clearly the price range above $250,000 has been non-existent and rarely sales have occurred. You might have to plan accordingly for extra market time. As a seller, you have to be sure that your home's curb appeal and presentation is ‘spot on’ in a market like this. Possibly some extra updates and staging might be required before you put your home on the market. Do you know what the average market time is for your price range?

For the Elgin Home Sales from April to June 30th, 2009 you can clearly see that over 58% of the closed sales have been under the $200,000 price range. The lowest sales price was $25,000 and the highest was $750,000. Wow!

What about the foreclosures Lyn? Of those 181 total sales, 59 were foreclosures and 23 were short sales. Most of those foreclosures were under the $100,000 price. Probably a lot less than what you expected right?

75% over the last quarter!

Is it the $8000 Tax Credit? Is it the lower interest rates? Or maybe just great values in the area?

For the Elgin Multi-Family Home Sales from April to June 30th, 2009 you can clearly see that over 68% of the closed sales have been under the $250,000 price range. The lowest sales price was $16,250 and the highest was $252,500.

What about foreclosures Lyn? Of those 44 total sales, 15 were foreclosures and 3 were short sales. Most of those foreclosures were under the $100,000 price. Probably a lot less than what you expected right?

Bartlett Illinois Home Sales - Streamwood IL Real Estate - Northwest Suburbs of Chicago Market Update

Foreclosures and short sales are a regular portion of the market these days and create market distortions in otherwise stable neighborhoods. And those distressed properties are selling for 20% or more below values of other homes. But with this 'distrortion' is another problem with appraisers not adding value for these otherwise below market sales. Before the new appraisal changes (May 2009) an appraiser might mark up a distressed property to bring it into current line with what market value would currently be. Not any more, those days are gone! Those distressed properties are now setting the market causing extreme pricing fluctuations and appraisal problems in our area.

This is a market overview for the Northwest Suburbs of Chicago which I serve. I've given a breakdown for single-family homes sales and for multi-family sales (townhomes, condos, etc) so you can get an idea of which areas are having increased sales and bouncing back faster than others. These numbers are for the 2nd quarter 2009.
