With the abundance of interesting press regarding the housing slump, there has been a significant increase in optimism and market conditions in the Tampa Bay real estate arena.    SI Real Estate calls it our "Shimmer of Hope"  for the Tampa Real Estate Market. 

The experts have been chiming in and we are listening.  From the nationally respected Jim Cramer and Dave Ramsey, to all of our local real estate market experts here in Tampa Bay, the news is refreshing and could not have come at a better time.  Jim Cramer states that the "The Florida market is the template for all of the recovering real estate markets, being a year ahead of the rest."  He further says that Florida is in this position because Florida builders stopped construction 2 years ago, which allowed for an earlier bottom.  The inventory has NOW begun to go pending and sold.  Let's face it folks, we are headed for brighter days. 

In particular... Tampa's real estate market is stabilizing.  Throughout Tampa Bay, the gap between the listing price and selling price is narrowing. Real Estate news today: things are starting to heat up and lookup for the Tampa Bay, Florida real estate market!!!! In an article titled Hot Market: Seeing the Smoke before the Fire on Realty Times, the smoke is starting to rise as the flame begins to ignite.

With the peak of the housing slump upon us, inventory is steadily decreasing and home sales are beginning to increase, especially in Tampa's real estate market. In a variety of other metropolitan areas, such as Fort Myers, Miami, and Fort Lauderdale, the numbers of sales have jumped while the absorption rate has dropped to at least half of what it has been in previous months.

When you consider all of the shuffling and the inconstant movement that the Florida real estate market has been traveling in the past two years, everyone is ready for the smoke to blow out and the fire to blaze again. Don't wait for a whistle to blow to realize that now is the time to buy or to make an investment in real estate.

Buying a home for the first time can often be an intimidating ordeal. Below is an excerpt from an article from Realty Times regarding the Dos and Don'ts of first time home buying. I strongly agree with two of the Dos: getting pre-approved for a loan & finding a dream team of professionals.

Getting pre-approved will allow your interest to be taken more seriously and you will get much better response from all parties involved. It will also help give you a better idea of what price-ranges you should be looking at.

Working with a quality real estate professional will also make your first home purchase much smoother. It is important to have somebody representing your interests in the transaction to ensure that you are getting the best deal possible.

DO browse for housing information. Begin your search by arming yourself with information. For example, Coldwell Banker's the Home Price Comparison Index allows you to compare average housing costs in over 400 U.S. markets. RealtyTimes Market Conditions gives you a snapshot of thousands of local markets. About.com's Home Buying/Selling section is chock full of the nitty gritty insight you'll need to get going. Stick with the known, long-time real estate information Web sites and you'll learn more than you need to know.

DO examine your credit standing. You need to know your credit standing. You may need to request corrections if there are errors. You may need to adjust your habits if your credit behavior is less than sterling. And you need to take those steps before seeking a loan. Your credit report is free from AnnualCreditReport.com, the federally regulated place to go. You can stagger retrieval of your credit report from each of the big three credit bureaus, getting one from a different agency every four months. Your report is free, but you may have to pay a nominal fee for your credit score (a numerical scoring of your creditworthiness) depending upon your state law and other factors. Learn more about your score at Privacy Rights Clearing House.

DO explore a mortgage pre-approval or commitment. An early green light on a loan will put you in a good negotiation position when you find your dream home. It will also help you shop within your budget.

DO line up a dream team of professionals. You may need a real estate agent, attorney, mortgage broker, home inspector and others to be your professional eyes during your home search.

DO buy for your lifestyle. Your first home may not be your last, so try to anticipate how long you'll live in your home and buy based on plans for the duration. Raising kids, starting a business, taking on a new job, housing Grandma could all impact the size or type of home you need first.

DO heed housing priorities. Separate your "wants" from you "needs" so you know where you can compromise to stay on budget.

The Don'ts

DON'T get taken by the first house or neighborhood you see. Keep an open mind and spend sufficient time finding the right fit in a house and neighborhood for your needs.

DON'T buy more than you can afford. Lenders will often loan you as much as your financial condition warrants, but that may not be what you can comfortably afford. It's better to live with a comfortable mortgage on a smaller home than to struggle every month paying a mortgage on a house with more room than you really need. The down payment, closing costs, monthly expenses and taxes must in total all be within your income and savings range.

DON'T treat your home like a stock portfolio. Homes appreciate and depreciate in cycles which often aren't so predictable. Don't expect your home's value to skyrocket. Buy a home because you need a roof over your head, not for a quick profit.

DON'T try to time the market. Pinpointing the bottom of the market almost always happens after the market has started to turn up. How, otherwise, can you see the bottom? Focus on personal lifestyle needs, not market trends, in terms of timing your home buy.

DON'T sign for a confusing mortgage. Shop around for the best loan, read every detail of your loan contract and get some help understanding terms and provisions that confuse you. Avoid exotic, "creative financing," multi-option loans you don't understand. Again, lifestyle is key. Get a loan that fits.

I have been using Point2 for a few months now and we started out getting a lot of leads. But recently they have all dried up and I don't know why. We were getting a few leads a week right after we entered our properties into Point2, but now we really aren't getting any.

Are properties syndicated only when they are first entered into the system, or are the continuously syndicated? If you know any trick for refreshing your properties and maintaining a  stream of leads please let me know. Your help is really appreciated!

It has been our observation here in Tampa that a large number of transactions are resulting from foreign investors. We have been working with a number of investors from Canada, Europe, and Russia. Most of these investors discovered our properties from our traditional marketing campaigns (i.e. Craigslist, Point2, etc.).

We haven't done too much direct marketing towards foreign investors. Does anybody have any suggestions on how to accomplish this? Are there any particular sites you have had success with? We would love to do a better job taking advantage of these opportunities.

Well it finally happened! The US dollar has finally slipped to a record low against the euro ($1.54/1€), breaking the $1.50 barrier that seems to have an emotional, as well as an economic, impact on the US. The US dollar is doing even worse against the British pound, which is up to about $2.00/1₤. The surge in foreign investment in the US real estate market shows how this currency change has not gone unnoticed abroad. Foreign investment in real estate has been flowing in from all over the globe, including a great deal from Canada, Europe, and Russia & South America.

Foreign investors are seeing their buying power increase in the US and have started to capitalize. And when it comes to purchasing real estate in the US there is no place like Tampa, Florida. The Sunshine State has attracted overseas real estate buyers who are looking for both investment properties, as well as buyers who want to purchase vacation homes for their own enjoyment, taking advantage of reduced prices and discounted US dollars. Coastal cities such as Tampa and Miami have been receiving a great deal of attention from abroad due to their potential to generate income and their attractive waterfront locations for personal enjoyment.
