This is the best time to buy.  The interest rates are at historic lows.  There is a large inventory of homes to choose from. The prices are extremely competitive.  The tax credit for first time home buyers, has been extended.  There is now also a tax credit for the current homeowner.   This is a great time to buy!

The interest rates are the lowest they have been in almost forty years.   You want to consider putting your finances in order, to enable you to qualify to purchase a home.  Talk with a lender and let him guide you onto the track of home buying.  You can not let these low interest rates pass you buy. The Fed has announced in March it will pull back on the mortgage-backed-securities in March.  The financial experts are predicting this will drive interest rates up to over 6 percent. 

There is a large inventory of homes available from the low end to the high end.  The homes are competitively priced.  No more inflated prices from a few years ago.  Builders are offering unprecedented incentives for new homes. The lower prices of the homes along with the low interest rates, allows you to buy more house than you could purchase just a few short years ago.

The tax credit for the first time homebuyer has been extended to April 30, 2010.  There is an extra 60 days if the buyer has a written binding agreement   by April 30, 2010 that will close before July 1, 2010.  The income limits have changed:  $75,000 to $125,000 single, $150,000 to $225,000 for married,  these  income limits are also applicable for the $6500 tax credit.  The cost of the home can not exceed $800,000.  To be eligible for the $6500 tax credit the homeowner must have used the home sold or the home being used as their principal residence consecutively for the five years of the previous eight years.  If you are married and filing separately the credit is only for $3250, the same formula holds true for the first time homebuyer tax credit.  Unlike the previous tax credit, the extension requires that the documentation used for the purchase of the home must be attached to your tax return.

Down Payment Assistance City of Atlanta/Atlanta Development Authority Part IV of IV

The Atlanta Development Authority has Homebuyer Down-Payment Assistance Programs.   There are four programs which I have recently become aware of: Beltline Affordable Housing Trust Fund, Atlanta Affordable Homeownership Program, Opportunity Down Payment Assistance Program, Vine City/ English Ave Trust Fund.  For all of these programs the borrowers must qualify for a first mortgage in addition to down payment assistance, which is a second mortgage.  The buyer qualifications vary from program to program.  This is the information for the  Vine City/ English Avenue Trust Fund                                                                                                           The program provides the buyer with a down payment of up to 10% of the purchase price, not to exceed $15,000. There are no monthly payments required on the second mortgage. There is no maximum purchase price.  The qualifications for the buyer is as follows:

  • Buyer does not have to be a first time homebuyer

  • Buyer must purchase within the incorporated city limits of Atlanta and within the Trust Fund Program boundaries

  • If the buyer currently owns a home it must be sold prior to the closing on the new property

  • Homebuyer counseling is required.

The buyer can qualify for a  Conventional, FHA, VA 30 year fixed rate loan.

The following income limits apply depending on the size of the household:

1 person $49,800

2 person  $57,000

3 person  $64,000

4 person  $71,200

5 person  $76,900

Properties that are eligible are: single family detached homes, townhomes and condominiums located within the city limits of Atlanta  nd the Trust Fund Program boundries.

How is the down payment loan repaid? The loan is deferred for five years, repayment is due in full upon sale, transfer, refinancing or when the home is no longer owner-occupied.

Down Payment Assistance City of Atlanta/Atlanta Development Authority Part III of IV

This program provides the buyer with a down payment equal to 10% of the purchase price to a maximum of $25,289.  There are no monthly payments required on the second mortgage. The maximum purchase price is $252,890. The qualifications for the buyer is as follows:

  • If the buyer currently owns a home it must be sold prior to closing on the new home

  • Buyer must purchase within the incorporated city limits of Atlanta.

  • No first time homebuyer requirements

  • Homebuyer counseling is required.

The buyer can qualify for a  Conventional, FHA, VA 30 year fixed rate loan.

$71,200   1 or 2 persons

$81,880   3 or more persons
