&lt;p&gt;This is the best time to buy.&amp;nbsp; The interest rates are at historic lows.&amp;nbsp; There is a large inventory of homes to choose from. The prices are extremely competitive.&amp;nbsp; The tax credit for first time home buyers, has been extended.&amp;nbsp; There is now also a tax credit for the current homeowner. &amp;nbsp;&amp;nbsp;This is a great time to buy!&lt;/p&gt;
&lt;p&gt;The interest rates are the lowest they have been in almost forty years.&amp;nbsp;&amp;nbsp; You want to consider putting your finances in order, to enable you to qualify to purchase a home.&amp;nbsp; Talk with a lender and let him guide you onto the track of home buying.&amp;nbsp; You can not let these low interest rates pass you buy. The Fed has announced in March it will pull back on the mortgage-backed-securities in March.&amp;nbsp; The financial experts are predicting this will drive interest rates up to over 6 percent.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The tax credit for the first time homebuyer has been extended to April 30, 2010.&amp;nbsp; There is an extra 60 days if the buyer has a written binding agreement&amp;nbsp; &amp;nbsp;by April 30, 2010 that will close before July 1, 2010.&amp;nbsp; The income limits have changed:&amp;nbsp; $75,000 to $125,000 single, $150,000 to $225,000 for married, &amp;nbsp;these &amp;nbsp;income limits are also applicable for the $6500 tax credit. &amp;nbsp;The cost of the home can not exceed $800,000. &amp;nbsp;To be eligible for the $6500 tax credit the homeowner must have used the home sold or the home being used as their principal residence consecutively for the five years of the previous eight years.&amp;nbsp; If you are married and filing separately the credit is only for $3250, the same formula holds true for the first time homebuyer tax credit.&amp;nbsp; Unlike the previous tax credit, the extension requires that the documentation used for the purchase of the &lt;a href=&quot;http:www.kstrealty.com&quot; target=&quot;_blank&quot;&gt;home&lt;/a&gt; must be attached to your tax return.&lt;/p&gt;

		to&#160;down payment assistance, which is a second mortgage.&#160;&#160;The buyer 
		qualifications vary from program to program.&#160; This is the information 
		for the&#160; &lt;b&gt;Vine City/ English Avenue Trust Fund&#160;&#160;&#160;

			sold prior to the closing on the new property&lt;/li&gt;
			&lt;li&gt;
			&lt;p&gt;Homebuyer counseling is required.&lt;/li&gt;

		&lt;p&gt;The buyer can qualify for a&#160; Conventional, FHA, 
		VA 30 year fixed rate loan.&lt;/p&gt;
		&lt;p&gt;The following income limits apply depending on the 
		size of the household:&lt;/p&gt;
		&lt;p&gt;1 person $49,800&lt;/p&gt;
		&lt;p&gt;2 person&#160; $57,000&lt;/p&gt;

		detached homes, townhomes and condominiums located within the city

		&lt;p&gt;How is the down payment loan repaid? The loan is 
		deferred for five years, repayment is due in full upon sale, transfer,

			&lt;p&gt;No first time homebuyer requirements&lt;/li&gt;

&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Beltline Affordable Housing Trust Fund (BAHTF)&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The maximum down payment assistance is $50,578.&amp;nbsp; It provides the buyer with a down payment equal to 10% or 20% of the purchase prices as a second mortgage.&amp;nbsp; No monthly payments are required on the second mortgage.&amp;nbsp; The maximum purchase price is $252.890. The qualifications for the buyer is as follows:&lt;/p&gt;

&lt;p&gt;Properties that are eligible are: single family detached homes, townhomes and condominiums located in the Beltline Tax Allocation district.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;How is the down payment loan repaid? The deferred&amp;nbsp;loan requires no payments and&amp;nbsp;is forgiven if the borrower occupies the property for 15 years.&lt;/p&gt;

      <description>&lt;p&gt;There is great news for Fulton County , Ga.residents.&amp;nbsp; The change in the Homestead Laws for the tax year 2009 provides homeowners an increase in basic homestead exemption from $15,000 to $30,000, which is&amp;nbsp;spread out over the next three years.&amp;nbsp; For 2009 the exemption is $20,000, 2010 the exemption amount will increase to $25,000 and by 2011 the basic homestead will increase to $30,000.&amp;nbsp; If you are currently receiving the homestead exemption you do not need to apply, unless there is an ownership change.&amp;nbsp; The new increase is automatically granted to homeowners who are currently receiving the exemption.&amp;nbsp; In addition qualifying first time applicants will also be eligible.&lt;/p&gt;

&lt;p&gt;Checked your credit score lately?&amp;nbsp; No, then perhaps you should.&amp;nbsp;&amp;nbsp;&amp;nbsp; You will be applying for a mortgage in the near future, which will enable you to complete your lease purchase contract.&amp;nbsp;&amp;nbsp; Your credit score is the most important factor in determining your eligibility, and obtaining a mortgage.&amp;nbsp; It will determine the interest rate you will receive on your loan, thus the higher your score, the lower and more favorable your interest rate. Let's take a look at what goes into this all important score.&lt;/p&gt;
&lt;p&gt;The credit score, usually referred to as the FICO score, is a number based on a formula developed by the Fair Isaac Corporation.&amp;nbsp;&amp;nbsp;&amp;nbsp; Fair Isaac looks at a summary of all of your credit accounts (mortgage, credit cards, car payments, etc.) and your payment history. By using these summaries and how you have paid, Fair Isaac can calculate the probability of how you will repay future debt. &amp;nbsp;These probabilities (scores) are given numerical assignments ranging from 300 to 850. &amp;nbsp;The higher your score the less of a risk you are to a creditor. &amp;nbsp;For the best rates, a score of 700 or above is desirable. Fair Isaac calculates the score for each of the three big credit-reporting agencies Equifax&amp;nbsp;Experian and TransUnion, using the information supplied by each agency, thus sometimes you will note a slight difference&amp;nbsp; in the reporting scores.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How is your score determined?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;35%&lt;/strong&gt; is determined by your payment history. Do you pay your bills on time on a regular basis to any agency that reports to the credit bureaus?&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; This can include medical bills, fines, parking tickets.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;30%&lt;/strong&gt; is based on the amounts you owe each creditor, and how that compares to total amount of credit available to you.&amp;nbsp; The same applies to any loans that you owe.&amp;nbsp; In other words, do not max out your credit cards.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;15%&lt;/strong&gt; is based on the length of the credit history.&amp;nbsp; How long you have had these accounts and how long it has been since you have had any activity on these accounts.&amp;nbsp;&amp;nbsp; The older accounts are better as long as you have made timely payments.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10%&lt;/strong&gt; is based on how many accounts you've recently opened compared with the total number of your accounts.&amp;nbsp;&amp;nbsp; Also the number or recent inquires on your report by lenders to whom you were applying for credit.&amp;nbsp;&amp;nbsp; This will lower your score. Too many inquires may signal you are in financial trouble.&amp;nbsp; If you are searching for a mortgage or car loan, inquires made within a 6 week period should not adversely affect your score.&amp;nbsp; &quot;But every inquiry you trigger when you apply for a credit card can affect your score,&quot; says Craig Watts, a spokesman for Fair Isaac.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10%&lt;/strong&gt; is based upon the type of credit you use.&amp;nbsp; An installment loan like your mortgage which has a fixed monthly amount and demonstrates you can handle large debt.&amp;nbsp; Your handling of revolving debt carries more weight since the payments change from month to month and seems to be predictive of your future behavior.&amp;nbsp; It is advisable to pay off these cards each month and keep a low balance.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The tax credit is for the first-time home buyers only&lt;/strong&gt;. &amp;nbsp;The laws defines a &quot;first-time home buyer&quot; as a buyer who has not owned a principle residence three years prior to the purchase of&amp;nbsp;&amp;nbsp; a home.&amp;nbsp; If&amp;nbsp; married taxpayers are buying a home the law&amp;nbsp; looks at the homeownership history of both the home buyer and his or her spouse.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The tax credit does not have to be&amp;nbsp; repaid&lt;/strong&gt; .&amp;nbsp; The tax credit is a total reduction in the amount of taxes you owe. Remember, the home buyer must use the home as their primary residence for at least three years, or will face the recapture of the tax credit amount.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A home purchase must occur on or after January 1, 2009 and before December 1, 2009&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The purchase date is the date when closing occurs and the title of the property transfers to the home owner.&amp;nbsp; The types of residences that qualify for this credit are: single family detached homes, attached homes, townhouses, condominiums, manufactured homes (mobile homes) and houseboats and the property can be new or&amp;nbsp; a resale.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The maximum credit allowed is $8000.&lt;/strong&gt;&amp;nbsp;&amp;nbsp; The tax credit&amp;nbsp; is equal to 10 percent of the purchase price of the home up to a maximum of $8000.&amp;nbsp;&amp;nbsp; You&amp;nbsp; can claim the tax credit on your federal income tax return for 2009.&amp;nbsp;&amp;nbsp;&amp;nbsp; Please read IRS form 5405 for instructions and qualifications.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Income&amp;nbsp; Qualifications.&lt;/strong&gt; &amp;nbsp;Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit. Please read the IRS&amp;nbsp; instructions&amp;nbsp; regarding the&amp;nbsp; income qualifications or check with your tax advisor , there is a reduced tax credit for those exceeding the income limits.&amp;nbsp; However, there is a ceiling.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;For many of you, your lease purchase is your first home&lt;/strong&gt;.&amp;nbsp;&amp;nbsp; If you are&amp;nbsp; scheduled to close&amp;nbsp; before December 1, 2009 you will be eligible for the tax credit.&amp;nbsp; If you are scheduled to close after December 1, 2009, give serious consideration to closing before this date, as this is a substantial tax credit&amp;nbsp; that does not have to be repaid.&lt;/p&gt;
