First Time Home Buyers Credit Extension/Move Up Buyers Tax Credit

This is the best time to buy. The interest rates are at historic lows. There is a large inventory of homes to choose from. The prices are extremely competitive. The tax credit for first time home buyers, has been extended. There is now also a tax credit for the current homeowner. This is a great time to buy!

The interest rates are the lowest they have been in almost forty years. You want to consider putting your finances in order, to enable you to qualify to purchase a home. Talk with a lender and let him guide you onto the track of home buying. You can not let these low interest rates pass you buy. The Fed has announced in March it will pull back on the mortgage-backed-securities in March. The financial experts are predicting this will drive interest rates up to over 6 percent.

There is a large inventory of homes available from the low end to the high end. The homes are competitively priced. No more inflated prices from a few years ago. Builders are offering unprecedented incentives for new homes. The lower prices of the homes along with the low interest rates, allows you to buy more house than you could purchase just a few short years ago.

The tax credit for the first time homebuyer has been extended to April 30, 2010. There is an extra 60 days if the buyer has a written binding agreement by April 30, 2010 that will close before July 1, 2010. The income limits have changed: $75,000 to $125,000 single, $150,000 to $225,000 for married, these income limits are also applicable for the $6500 tax credit. The cost of the home can not exceed $800,000. To be eligible for the $6500 tax credit the homeowner must have used the home sold or the home being used as their principal residence consecutively for the five years of the previous eight years. If you are married and filing separately the credit is only for $3250, the same formula holds true for the first time homebuyer tax credit. Unlike the previous tax credit, the extension requires that the documentation used for the purchase of the home must be attached to your tax return.

The Atlanta Development Authority has Homebuyer Down-Payment Assistance Programs. There are four programs which I have recently become aware of: Beltline Affordable Housing Trust Fund, Atlanta Affordable Homeownership Program, Opportunity Down Payment Assistance Program, Vine City/ English Ave Trust Fund. For all of these programs the borrowers must qualify for a first mortgage in addition to down payment assistance, which is a second mortgage. The buyer qualifications vary from program to program. This is the information for the Vine City/ English Avenue Trust Fund The program provides the buyer with a down payment of up to 10% of the purchase price, not to exceed $15,000. There are no monthly payments required on the second mortgage. There is no maximum purchase price. The qualifications for the buyer is as follows:

Buyer does not have to be a first time homebuyer
Buyer must purchase within the incorporated city limits of Atlanta and within the Trust Fund Program boundaries

Lease Purchase Home in Snellville

A young couple came to me, and requested an appointment to see a home. They had driven by the home and looked at the neighborhood, the wife fell in love with the home and subdivision. They knew their financial status, and feared waiting another six months or so the home would no longer be available. They had read about a lease purchase, and asked if I could further explain it to them, and answer some of their questions. I did. They decided on doing a lease purchase

I checked the availability of the home, and inquired about the lease purchase terms, which did fall within their budget. We made the appointment to see the home. The wife was right ,it was a well maintained four bedroom, two and a half bathroom home, the subdivision was quiet nice, and there was a small lake across the street from the house.

As far as the wife was concerned this was "it". The home had been freshly painted, the hardwood floors had been re done, the carpets had been cleaned, the front was landscaped and the backyard was a great area for her children to play. She was ready to move in. Three weeks later they did.

Tax Exemptions for Seniors in Fulton County, Ga./ Alpharetta Homes for Sale

Additional Property Tax Exemptions for Senior Citizens in Fulton County*

If you are age 62 or older on or before January 1, and your net income does not exceed $10,000, you are eligible to apply for the $10,000 Statewide School Tax Exemption.

If you are age 65 or older on or before January 1:

your adjusted gross income is less that $55,742 you are eligible to apply for an overage exemption
Your annual household income less than $39,000 you are eligible to apply for the Homestead Freeze for Senior Citizens. The value of your residential property freeze is based on the previous year's value as long as the eligible senior occupies the residence.
you are egilible to apply for the State Exemption. Those qualifying citizens would be exempted from all state property taxes. There are no income requirements.

If you are age 70 or older on or before January 1, your adjusted gross income is less than $55,742 you are eligible to apply for the Fulton County Full Value Exemption.

Tax relief is also offer to residents who are disabled based on income.

Homestead Exemption Fulton County

There is great news for Fulton County , Ga.residents. The change in the Homestead Laws for the tax year 2009 provides homeowners an increase in basic homestead exemption from $15,000 to $30,000, which is spread out over the next three years. For 2009 the exemption is $20,000, 2010 the exemption amount will increase to $25,000 and by 2011 the basic homestead will increase to $30,000. If you are currently receiving the homestead exemption you do not need to apply, unless there is an ownership change. The new increase is automatically granted to homeowners who are currently receiving the exemption. In addition qualifying first time applicants will also be eligible.

In order to qualify for any exemption you must own and occupy the property as your primary residence as of January 1, 2009 and be a permanent legal resident of Fulton County. You must also provide a valid Georgia photo ID and a current copy of your Fulton County vehicle registration.

Credit Scores - What You Should Know

Checked your credit score lately? No, then perhaps you should. You will be applying for a mortgage in the near future, which will enable you to complete your lease purchase contract. Your credit score is the most important factor in determining your eligibility, and obtaining a mortgage. It will determine the interest rate you will receive on your loan, thus the higher your score, the lower and more favorable your interest rate. Let's take a look at what goes into this all important score.

The credit score, usually referred to as the FICO score, is a number based on a formula developed by the Fair Isaac Corporation. Fair Isaac looks at a summary of all of your credit accounts (mortgage, credit cards, car payments, etc.) and your payment history. By using these summaries and how you have paid, Fair Isaac can calculate the probability of how you will repay future debt. These probabilities (scores) are given numerical assignments ranging from 300 to 850. The higher your score the less of a risk you are to a creditor. For the best rates, a score of 700 or above is desirable. Fair Isaac calculates the score for each of the three big credit-reporting agencies Equifax Experian and TransUnion, using the information supplied by each agency, thus sometimes you will note a slight difference in the reporting scores.

How is your score determined?

35% is determined by your payment history. Do you pay your bills on time on a regular basis to any agency that reports to the credit bureaus? This can include medical bills, fines, parking tickets.

30% is based on the amounts you owe each creditor, and how that compares to total amount of credit available to you. The same applies to any loans that you owe. In other words, do not max out your credit cards.

15% is based on the length of the credit history. How long you have had these accounts and how long it has been since you have had any activity on these accounts. The older accounts are better as long as you have made timely payments.

10% is based on how many accounts you've recently opened compared with the total number of your accounts. Also the number or recent inquires on your report by lenders to whom you were applying for credit. This will lower your score. Too many inquires may signal you are in financial trouble. If you are searching for a mortgage or car loan, inquires made within a 6 week period should not adversely affect your score. "But every inquiry you trigger when you apply for a credit card can affect your score," says Craig Watts, a spokesman for Fair Isaac.

10% is based upon the type of credit you use. An installment loan like your mortgage which has a fixed monthly amount and demonstrates you can handle large debt. Your handling of revolving debt carries more weight since the payments change from month to month and seems to be predictive of your future behavior. It is advisable to pay off these cards each month and keep a low balance.

Lease Purchases In Alpharetta

This process allows you to put a home under a binding contract (cannot be sold to anyone else) and move in before you actually buy it. The benefits of this type of arrangement are great, for example if you had credit issues and need time to work through the problem, or let’s say you have some money coming to you that you want to use as a down payment but need or want to move now before the money comes in, these are both good examples of how Lease Purchase can help you.

Just as the name implies the Lease Purchase method involves two distinct parts. First is the Lease which is a contract spelling out the amount of monthly rent which will be paid to the owner of the house during the period of time you are living in the house before you legally buy it. This agreement also spells out the terms and conditions of you living there and the period of time you will lease the house before the purchase. Second is the purchase agreement, it is the purchase contract and has all the terms and conditions of the purchase of the home, for example, the sales price. Also included in this document will be the terms of any mortgage required for you to complete the purchase.

The owner or seller of the home is the one who determines if you are qualified to Lease Purchase their home. So we need to present them with positive information about you. In most cases the owner/seller will want you to provide them with a preapproval letter from a mortgage lender. The purpose of this letter is to assure them that when it is time for you to buy the house you will be ready. We work with lenders that help you work out problems you may have and will even set up a plan to help you qualify for the mortgage.

As Real Estate agents it is our job to represent you in this transaction. We are paid a fee by the owner/seller who is represented by another agent. Georgia Law requires that we have a written agreement showing we represent you. The agreement is called a Buyer Brokerage agreement and allows us to share all information we find out about the property and to help you negotiate the purchase of the property. The Move In inspection was scheduled for 6:00 P.M. two days before their move in. Everyone arrived promptly at 6:00 P.M. We inspected the inside of the house first and then went outside. When we finished the inspection, the owner said, "I must show you something I discovered. " The owner showed us who else really liked this home and moved in .

Alpharetta New 911 Center Opens

The City of Alpharetta has opened a new 911 communication center. A "state-of-the-art" facility known as C 3 (Command and Control Center). The new center uses the latest public safety software, and secure telephone technology. Every police, fire, and EMT vehicle can be tracked by location and time. This gives the communication officers the ability to route the nearest emergency vehicle to the distressed area instead of an assigned zone vehicle. This shortens the response time of emergency vehicles and enhances public safety.

Director Gary George of the Alpharetta Department of Public Safety says, "The C-3 was built with two primary goals in mind. We wanted to provide our citizens with the most advanced communications and rapid response capabilities possible while allowing for future adaptation and expansion. The City Administrator, Mayor and City Council were instrumental in their support for the new C-3. The center was built with our citizens and businesses in mind, and they will be served by our outstanding staff." *

Alpharetta striving to educate its teen drivers, has a new educational program geared for young adult drivers between the ages of 15-19. The eight hour course is taught by police academy instructors, and offers intensive hands-on experience in accident avoidance skills, and how to control the vehicle in out of control situations. First Time Homebuyers Tax Credit/Purchase Review

First Time Home Buyers Tax Credit

The tax credit is for the first-time home buyers only. The laws defines a "first-time home buyer" as a buyer who has not owned a principle residence three years prior to the purchase of a home. If married taxpayers are buying a home the law looks at the homeownership history of both the home buyer and his or her spouse.

The tax credit does not have to be repaid . The tax credit is a total reduction in the amount of taxes you owe. Remember, the home buyer must use the home as their primary residence for at least three years, or will face the recapture of the tax credit amount.

A home purchase must occur on or after January 1, 2009 and before December 1, 2009

The purchase date is the date when closing occurs and the title of the property transfers to the home owner. The types of residences that qualify for this credit are: single family detached homes, attached homes, townhouses, condominiums, manufactured homes (mobile homes) and houseboats and the property can be new or a resale.

The maximum credit allowed is $8000. The tax credit is equal to 10 percent of the purchase price of the home up to a maximum of $8000. You can claim the tax credit on your federal income tax return for 2009. Please read IRS form 5405 for instructions and qualifications.

Income Qualifications. Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit. Please read the IRS instructions regarding the income qualifications or check with your tax advisor , there is a reduced tax credit for those exceeding the income limits. However, there is a ceiling.

For many of you, your lease purchase is your first home. If you are scheduled to close before December 1, 2009 you will be eligible for the tax credit. If you are scheduled to close after December 1, 2009, give serious consideration to closing before this date, as this is a substantial tax credit that does not have to be repaid.
