The Sussex County WCR Chapter's next meeting is on Tuesday, January 19th @ the Cottage Cafe in Bethany Beach.  The meeting starts at 11:30 AM and will last until about 2 PM.  Lunch will be served.

A License to Originate - the Public View - 01/13/10 05:59 PM
Loan originators have been scrambling over the past few months to get their licensing straightened out in accordance with the SAFE Act.  The most of important of this law was the creation of the National Mortgage Licensing System (NMLS) where originators manage their licensing, educational requirements, company associations, etc.
On January 25, 2010, the Nationwide Mortgage Licensing System & Registry (NMLS) is scheduled to launch a consumer focused website, NMLS Consumer Access, which will make information available about mortgage loan originators.  This effort is to provide greater transparency for consumers and access to information specific to the mortgage originator.

Vacation Homes Come Back - 01/12/10 06:45 AM
The NY Times had an article on vacation homes Sunday (click here) supporting the notion that the market is improving for 2nd home purchases based on lower prices and increased financing availability.  While the article was generally fair, the writer described the financing available for second homes in too negative.
For vacation home buyers with the ability to use conforming financing ($417,000) or less financing is readily available, especially if they have the ability to make a down payment of at least 20% of the purchase price.  And, we will finance 2nd homes with 10% down payments provided the borrower has … (3 comments)

Marketing the Tax Credit - An Historic Opportunity - 01/06/10 10:50 AM
We call this an historic opportunity because there are few times in our history in which homes have been more affordable. Home prices are down because of the preponderance of foreclosures.  Rates are at historic lows, making monthly payments very affordable. In addition, the government is now subsidizing home purchases with a $6,500 tax credit for move-up buyers and an $8,000 tax credit for first-time buyers. One word of caution.
