The St Augustine Lighthouse was there to share a bit of Lighthouse history with us. (St Augustine Lighthouse website: http://www.staugustinelighthouse.com/) Then we all had the chance to partake in making a craft that is offered by their educational department. We all made sailboat wind chimes; we found out there's still a kid inside us all!

Kudos to The Coastal Café, they provided the food and to say it was delicious was an understatement!

With the Real Estate market shifting, Keller Williams® Realty of St Augustine is looking outside the box. August 18^th we will be holding a Community Mega Open house in the St Augustine Shores. Keller Williams® is all about "Culture", we strongly believe that we need to give back to the Community every opportunity that we can, so to kick off the Mega Open House event we will be hosting a "Free" car wash for Young Life, a local Christian youth organization. Raising money for local youth groups is very important and we would love to see everyone come out and support them. THINKING OUTSIDE THE BOX IN ST AUGSUTINE

We are brainstorming here trying to figure out how to Flush out Buyers. We held a "MEGA open house" last month and had 10 leads as a result. We advertised, and then we took a lead from the builders and stood out on US1 (busy road) with our signs and pointed traffic to our Open house. Now on August 18^th we will be holding a Community Mega Open house in the St Augustine Shores.

We are trying to make a name for our market center; we have only been open about 1 year. We are emphasizing the Keller Williams® “Culture” and giving back to Community any time that we have the opportunity. So to kick off the Mega Open House event will be a “Free” car wash for free car wash

with one of our local youth organization. We hope to get the community involved, if they come to our houses that are open they will receive a FREE car wash, compliments of Keller Williams®, we will have FREE food and prizes too. They have to pick up a map and punch card either at our office on 25 Deltona Blvd or at our featured property to get the car wash for free. We hope to hold an event every month, keeping the Keller Williams® Culture alive. Something else I did to get the community involved was to go to the FSBO and invite them to participate.

If they do they have to sign a "one time" listing agreement, saying that if they get a buyer as a result of this open house they agree to pay us a co-broke. They also agree to put out a sign up sheet to buyers who are just looking, so that we can attempt to capture them as customers. Of course we hope to get some listings as well, but it will show our presence in the community! Any other suggestions?

Staging your House to Sell - Part 4

Neutralizing your home- this means color as well as emotional. You want to make it pleasing to everyone, colors are very emotional, and they bring about an emotional response. I found the following information at The University of Wisconsin website:

Remember also that painting can make a room or an exterior façade look brand-new, and totally transform the look and feel of a room or the entire residence. Always avoid choosing colors that are too individual or flashy and favor neutral colors and schemes. This does not mean painting everything white, however. Step back and take an “unemotional” look at your home. Try to see where there are weaknesses, dark areas that will make a room look small, brighten it up, and use paint and lighting to make it appear roomy. Painting also has a great side effect: CLEAN. When painting you have to prep the room, you usually remove furniture and this allows you to really “expose” problem areas, giving you a chance to get some minor repairs done in the process. Afterwards your house looks and feels new and clean!
