If you hang around SCHWEITZER MOUNTAIN RESORT, long enough…eventually one of the ski area’s iconic on-slope homes will become available.  It doesn’t happen often.  The ski-in/ski-out homeowners around here are very protective of their treasures.
Well…you’re in the “right place at the right time”.  Unit #12 in THE PINNACLE RIDGE townhome complex is now available.  Those of you who are lucky enough to ski SCHWEITZER are all too familiar with these units.  You really can't over-exaggerate the old adage “LOCATION-LOCATION-LOCATION” when discussing THE PINNACLE’S.

schweitzer: Despite the economy, Schweitzer Mountain Real Estate is trending up! - 12/14/12 07:20 AM
Maybe the accolades are actually taking effect!  Sunset Magazine has named Schweitzer Mountain a Top Twenty U.S. Ski Resort in its latest poll AND names Sandpoint, Idaho one of the Top Ten Ski Towns in the West! Powder Magazine is currently holding their Ski Town Throwdown Event where they have set up 32 brackets (similar to the NCAA Basketball Tournament) with the top ski areas/ski towns in North America.  The public is asked to vote for their favorite town.  Sandpoint/Schweitzer is in the FINAL FOUR! (Please feel free to join in the fun & vote - for Schweitzer, obviously - on Monday).

If you look around the ski world, races and events are being canceled on a regular basis.  Snow coverage is shockingly low and, in Europe, almost non-existent.  Schweitzer Mountain is the exception and I, for one, am happy to ride this wave as long as I can.  As of this post, Schweitzer has the 9th deepest snowpack in North America and has enjoyed 2900 acres of skiable/open terrain since the first week in December.
Today marks the 2nd day of the SCHWEITZER NORTHWEST (FIS) CUP, a high level, FIS licensed giant slalom running January 5 - 8.  The racers are getting … (0 comments)

schweitzer: WORDLESS Wednesday: It's lonely on top. - 12/07/11 09:14 AM
Skiing Schweitzer Mountain today gives a whole new meaning to the phrase, "It's Lonely On Top".  I had to take a few iphone shots of the "crowds"...or lack thereof.  No lift lines and, usually, nobody even within sight on the lifts.  By the way, the skiing is phenominal...no rocks, still soft snow in the trees and no danger of getting wiped out by an errant skier/boarder coming up from behind.  (Do you see any humans?  Hopefully there's one in the lift tower.)

Seriously.  This is one of the Rockies most phenominal settings.
 
The Ridge At Schweitzer Mountain is located 1 mile up the mountain from Schweitzer Mountain Resort.  I'm incredibly biased, I admit...but you just can't do better than Schweitzer.  Today is December first...I've already had three days of mid-calf powder skiing so far this year, one day of bright bluebird skies, no rocks and Schweitzer hasn't even opened fulltime yet!  Plus I mowed the backyard yesterday at my home in the valley (Sandpoint, Idaho) 10 miles from the lifts.  In other words, the best of all worlds.  ...and now the best … (3 comments)

I never was much of a fisherman...even though I live on Lake Pend Oreille, home to some of the best trout fishing in the country.  (Check out Seagull Charters here on the lake to book your next outing!).  I always gravitated toward activities that I felt I could control more easily... tennis, hiking, climbing, skiing, etc.
That's why I find it interesting that I have chosen real estate as a career.  It's really a lot like fishing...

Not a bad view looking across Kootenai Bay here in Sandpoint, Idaho.  Kootenai Bay is one of the "smaller" bays on Lake Pend Oreille.  It is about 3 miles across and 2 miles wide.  Now that Schweitzer Mountain is enjoying the LAST day of the ski season today, I'll be spending my quality time playing on the lake.
My office remains up at Schweitzer, however, so please do not hesitate to join me up here for "non-winter" fun (and sales with a little luck...).

Attention Baby-Boomers – Now is the time to buy your ski escape!  …but for a different reason than you might think.
Everyone knows the drill… 1) Prices are great (even if they do continue to self-adjust downward, the deals are still incredible today); 2)  interest rates are still at historic lows and, 3) lenders are looking for clients…believe it or not! But, You know what?  These are not THE most compelling reasons for you “baby-boomers” out there to take the plunge and invest in your skiing dream.

The numbers are in.  The Real Estate "market adjustment" is frightening (from a homeowner's perspective) but not surprising based on the stats we have been seeing nationally.  As you can see below, the median priced home is down 24% from 2007.  The massively daunting statistic, however is the sales volume from 2007 to 2009 in the Sandpoint City area...almost a 60% decline!  In Sandpoint and surrounding area, almost a 50% decline in sales volume!
While these numbers do reflect the national real estate crisis they also support the fact that now is the time to buy.  A client of mine said … (4 comments)

The perfect winter continues here in North Idaho and these photos, in my humble opinion, attest to that fact.  I woke up this morning to yet another "balmy" day in Sandpoint (around 45 degrees), bright sun and brilliant snow covered mountains in every direction.  Today was one of the few days this winter where I didn't seek out powder stashes.  Today was meant for letting it all loose on the impeccable groomers and testing the edges of the old GS skis.

Gear up for the 36th annual Winter Carnival provided by the Downtown Sandpoint Business Association.  This year's event is Thursday-Monday, January 14-18, 2010.
The long-standing tradition promotes area businesses by drawing visitors from across the region to enjoy the snowy playground in the Greater Sandpoint area...while also providing fun activities for the entire family. The Big Sky Journal has this to say about the event...
"Whether it was the dogs, the skiing or the fireworks, I’m convinced: Sandpoint is no longer for the beach bum in me, it’s a winter haven I won’t soon forget."

Here’s the deal. I just got off the mountain.  You can see from the pictures what I was dealing with.  No clouds, no wind, bright sun and some of the most breathtaking views in the world.  Sandpoint, Idaho and Schweitzer Mountain have, once again, lived up to all of my lofty expectations.  …So, as a Realtor®, I have a dilemma.

2009 marks the year that Sandpoint puts it's name on the "tennis map" with THE BLACK DIAMOND TENNIS INVITATIONAL...aptly dubbed, "The Most Beautiful Tennis Tournament in the Country!"  (Maybe the world).         
 
Invitations were sent out to the top players from the Inland Northwest with the idea that the first 24 to respond would get the "invite".  A few hours later the tournament draw was filled.  This event will be EPIC!

The good news?  I finally closed on a condo up here at Schweitzer Mountain!  It's a GREAT condo, spectacular views and priced perfectly.  My buyer put some equity in his pocket and he and his wife are absolutely thrilled!  Below is the view from their front door.

You know, the economy is tough on everyone.  The stimulus plan is questionable.  Almost 10% of America is officially unemployed.  Life is a downer.  NOT!
Guess what?  Life goes on and we can defeat the pessimissim.  What really matters is what goes on in our heads.  I just finished a day of phenominal skiing at Schweitzer Mountain and there is no way life can get any better.  It's not just about skiing...skiing is just MY motivational tool.  Find that tool and use it! 
Skiing does take a financial commitment, but the benefits far outweigh the expense.  ...but it is not just … (4 comments)

The Australian Open just ended...OMG!  The finals may have been the best final ever between the best two players ever.  Nadal finally bested Federer in five sets...7-5, 3-6, 7-6, 3-6, 6-2.  The emotional awards ceremony was as great as the match!

My wife and I have had a listing on the mountain here at Schweitzer Mountain Resort since August. It is a great little 1 bedroom condo, wonderful views, priced right, clean and located very near the slopes...not quite ski-in/ski-out, but close. It should have been an easy sale.NOTHING. All the realtors on our mountain MLS tour agreed..."GREAT CONDO" they wrote on their evaluation cards..."PRICED RIGHT"...."NICE LISTING!" So what's up?
