Blitz 2 The Barrel

Only in Bend Oregon would you have an event like the “Blitz 2 The Barrel”–a ball-busting mountain bike downhill featuring 35 professional riders (by invitation only), racing from Mt. Bachelor to the 10 Barrel Brewing Co. in downtown Bend, with $20,000 in prize money at stake.

The course began at Wanoga Sno-park (near Mt. Bachelor), headed down the Funner and COD trails, before crossing Skyline Ranch Road, and entering Tetherow.

Only at Tetherow

While proclaimed “the best course you can play” (Golfweek, 2009-2012), and “#3 of America’s Best New Courses ” (Golf Digest), Tetherow is not your daddy’s golf club! On the evening of the race, as the shadows lengthened and the vibrant colors began to soften, the two-tiered driving range at Tetherow looked more like a rock concert scene. Children frolicked, using the sloping terrain as a giant sledding hill.

As music pounded, racers had the option of straight-lining a huge jump

or taking a more circuitous (and safer) route that added roughly 30 seconds (and incurred good-natured “boos” from the crowd) to the course.

To the delight of spectators–already enjoying libations, rock music, and the early summer weather– the riders then proceeded across the par 3 course at Tetherow, either leaping over or riding through a sand trap

One last pass across the David Kidd-designed course, and the racers were headed downtown to 10 Barrel.

Tetherow–A Modern Perspective on a Golf Community

Contrary to the words of Mark Twain, a great game of golf is still a wonderful way to spend a sunny afternoon, yet, this event (Blitz 2 The Barrel) helped folks to realize that this is not “your Daddy’s golf club,” and that the grounds at Tetherow are ideal for a variety of different events.

A Golf Dilemma

Tetherow Club Championship

What if you were playing in the Tetherow club championship tournament finals and the match was halved at the end of 17 holes? You had the honor and hit your ball a modest two hundred fifty yards to the middle of the fairway,

leaving a simple six iron to the pin.

Your opponent then hits his ball, lofting it deep into the woods to the right of the fairway.

A True Gentleman

Being the golfing gentleman that you are, you help your opponent look for his ball. Just before the permitted five minute search period ends, your opponent says: “Go ahead and hit your second shot and if I don’t find it in time, I’ll concede the match.”

10 Feet From the Pin

You hit your ball, landing it on the green, stopping about ten feet from the pin. About the time your ball comes to rest,

you hear your opponent exclaim from deep in the woods: “I found it!”.

The second sound you hear is a click, the sound of a club striking a ball and the ball comes sailing out of the woods and lands on the green, stopping no more than six inches from the hole.

The Ethical Dilemma

Do you pull the cheating bastard’s ball out of your pocket and confront him with it or do you keep your mouth shut?

Bend Oregon Pole Pedal Paddle

Pole Pedal Paddle

I don’t know about you, but yesterday I felt fat, old, and very lazy . . . all this because I was not one of the 2922 participants in this year’s “Pole Pedal Paddle.”

The event, now in its 35th year, besides being one of the highlights of Bend’s social calendar, put individuals and teams (of various ages, shapes, and colors) through a test of six disciplines. It’s sponsored by US Bank and serves as a fundraiser for Mount Bachelor Sports Education Foundation. Just another of the great events here in Bend indicative of our Central Oregon lifestyle.

Alpine Skiing

A 200 foot sprint uphill (usually in outdated, but quick exit, rear-entry ski boots), followed by what can be a rather hairy downhill GS on the Leeway run at Mt. Bachelor. Here’s a clip from the 2010 race.

As per the soundtrack, sometimes the snow can be just a bit “firm” first thing in the morning. Looks a bit like the “Chinese Downhill” from that classic ski film, Hot Dog the Movie.

Nordic

An 8 kilometer jaunt around the Mt. Bachelor Nordic Center. This year’s race featured a ringer–three time Olympian, Kris Freeman. He showed them a thing or two.

Cycling

A 22 mile “downhill” (at least, mostly downhill) cruise (my word) from Mt. Bachelor into Bend.

Running

Now 5 miles is 5 miles . . . still it’s just a little tougher to jump off the bike with quads burning, transition into running shoes . . . then set off immediately uphill to Braeburn, before returning along the Deschutes River Trail to Riverbend Park.

Paddling

A one and a half mile course through the center of Bend on the Deschutes River; it included both up and downstream legs. A variety of approved craft were used . . . ranging from speedy streamlined surf skis to the economy-based unit pictured here.

I get fatigued just looking at this photo!

Sprinting

Finish it up with an 800 meter dash from the river to the Les Schwab Amphitheater.

The Winners . . . Pole Pedal Paddle

As I’ve said in the past, to me, anyone who participates in the Pole Pedal Paddle a winner. But, for the record, the elite men’s and women’s winners for this year were Kris Freeman (1:46.00) and Stephanie Howe (2:01.05).

Bend Oregon Real Estate Market Update

Bend Home Sales . . . March 2012

The snow continued to fall in March (473″ to date at Mt. Bachelor), and homes in Bend continued to sell . . . 177 all told. That’s up an amazing 32% from the number of houses sold in Bend in February. For sale inventory in Bend stayed pretty steady, with just 425 active listings (compared to 422 a month ago) . . . that’s still close to an all-time low, and off more than 70% from just three years ago. In normal times, we’d call this a “seller’s market.”

Another encouraging sign was the continuing high number of “pending” sales for the month . . . 185.

Range of Prices for Homes in Bend

The big winner for the month was a very unique home in “prestigious” Broken Top. Built in 2003, the 4 bedroom, 3.5 bath, 4577 square foot home

offered “artistic architectural details throughout.” It sold for $700,000 or $153 per square foot. It was initially listed in August for $1,050,000.

It backed to the 11th. green, the signature hole of Broken Top’s Weiskopf-Morrish 18 hole track.

Median Home Price in Bend . . . $196,000

We’re still seeing a red hot low end market . . . 47% of the houses sold in Bend were under $200,000. Consequently, our median price remained relatively stable at $196,000. One could expect for that price, a pretty good value like this

4 bedroom, 2 bath, 1644 square foot home in River Rim in southwest Bend. It offered a fenced backyard with a hot tub.

In 2007, this home went for $305,000.

Low-Priced Leader . . . $55,000

At the low end of the Bend housing market was a dandy “zero lot line” unit near Kiwanis Park and the railroad tracks . . . even though the photo looks more like a budget car ad, this 1336 square foot home went for $55,000.

That’s just $41 per square foot! I think I could get used to the trains. The home featured two bedrooms, 1.5 baths, and a kitchen.

Trends in Bend Real Estate

A couple of other trends worth mentioning in regard to Bend Oregon Real Estate . . . just 132 Notices of Default (the first stage in the foreclosure process) for the month–even lower than last month’s 143. Before we get too excited though, our percentage of distressed properties sold remained quite high at 52% (39 short sales, 52 bank-owned). We’re not out of the woods yet

Central Oregon Golf Season Begins

To paraphrase Mark Twain (yes, I know he never really said it), “The coldest winter I ever spent was spring in Bend Oregon.”

Despite 15′ of snow at Mt. Bachelor (and more to come)

and the recent postponement of numerous high school athletic events on account of “inclimate weather,” pros and amateurs will be teeing it up as today marks the official start of golf season in Central Oregon. Courses like Tetherow,

Brasada Canyons,

Pronghorn,

and Broken Top

will open for some rather chilly play. The winners will be the hearty folks who can take advantage of promotions like Tetherow’s “Pay the Temperature” . . . the high in Bend tomorrow is scheduled to be 43 degrees.

I’ve been working pretty hard, patiently trying to train my master. You know, the general obedience stuff . . . walking on a leash, staying, not rushing through doors, not acting too aggressively.

We’ve attended group sessions together and opted for individual instruction too. He’s coming along well, but still a work in process. He’s pretty set in his ways . . . what’s that old adage?

The Daily Walk

We suited up, I wagged my tail perfunctorily, and we headed out for our daily stroll. I thought briefly of my departed older sibling, Rocco; like him before me, I’ve become a bit of an expert on golf communities in Bend.

. . . out through the trees alongside the 7th. hole at Broken Top. I sniffed some rocks, peed on a bush, and sort of lackadaisically sauntered after a couple of lame birds. All the while, keeping my master tight off my right flank.

As we walked, my master talked (he has a way of doing that) . . . a diverse array of subjects–Bend real estate, the dearth of quality amongst GOP presidential candidates, the new iPad3, the merits of the Rocketballz vs. the proven R11 driver. I pretended to listen and marched on.

Tetherow

We crossed over to Tetherow, marveling simultaneously at all the new construction

and the quality of the David Kidd-designed course. My master let me off my leash, and I sprinted ahead (not too far . . . I had to let him think he was still in control) in unfettered joy.

Bend Elk’s Club

A strange rather fecund scent in the air, and I pulled up rapidly. There, out in the trees, just off Tetherow’s twelfth hole (the par 5 carved out of the rocks) stood one of the largest beasts I’ve ever seen.

And behind her stood another, and another . . . perhaps 50 in all.

I’d never seen anything like it! I was nonplussed. I started to move forward, straining against my collar . . . not sure if I was in friendly mode or protective. My master, quick as a cat (pardon the expression), slipped on my leash and gave me a tug as a battleship-sized cow and an aged bull with broken antlers (I didn’t even want to think about how he broke them)

likewise stepped forward, as if to meet my youthful canine challenge.

We turned towards home. My master droned on again about the “wonders of nature,” the beauty of the Bend lifestyle, and the fact that we’d just encountered an incredible herd of elk not 400 meters from our front door. I think I’m happy to live here too.

Pending Sales Soar in Bend Oregon

Bend Oregon Home Sales . . . February 2012

Bend’s Pending Sales Soar

Big news in Bend Oregon real estate for the month of February was the soaring rate of pending home sales. 195 homes in Bend went pending . . . that’s the highest number in almost four years, and, perhaps an indication of some sunnier weather ahead.

Notices of Default Down in Deschutes County

Another positive sign of real estate in Bend was a continuing decline in NOD’s–just 143 for the month (throughout much of 2009 and 2010, NOD’s ran between 250 and 400 . . . with a colossal high of 581 in May of 2011.

134 Homes Sold in Bend in February

We saw the sale of 134 homes in Bend . . . that’s up almost 21% from last month (Homes in Bend . . . January), and probably right about where we ought to be for a community our size.

We also saw our for sale inventory drop to what appears to be an all-time low . . . just 422 units. That’s down a shocking 70% from just three years ago.

Median Price in Bend . . . $199,000

We saw the median price for a house in Bend increase for the third consecutive month . . . up about 5% to $199,000. Your typical median-priced home would look much like this

three bedroom, two bath, 1705 square foot home in Mountain Pines.

Cute Little Log Cabin in Bend

Tired of all those million dollar plus “McMansions,” humongous wine cellars, and pretentious theater rooms with butt-thumping amps? No, neither am I. But this one still might be for you. The least expensive home sold in Bend in February was a 1/1, 770 square foot “cute little log cabin”

in Deschutes River Woods. It was built in 1983 and sold for $53000 . . . or $69 per square foot. It was on the market for 515 days.

I don’t know why I use these pictures?

High End Bend . . . $797,000

Though the low end of the market (under $200,000) is extremely active, the upper end is still taking a beating. Witness the most expensive home sold in Bend for February . . . a 4244 square foot, 6/4.5 family home on an estate lot in The Parks

. . . it was a Tour of Homes contender in 2007 (I think it would have been a winner had the judges been more predisposed to the trendiness of black and white decor). It sold for $797,000 or $188 per square foot.

Other Trends in Bend Real Estate

For the month, distressed properties (36 short sales, 40 bank-owned) made up 57% of total sales. Also, the low end continued to be red hot, as 64 homes sold for less than $200,000.

2017 seemed like the distant future to Bend’s Tim Williams and his family. But don’t expect boom to return

On Friday, at The Riverhouse Convention Center, there was hope that tepid market conditions would gradually improve this year — but caution that homeowners, brokers and investors would have to brace for a “new normal” in the market.

“We’re on the verge of recovery”

“We’re on the verge of a recovery,” Ron Ross, principal broker at Compass Commercial Real Estate Services, told a crowd of about 200 business, real estate and financial officials. But “we can’t wait for the economy to get back to where it was in 2005. That’s not going to happen any time soon.

Homes in Bend . . . 1986 to 2004

Between 1986 and 2004, median home prices in Bend increased at an average yearly rate of 6.1 percent, Ross said, a healthy rate of growth that slightly outpaced national growth. But as the economy sped up in the years that followed, growth took off. Six percent increases soon blossomed into 16 percent value gains on average, between 2004 and 2007.

Spurred by population growth and a rise in demand, home prices rocketed upward. In 2006, median home prices in Bend crept toward $400,000, according to Central Oregon Association of Realtors data, up about 30 percent from 2005. “Then,” said Ross, “came 2008.”

By the end of 2009, Bend prices had dropped 68 percent from their 2007 value (I don’t think that’s right!)

By the fall of 2011, median home prices in Bend were at $212,000 (last month they were $186,000)

John Mitchell of M & H Economic Consultants

Mitchell shared several data points showing just how far the Bend real estate market has fallen from its highs.

About 22 percent of the nation’s homeowners are underwater,

owing more on their mortgages than their homes are worth, he said. Since the market tanked in 2008, $7 trillion in home equity has vanished.

“The American dream, for most people meant having their kids be better off than them,” he said. “Now, that’s not so sure. Kids are still living it home.”

But there are signs of recovery. Nationwide employment picked up in the second half of 2011 — Oregon added 20,000 jobs last year, after losing more than 100,000 in 2009. In December, the statewide seasonally adjusted unemployment rate dropped to 8.9 percent, the first time it had fallen below 9 percent in three years, according to the Oregon Employment Department.

Homes in Bend are cheaper than they’ve been in 9 years!

Interest rates near 4 percent are enticing first-time buyers to make offers on homes that are cheaper than they’ve been in nine years.

“Housing affordability is at record levels,” Mitchell said. At the start of 2012, “Median families have almost twice as much income to buy the median house.

“There may not be a better time to buy a home in Bend in my lifetime.”

“I’m going to say that winter of 2011 and 2012 marked the beginning of the housing recovery in Bend,” Ross said.

Homes for Sale in Bend . . . under $200,000

I was thinking a bit about the Bend real estate market (something I do quite frequently), and specifically about homes for sale in Bend. My interest was further piqued when I read an article in the Bend Bulletin (Median Price in Bend Drops for 4th Year in a Row). The article, while certainly based on fact, failed to convey recent trends and the palpable uptick in the market . . . especially with homes under $200,000.

2008 . . . Homes in Bend under $200,000

I took a step back, and arbitrarily picked a date . . . February of 2008 . . . just four years ago. My how the Bend real estate landscape has changed! In that month, just one home in Bend sold for less than $200,000.

And that home, a 651 square footer built in 1928, went for $199,500.

2011 . . . Homes in Bend under $200,000

The drop in median price in 2011 can be directly attributed to the huge number of homes which sold for under $200,000. Of the 1684 homes sold in Bend, fully 903, or 54%, were under the “Mendoza Line“. As of December, there was less than two months of for sale inventory at this price point!

Data, data everywhere, but what should you believe? Are we on, in the middle, or at the tail of a deflating real estate bubble? Is there a Florida real estate bubble?

There is A LOT of conflicting data emerging about the 2012 real estate market and 2012 real estate transactions. Case-Shiller has emerged as the leading index of real estate values. The Q4 2011 S&P/Case-Shiller index (1) shows continuing declines in real estate values with quarter over quarter declines of 1.1-1.2% and annual declines of 3.0-3.4%.   RealtyTrac is the leading source of foreclosure data.   On January 12, 2012, RealtyTrac published (2) surprisingly good news showing a 33% decline in the number of homes in foreclosure from 2010 to 2011.   The National Association of Realtors (NAR) Chief Economist Lawrence is projecting a modest 4.7% increase in real estate transactions with a 2.0% increase in real estate values in 2012 vs. 2011. But, on December 19, 2011, NAR was forced to re-state historical homes sold data (3) due to “upward drift” of their core homes sold benchmarks, which historically have been based on feeds from the multiple listing service (MLS).

So what should you believe? Nearly all data on real estate transactions and real estate values is historical; it does not forecast the future and may not reflect the situation in your local market.   Real estate is inherently local, so if the national real estate market is in decline or on the mend, what does that say about your local market? Does a national real estate bubble portend a Florida real estate bubble? Or a bubble in Fort Myers, or Sanibel Island specifically.

The largest real estate social network ActiveRain Corp surveyed 1,835 real estate agents and real estate brokers in the US and Canada to understand if the real estate market and economy are poised for recovery in 2012, both nationwide and in local markets.

A Bottom of the American Real Estate Market

American real estate agents expect the US real estate market to be largely flat from 2011 to 2012. Real estate agents predict that real estate values will be flat from 2011 to 2012, signaling a bottom to the real estate market or the end of the real estate bubble. Given historically low interest rates as well as a bottoming of real estate values, real estate agents expect that the number of real estate transactions and new construction starts will increase slightly in 2012.   Additionally, real estate agents believe local economies are on the mend and we will see improvements in the economy.

Rental Nation?

With low real estate values, low interest rates and a recovering economy, American real estate agents believe that 2012 is a great time to purchase both single family and multi-family rental properties. Real estate agents feel that single family homes and luxury homes represent great investment opportunities.   What did real estate agents think are the worst opportunities in the 2012 real estate market? Due to the glut of inventory in the real estate market due to short-sales and foreclosures, new construction condominiums, new construction single family homes, and land for construction were rated as the worst investment opportunities.

What’s the Problem? The Banks, Stupid!

When polled about the biggest challenges facing the real estate market and economy, real estate agents rated bank related issues the highest. The biggest challenges were: 1) short sales, 2) ability to finance a new home purchase / loan qualifications, and 3) foreclosures. The significant shadow inventory caused by short sales and foreclosures continues to drag on real estate values. Though interest rates are at historical lows, increased loan qualifications are preventing first time home buyers from purchasing homes and current home owners from trading up into new homes.

We would have expected unemployment to be a greater concern to real estate agent.s Persistently high unemployment was ONLY the fourth concern to real estate agents, which was surprising given how the poor economy and lack of jobs has dominated the news headlines for the past 24 months.

Local Opportunities, Local Problems

From a local market perspective, the 2012 ActiveRain real estate survey shows markets where real estate agents are significantly more optimistic and others in which real estate agents are concerned about 2012. Applicable markets: Ft. Myers, Austin, Boise, San Antonio, Denver, Dallas, Nashville, Houston, Salt Lake City

Invasion of the Snowbirds: Senior Housing & Second Homes: Seniors and those planning for retirement have returned to the South. Seniors are taking advantage of low priced housing inventory in the Sun Belt and low interest rates to buy a retirement home or a second home in a warmer climate. Many of these buyers have saved for lifetime and 2012 represents a great opportunity to buy while prices and interest rates are low.   Seniors are targeting markets with low cost of living for retirement. Applicable Markets: Ft Myers, Austin, San Antonio, Nashville, Miami, Salt Lake City

International Buyers: International home buyers are taking advantage of a weak dollar and low real estate values. Florida is the biggest beneficiary of international buyer interest. Miami is reporting strong home purchase market based on International cash transactions.

Deep in the Heart of Texas: No other state has FOUR major cities listed as growth markets. So what is going on in Texas? Texas represents exactly what every home buyer should be looking for: low cost of living, low cost housing, and job growth.   Throw in no state income tax and Texas is looking a lot more appealing than California. Texas is attracting many large corporations to set up headquarters and operations in the state.   This is especially true in Austin. Finally Texas has a great mix of technology companies AND energy companies (oil & gas and renewable energy). See below. Technology and Energy Industries: Even in the current down market, technology and energy are growth industries driving job creation. Though most think of San Francisco, Boston, New York and Seattle when we think of technology. Secondary markets participating in technology and energy job growth are likely good real estate markets in 2012, due to low cost of living and high demand for skilled jobs.   Markets: Austin, San Antonio, Denver, Dallas, Houston, Salt Lake City

Investment Property: Low interest rates, low real estate values, and rising rents due to job growth is a great investment proposition. A number of the lower cost of living and lower real estate value markets are reporting growth driven by investors coming into the market looking for deals. California: Californian cities benefited from the greatest price increases during the real estate bubble. Simultaneously California has suffered the greatest in the downturn with the highest numbers of foreclosures and short sales in the country. California is also facing a major budget deficit of $XBn leading to reductions in government services, increased class sizes and increased taxes. Applicable markets: Los Angeles, San Diego, Sacramento

High Shadow Inventory: Large numbers of foreclosures and short sales continue to depress real estate prices in many markets. It will take several more years for many markets to stabilize. Buyers continue to wait on the sideline for conditions to improve. Applicable markets: Reno, Sacramento, Chicago, Springfield, Los Angeles, Philadelphia

High Unemployment: Persistently high unemployment without an economic catalyst is preventing home buyers from entering the market and locking sellers into their current homes. Applicable markets: Philadelphia, Los Angeles, New York, Chicago, Sacramento, Reno

Reliance on the Finance Industry: Downsizing in the banking industry combined with reduction in Wall Street bonuses has caused challenges in markets reliant on banking,   Wall Street layoffs and a lack luster stock market have affected the highest cost markets like NYC most directly. Applicable markets: New York , Chicago, Los Angeles, Philadelphia

O Canada!

Unlike the United States, Canadian real estate agents are fairly optimistic about 2012. Canadian real estate agents believe that all core metrics of the Canadian real estate market and economy will be increasing in 2012. Real estate values, real estate transactions, new construction starts, and the local economy are project to increase slightly in 2012. Canada continues to have a strong banking system, a strong dollar, and low unemployment. Interest rates are low, spurring international investment in Canada.. Canadian confidence continues to be high. Job growth is being driven by the energy industry in Canada.

Few problems are facing the Canadian real estate market or the Canadian economy. Inflation and gas prices are the only problems that the Canadian economy seems to be facing. Unlike the US real estate market, Canada any issues with short sales or foreclosures.

Canadian real estate agents feel like single family homes, investment properties for rental and condominiums all represent good investment opportunities, due to historically low interest rates. Interestingly, Canadian real estate agents are slightly LESS optimistic about real estate as investment opportunity when compared to American real estate agents

Pronghorn Lender Sells Loans

The real estate landscape in Central Oregon continues to evolve as The Bend Bulletin reported that Societe Generale, the holder of $43 M in loans at Pronghorn has sold the note to a “master developer.”

Email to Pronghorn Members

An email to members at Pronghorn, sent out by general manager, Spencer Schaub, failed to identify the buyer; but, stated, in part, “We are excited to confirm that a well-established group which has extensive experience with luxury resorts and residential golf communities has been selected . . .”

A spokesperson from Cascade Sotheby’s International Realty in Bend, corroborated the info, and further identified the company as The Resort Group, headed by Jeff Stone, and headquartered in Honolulu. They have holdings/projects in the Bahamas, California (Newport Beach), and Hawaii.

$43 Million in Loans

Deschutes County records show that the beneficiary for the two loans is a Paris-based international bank. Reports indicate that the loans have been for sale for two years. They cover more than 90 homesites, the two golf courses–one designed by Tom Fazio,

the other by Jack Nicklaus–as well as the beautiful 55,000 square foot clubhouse.

There is no indication as to how much the new owners will pay for the loans. Do we have estimates? I’m going out on a limb and submitting my guess . . . $15M.

The Bend Oregon Real Estate Market . . . December 2011

Bend Oregon Real Estate

Aside from the spring-like weather and absolute lack of precipitation, December was pretty nice. The Bend Oregon real estate market was active . . . with 140 sales. That’s up about 10% from last month’s (Bend Home Sales–November) total of 125, but down about 10% from a year ago.

Median Price in Bend . . . $185,000

I never attach much significance to the median price; nevertheless, we saw a bump (I guess better than a dip) of $20,000 for the month . . . to $185,000. In part due to the high end contributions of agents from Cascade Sotheby’s International Realty.

The typical median priced home in Bend would look like this 3/2.5, 2079 square foot home on the I’m-not-so-sure aptly named Quiet Ride Lane. This was a short sale at $89 per square foot.

Months of Inventory in Bend

An important figure . . . for sale inventory dropped to just 3.8 months. Maybe not as significant as a report out of San Francisco (SF Becoming a Seller’s Market?), but still perhaps a hint that sellers’ woes may begin to subside. Traditionally, 6 months of inventory indicates a balanced market.

Range of Prices in Bend

The low priced home in Bend for December was a three bedroom, two bath, 1086 square foot, single level that sold for $65,800. This bank-owned beauty, on almost 1/2 acre, went for $60 per square foot.

It was located “on a quiet street (not far from the train tracks!), with room for all your things.”

Looks like room for the neighbors’ things too! Eight years ago, this home sold for $159,900.

High End Bend

The high end of the real estate market in Bend kicked butt in December. Maybe nothing like Elin Woods’ (Tiger’s ex) tear down of a $12,000,000 oceanfront mansion–but, still there were three homes that sold for over a million dollars (all involved agents from Cascade Sotheby’s International Realty).

The big winner for the month was a beautiful 6500 square footer at Broken Top; it was purchased for $2,350,000 or a rather hefty $361 per square foot!

The home, backing to the 12th. fairway, was built in 2002 by Madsen Construction. It offered all kinds of stuff . . . 4 fireplaces, mahogany cabinets, black walnut flooring . . . 3 bedrooms, 4.5 baths. It was only on the market for 38 days.

Two other Bend homes sold for over a million: this riverfront at $1,450,000

The car is a nice (pretentious) touch! And a lodge style home on Northcliff (fantastic location above the Deschutes River, full vistas of the canyon)

that sold for $1,075,000.

Trends in Bend Real Estate

There seems to be a genuine hint of optimism in the air. Interest rates remain remarkably low, the unemployment rate has dropped, Notices of Default are at a three year low. Even the percentage of distressed sales has fallen to just 47% (33 bank-owned, 36 short sales), down from numbers in the 60 percent range just a few month ago.

Rocco’s Last Walk

It’s taken me almost a year to write this post . . . surely the most difficult I’ve attempted. Maybe because it’s not flippant or trite or irreverent as usual. Instead, it’s about loss . . . the loss of a loyal friend and faithful companion.

Rocco, “The Top Dog of Central Oregon” has taken his last walk.

Humble Beginnings

Rocco, the prototypical Oorang Airedale, had humble beginnings; he came from a ranch in Riverside, a small town in the Oakanogan Valley in Northern Washington. He moved to Bend in 2002, at 8 weeks of age. In his own words, he spent his early days “roaming some of the swankiest communities in Bend.”

He barked at the kids, chased the deer, discouraged the solicitors, and above all, thought for himself.

As he matured, the insatiable curiosity that is often a characteristic of the breed, began to manifest itself . . . Rocco became a full blown canine property expert, a connoisseur of some of Bend’s finest homes, the penultimate real estate guru.

He also began to develop his writing skills . . . penning many quality real estate and travel oriented articles. He became a source of local information–his sage advice appreciated, his opinions respected. He never cringed before power, or boasted of his own possessions or achievements.

Central Oregon Economy Sputters

Region’s Economy

The economist who has created the Central Oregon Business Index, Tim Duy, says that the local economy has continued its stutter-stepping of the last two years . . . a couple of steps forward, then one back.

The index of Central Oregon’s economy topped out in the second quarter of 2006 and reached its lowest point in more than a decade in the second quarter of 2009.

Growth in Travel and Tourism

Despite the growth in travel (the highest passenger activity at Redmond Airport since the second quarter of 2008) and tourism (lodging tax revenues in Bend came in at more than $1.5 million for the third quarter — the highest amount in almost five years)

other areas of the economy “stagnated” or “worsened.”

“That’s a trend I’ve seen in lots of places, where lodging taxes (have) been popping up a little more strongly,” Duy said.

“The net effect is sort of bouncing sideways, which is probably what’s going on in the economy,” Duy said. “You’re not deteriorating very rapidly. You’re not improving very rapidly, either.”

Building Permits

Building permits in Deschutes County also rose in the third quarter, with about 45 (that’s not very many!) issued during August, September, and October.

Duy characterized the performance of Deschutes County building permitting as “bouncing along the bottom” just like out housing market.

Other Indicators

Job growth is virtually non-existent. Nonfarm payrolls in Deschutes County have been level for about two years.

The median number of days a house has been on the market has been flat for roughly two years; the number of housing units sold

in the region has seesawed in the past two years between 275 and 350 per quarter. Though the number of NOD’s and percentage of distressed properties have fallen.

Looking Down The Road

Ever the optimist, Duy expects a double-dip national recession in the first half of 2012. “We’re going to see . . . maybe a little bit of improvement, but a lot of choppy numbers.” On first glance, I thought he said “crappy” numbers.

'Twas the season to be jolly,

and I was getting rather tired of writing about the negatives (Central Oregon Economy Sputters, Notices of Default Skyrocket, Stress) associated with the real estate market in Bend . . . in the nick of time (no pun intended), along comes this hopeful report on housing here in Bend.

Fiserv Case Shiller

Latest Case Shiller data estimates that home prices will appreciate at an annual rate of 3.2% over the next 5 years. www.businessinsider.com has pored over the Case Shiller statistics, and has come up with their list of the top 15 housing markets over the next five years.

Bend Oregon is #1

The gist of the report on housing in Bend forecasts the annual growth at 11.9%. “Home prices in Bend are 45.2% off their peak in Q1 2007, which could make it good time to invest (contact your favorite realtor!). Bend’s median family income is close to the national average of $61,600, but unemployment is high at 12.6%.”
