This past weekend I had the privilege of participating in the NAHASDA (Native American Housing Self Determination Act) home buyer training for the Dry Creek Pomo in Healdsburg CA.  Although this program has been in existence for 17 years, they have only closed a paltry 8,500 loans since the inception of the program.

Those of you who believe in serving a specialized niche market place should look at the first people to populate our grand American countryside to start.  The loan program called Section 184 allows for full renovation of a home regardless of condition all after close of escrow.  This ehances your position with those sticky asset managers that think they don't have any obligation to deliver a home in livable condition.  Similar in many ways to the FHA 203K, this loan can transform your business and make you a local neighborhood hero.
