Recommendation on Yelp for a Big Bear Realtor

Working with Steve Hirschler was a great experience. I wish all real estate agents were like him. We came to Steve because we were looking for an investment and a vacation property, somewhere we could go to get away from the busy valley life in Los Angeles County and enjoy the mountains of Big Bear where we use to vacation as little kids.

His method and personality really came through from the first meeting with him and through the process of finding our great little Gambrel in the Moonridge woods. At our first meeting, he helped take the car seat out of our truck so he could put it in his truck and drive us around the neighborhoods that he had planned to show us. He was very patient, being the father of 4 daughters himself, our one little boy was probably no trouble to have around at all. Steve is very knowledgeable about the area, he showed us many different places and made sure we kept in mind important strengths and desirability's of particular neighborhoods. He really helped us to make a great decision about the Gambrel property. We knew it was going to be a lot of work, being a fixer REO property but my husband and I needed a project to keep us busy anyway. We had a certain budget, went back and forth on whether or not we needed one bedroom or 2 bedrooms, or a garage and Steve really paid special attention to this where other real estate agents would just keep trying to increase the bottom line and show us properties not always within our strict price range. We finally chose the 2 bedroom Gambrel with one bathroom and a fireplace.

We were impressed with the way Steve marketed himself, we really enjoyed the streaming videos and the tone of his voice when describing properties. We were also impressed by his track record and all of the properties that he sold within the community. I enjoyed when he pointed out the properties that had sold. His confidence was contagious.

The customer service Steve provided was something that had not been familiar to us in quite some time. He was not aggressive in a way where we felt anxious or rushed. He followed up with us on an almost daily basis and replied at once. That was probably the most pleasant thing about the whole transaction, his communication skills and the high class customer service that he provided. My husband and I are not wealthy, we both work full time, but Steve treated us like we were customers willing to spend a million bucks.

Negotiating with a Bank is Like Eating a Sandwich with an Alligator.

Banks don't use much logic or emotion when they are selling homes. Once they get you in the deal, they usually want everything to go their way. They aren't good about changing the price, extending the escrow or negotiating repairs.

If you are not willing to play the game under their rules, you might as well just find a different home. All negotiating needs to be done before you sign the bank addendum that is sent out after you place the offer. I recommend getting inspections done immediately after you send the offer to the listing agent and they give you the verbal acceptance. This will give you time to ask for items that are needed on the bank addendum.

Ideally you've looked at the home closely . You and your real estate agent have noticed all of the minor items and figured these items into the price offered. Banks really want the deal to be over when the addendum is returned and signed off by both parties.

Days on the market is very important on bank owned homes. Bank owned homes that are price correctly, sell in weeks not months. Some of the best deals can be made on bank owned homes that are either just listed, or have been on the market for over 100 days. The bank owned homes that have been on the market for over 3 months, have possibly become stale to most buyers and agents. These properties may have the best opportunity since not as much activity is taking place and the chance of competing with another buyer is less that a newly listed bank owned.

Sales prices are still, and always will be, controlled by the market. Most buyers will need to get a loan to purchase the property. Now more than ever, lenders will want an accurate appraisal. Homes that are priced over market value will not be able to get financing.

Don't pack up your Orange County or San Diego Real Estate agent and drag him or her to Big Bear to show you homes that they can't find with a GPS.

Find a local agent that knows current local market conditions and the statistics thereof.

Moonridge Area of Big Bear, Sold Year to Date 4/28/2009

Sold YTD through 4/28/2009

Year to date through 4/28/2009 there have been 36 closed sales in Moonridge. There are 155 active Moonridge listings, and 21 pending in escrow. We have a 17 month supply of inventory at the current rate of sale. 13 of the 36 closed sales were Bank Owned and 3 were Short Sales.

The price differential shown above tells us that the homes in Moonridge that are selling, sell very close to list price. This isn't surprising to me, price is the most important factor in this market. When a home is priced correctly it will sell, it's really that simple. Knowing what price to list at is by far the most important decision a seller must make. List price should be based on market conditions and not a sellers perception or need. Banks are making this more apparent, they are not emotionally attached to homes. Bank owned properties are being priced based upon comparable sales, and nothing else. This is why the bank owned homes sold in Moonridge have an average of 70 days on the market and all of the other types of sellers are averaging 217 days in the Moonridge area. That's 3 times as long as the average bank owned listing.

When I look deeper at the statistics, the bank owned homes sold have a price differential of 100.11%, and the other types of sellers are at 93.46% of list. During the extra days on the market the sellers were chasing the market with price reductions until they finally get their homes price to match the market, and then like magic they sell! This is good, but not great. One thing that happens in this scenario is that the buyer sees that the home has been on the market 200 days and decides that the seller must be motivated to take less. This generates a lower offer, thus the 93.46% price differential.

First impression of value creates a sense of urgency in buyers, once lost the buyer assumes you are over priced. If not, why didn't someone put in an offer?
