This is the 10 year deed recording information for the Big Bear Area. The inventory of active listings in the Big Bear Area is now at 917, which is 16% lower than the number of active listings in January 2009 (1094). This is just about a one year supply based upon 2008 deed recordings. We currently have 102 pending escrows and 80 sold YTD 2009 (Big Bear MLS). Out of the 80 sold, 40 of those (50%) were either bank owned or short sale and 40 resale or new. This is the most recent deed recording information for the Big Bear area. We had a 19.5% decrease in recordings for the month of November 2008 vs November 2007. This decrease comes after 2 months of increases in September and October. Year to date for 2008 through November we are at 88.76% of 2007's year to date recordings and 60.6% of 2006. This puts the recordings at 43.18% of the 10 year average through November and only 33.75% of the best year in the past 10 for the number of recordings, 2002. That's 2 months in a row that we have had an increase in recordings over the previous year, I hope this trend continues. Above is the most recent deed recording information for the Big Bear Lake area. July recordings jumped up to 55% of the 10 year average. This is a 9% increase in the number of recordings over 2007! Year to Date we have had 483 deed recordings and that represents a 56% decline from the 2007 numbers. It is also a 58% decline from the 10 year average. This is the latest information for deed recording activity in the Big Bear area. As you can see, the number of recordings is still well below the 10year average. Year to date we are 37% below 2007 recordings and 58% below 2006. While we have seen a slight increase in April over January Februray and March 2008 numbers, we still can't say that the market has improved. Traditionally April is busier than the first three months of the year, so a slight increase in transactions is to be expected. This is the 10 year deed recording information for the Big Bear Area. As you can see our deed recordings have slowed to 1/3 of the 10 year average. This is 55% of 2007's first 2 months. 2007 was 24% below the slowest year in 20 years (1993). This is great news for buyer's. Buyer's in this market will enjoy some of the best values in years. There are 1072 active residential listings as of today 3/13/2008 in the Big Bear MLS, so we have a good amount of homes for buyers to choose from. As you can see, the Big Bear Market is still softening. Only 44 deed recordings in January 2008, and 15 of those where vacant land. This is 32.8% of the 10 year average for January and 57% of last January's recordings. Currently there are 102 pending residential sales (escrows), and 26 vacant land pending sales.
