investing: Real estate shell game - part 2 - 10/24/07 02:49 PM
I've written a lot recently on real estaet fraud, to include posting a schematic of a popular investment collusion fraud that is plaguing many communities. 
Unfortunately there are many variations on this theme.  Here's another scheme that real estate con men are using to bilk investors:
Whether you're an investor or a real estate professional it pays to know the basic mechanisms of these schemes so you can identify them when they start popping up in your community.  Check out this YouTube video which profiles some victims of the scheme.

It’s impossible to deny Robert Kiyoski’s success with his famous Rich Dad series. Go to Amazon.com and you’ll find almost fifty books, tapes and related paraphernalia on offer; Rich Dad in English and Spanish, Rich Dad for women and for kids. Even Rich Dad in Chinese. But it’s hard to beat the DVD Rich Dad’s 60 Minutes to Getting Rich. Kind of expensive at $79.99…but hey that’s a small price for wealth in 60 minutes, right?  Boardgame anyone?  Only $149.99.  Plus tax.

investing: Focus on Investing :: Multi-Family challenges - 04/11/07 10:21 AM
In January I declared a New Years resolution to sell a high-end property that had accumulated some equity and use a 1031 deferred tax exchange to trade it for a multi-family building that had better income potential. 
I accomplished the sell-side of the transaction earlier in the year, and I'm now on the verge of finishing the deal by closing on the purchase side: a four-unit multifamily building.
