Alabama places #3 for "Top States For Doing Business", following just behind Texas and Georgia as the Business Development Graphictop 2 subsequently, according to ‘Area Development Online –Site and Facility Planning’ consultant’s 2011 study.

Alabama’s inclusion was based on its incentive programs which tied first place with Texas, labor costs, and work force development programs.  According to Governor Robert Bentley, there has been a focus on attracting both domestic and foreign companies, which are attracted to the right-to-work status, work ethics, quality and skill. Gov. Bentley cited an example of a German-based company who indicated that less than one-tenth of one-percent of employees at the Alabama plant miss work every day, compared to 7-8% a day in Germany.

Also cited by Gov. Bentley, the on-site job training programs provided by Alabama Industrial Development Training (AIDT), part of the AL Community College System, is one such asset for potential employers and has been used successfully for the Mercedes, Toyota and Hyundai plants, as well as the facility for maritime training in Mobile’s shipbuilding industry.

Alabama’s efforts to attract businesses to our state centers around legislation allowing companies to retain part of the money they pay employees in order to recoup their capital investment. Greg Canfield, Director of Alabama Development Office explains additional incentives like low state corporate income tax rate, full-deduction of federal taxes from Alabama income tax liability, a cap on the Business Privilege Tax at $15,000 (except financial institutions and insurance companies), and no property tax levied on inventory. He also states the millage rate that is half or more than half of many other states at 6 ½ mills. There are other cash incentives and last session legislation was passed unique to Alabama, allowing qualifying firms a tariff credit that offsets export tariff costs by allowing those firms to claim a transferable income credit.

It is obvious that the State of Alabama is serious about being ‘Business Friendly’, which is good news for all industries, including the real estate industry which strongly benefits when good companies move in to the state bringing new homebuyers, consumers and taxpayers.


It is worth noting that Alabama was recognized in 2007 by Site Selection Magazine as "Top Five in U.S. For Business Climate", has been "State of the Year-For Years In A Row" according to Southern Business & Development Magazine, and "Number One in Corporate Diversity" by Polina Corporate Real Estate.

I was preparing and sending out our Merry Christmas ecard from The Tia Stanley Team which prompted a little concern about offending someone with either Happy Holidays or Merry Christmas, and the fact that I have members on my team who may have different ideas about what is appropriate.

It was then that I made the ultimate decision and hit the 'send' button on our message that included both Happy Holidays and Merry Christmas and...a Bible verse. I do not care about being politically correct. As a real estate agent, or really anyone dealing with a customer/client base, we are told to be neutral in politics and religion or keep quiet altogether. Well, I am not that person nor do I want to be. I want to take a stand for my beliefs, my values and if someone is offended, I am truly sorry as that is not the intent. However, it is not about them personally. It is about being a person of substance and integrity. As the song says "you've got to stand for something or you'll fall for anything".

In a nation of followers there has to be few who will lead. Take a stand and not apologize. Will I lose some business because I am not politically correct? Maybe. Possibly. Perhaps I will gain business because I am unafraid to state my position. I can't worry about that. I believe most people respect someone who is confident in their beliefs and for those who don't, that's okay too! I am not offended by those who think differently. Their choice!

As for me... I Love God. I am not ashamed of Jesus. I am a conservative, and...I say Merry Christmas!

  • A Total of 120 Single Family Homes Sold.
  • Average Sales Price was $165,878
  • Average Days on Market was 153
  • Slightly More 3 Bedroom Homes(68) Sold than 4 Bedrooms(52).

Of all of the homes that sold, the Top Selling Price Ranges were:

  1. 16 homes sold in the $250,000-$299,999 range.
  2. 12 homes sold in the $200,000-$249,999 range.
  3. 16 homes sold in the $160,000-$179,999 range.
  4. 12 homes sold in the $140,000-$159,999 range.
  5. 16 homes sold in the $120,000-$139,999 range.
  6. 12 homes sold in the $100,000-$119,999 range.

No homes sold in the over 1 million dollar category, or over $500K. Total dollar volume came to $20,467,689. Financing was involved in 92 sales, while 26 were cash, and 2 sales were considered other or vendor's lien deed.

At the time of report there were 2,546 single family homes for sale on the Baldwin MLS.

These numbers do not include condos or land/lot sales or statistics.

A recent look back at the Spanish Fort AL homes sales over a 3 month selling period from September 1, 2011-November 30, 2011 reveals the following data:

  • A Total of 35 Single Family Homes Sold.
  • Average Sales Price was $284,429
  • Average Days on Market was 194
  • Significantly More 4 Bedroom Homes(26) Sold than 3 Bedrooms(9).

Of all of the homes that sold, the Top Selling Price Ranges were:

  1. 10 homes sold in the $300,000-$399,999 range.
  2.   7 homes sold in the $200,000-$249,999 range.
  3.   4 homes sold in the $160,000-$179,999 range.
  4.   3 homes sold in the $400,000-$499,999 range.

Only one home sold in the over 1 million dollar category. Total dollar volume came to $10,284,066. Financing was involved in 29 sales, while 5 were cash, and 1 sale was considered other or vendor's lien deed.

At the time of report there were 2,546 single family homes for sale on the Baldwin MLS.

Home Ownership in ReachIf you are thinking of buying a home in Daphne, Fairhope, Spanish Fort AL or anywhere in Baldwin County, you may have questions, lots of them, but don't quite know where to start. It seems like a huge undertaking. Do you put the cart (house) before the horse (loan), or vice-versa? You need help and that decision alone may seem difficult. I would like to offer a little clarity that may help you in choosing a Buyer's Agent.

First of all, not everyone should buy a house. There are some qualifiers that should be considered, which you should definitely discuss with your agent. A good buyer's agent does not want you to buy a house if you cannot afford it, or are not a candidate. Helping someone set themselves up to fail has terrible consequences. Well great, but how do I choose this great agent? Obviously you can ask friends or family, but maybe you should consider an Accredited Buyer's Agent (ABR). There are many great agents and REALTORS who do not have an ABR designation, but those that do have demonstrated a level of skill and pursued education specific to assisting buyers. 

Consider this, in Baldwin County we have approximately 1200* real estate board members. Of those, only 38 have an ABR Designation. It is an exclusive group of professionals who have gone that extra step to be the best buyer's agent they can be, and that is news you can use.

Once upon a time...buyers did not have their own representation. While an agent may have been assisting you, they were actually a sub-agent to the seller. Things have changed and that is good news for you. You can choose to have your own agent, and in almost every case, the seller pays their commission, so you are not coming out of pocket for those fees. Note, there are some markets where this differs.

What should you expect from a Buyer's Agent? Well that depends if you are a buyer-customer or a buyer-client. Services will vary, depending on your agency status. 

If you are a CUSTOMER, no agency relationship exists, however, if you are a CLIENT (agency relationship), your agent will:

  • Pay full attention to your needs
  • Tell you all that they know about the seller
  • Keep information about you confidential
  • Focus on choices that satisfy your needs
  • Provide material facts as well as professional advice
  • Provide price counseling based on comparable properties and their professional insights
  • Negotiate on your behalf
  • Attempt to solve problems to your advantage and satisfaction

  3. 14 homes sold in the $250,000-$299,999 range.
  4. 13 homes sold in the $300,000-$399,999 range.

Total dollar volume came to $23,092,920. Financing was involved in 69 sales, while 36 were cash, and 2 sales were considered other or vendor's lien deed.
