I am very excited about a great new listing at 7 Quail Loop in Fairhope Alabama. The established neighborhood is in one of my favorite areas of Fairhope, which has so many beautiful trees and pride of ownership is evident everywhere. Although this home was previously on the market, we have come in with a better price and a better plan that I anticipate will get the desired result.

This house was custom built in 1990 and has alot of great features, but like many properties from that time it has wallpaper, outdated carpet and countertops and a few other little things, but the space and layout are fantastic. This home has been very well cared for. The primary obstacle I believe is overcoming the "how much is this going to cost" issue for buyers. Typically, when a buyer is in this mindset, the 'expense' in their mind can be completely wrong. Why guess? I want buyers to make an informed decision, and I want my seller to know what kind of costs a buyer may be facing, and how that might affect a forthcoming offer. Therefore, I have been working with a local General Contractor, Andy Luckie, along with a his flooring store and interior designer, to put together a 'MENU' of accurate quotes for any changes or updates a potential buyer might want to make. Andy and I met at the house for a consultation. He then returned with his team of professionals to perform the actual estimates. I now have reliable information to provide buyers who may be trying to make a buying decision. If someone wanted to totally redo everything on this 3601 square foot house such as painting inside and out (including dealing with wallpaper), tearing off and replacing the roof, new granite countertops, new carpet, replacing the vinyl areas with tile, replacing the carpeted steps with hardwood, I can now hand them a cost sheet.
We have added a few miscellaneous items such as changing out hardware on the cabinets and lighting packages, but those are more generalized because of personal taste and the cost can vary greatly depending on choices, but atleast there is a guideline.

The state of our nation is ever present in my mind. Today is the 65th anniversary of D-Day. Alot has changed since that time, some for the better, and some for worse. Today we are challenged by unique enemies, but no less dangerous. As Americans we should be willing to rise to the bravery and sacrifice that has been given by so many. Many of our enemies are within and appear intangible. The following verse has never been more appropriate.
2 Chron. 7:14 In God's word he states:"If my people who are called by my name will humble themselves and pray and seek my face and turn from their wicked ways, then I will hear from heaven and will forgive their sin and heal their land."
Love God. Love People. Prove It.
Many home buyers are likely to be regretful when they realize that they have waited too long to lock-in the best interest rates. Rates have been at 5% and less for a while, but have now jumped up to 5.62%, which is still good...but the higher the rate goes, the less house you can buy.
I believe that rates are going to soar leaving many buyers unable to purchase. It is economic fact that to stave off inflation it will be necessary to raise the interest rates. Well, we have already received a small taste of this in the past week. In fact several buyers I have been encouraging to be proactive, are now having to lock-in at a higher rate than they expected. What a difference a week makes.
Some of the blame is on the media who reports the possibility of lower rates, which may never come and in this case did not. I am speaking of those waiting for 3.75 or...gasp... even lower rates. Once again, it has been proven that trying to 'time the market' is near impossible.
While I am no expert, I do pay attention and apply common sense, and it seems that I have advised my clients correctly. Of course, it is possible that we may see another dip in the rates, we may see several, who knows? We don't. We do know that the rates are notably more than they were a week ago. They may be 6% by next week. Are you willing to take that chance?
If you are a home buyer that is considering a purchase, and are capable of owning a home, now may be the time to get on board while rates are still reasonable. I will not be surprised if our rates hit 10-11% or even higher such as 18-21% like the 1980's. It has happened before and history likes to repeat itself.

While playing in the rain, I ran across this blog that I found helpful about point accumulation and re-blogging, etc. There is so much content to choose from I decided to re-blog his post to increase the chances of other people reading it, (okay...for the points also). I hope you get as much from it as I did. I find that of all the social networking sites, I actually enjoy Active Rain the most. Via Russel Ray, San Diego Marketing & Business Consultant (Russel Ray): As a Marketing & Business Consultant, I love to deconstruct things to see what they are made of (there's that pesky preposition ending again, so I'm adding this parenthetical text). After all, deconstructing the human psyche and trying to determine what makes it tick, what makes it buy, what makes it sell, what makes it choose me over someone else, is simply fun. With apologies to the Beach Boys, "I'll have fun, fun, fun, 'til my Client comes to take me away."
I've only been here at ActiveRain a little less than a month, but for ActiveRain newbies, almost-newbies, and anyone else who is wondering where to get points, here's what I've found so far:
- 100 points for activating your real estate profile.
- 100 points for adding your primary phone number. Apparently no points for alternate phone number and no points for fax number.
- 175 points for short description in your profile. You're limited by the number of characters, so use them all.
- 100 points for your first feedback or suggestion to ActiveRain.
- 200 points for including your photo in your profile.
- 200-600 points for linking to Active Rain. I linked all four of my web sites to Active Rain using their 600-point logo on my home pages for 2,400 points.
- 400 points maximum for testimonials in your profile. If you have less, get busy. Be wordy. Don't abbreviate. If you have a testimonial from a Client named Viswanathan Anand (for all you chess fans), and you live in Truth-or-Consequences, New Mexico, put that. Don't put "Mr. Anand." If you have a billion testimonials, then you can abbreviate. But re-write or add if you don't have 400 points yet.
- 400 points maximum for "areas of expertise" in your profile. If you have less, get busy. Be wordy. Don't abbreviate. If you have a Bachelor of Science in Forest Management from Texas A&M University in College Station, Texas, put that. Don't put "B.S., Texas A&M." If you have a long résumé, then you can abbreviate. But re-write or add if you don't have 400 points yet.
- 400 points maximum for "about me" in your profile. If you have less, get busy. Don't be afraid to delve way back into your history: "I was born in Kingsville, Texas. My first interest was music, and I was practicing piano, violin, and voice before I was 10."
- 50 points the first time you view someone else's points summary.
- 25 points for each blog comment you make, as long as it's either 10 words or 50 characters, apparently.
- 4-9 points for each comment from someone else in your blog. These are the only points that you don't seem to get awarded immediately. I guess there are Active Rain Blog Trolls (ARBTs) who visit every new blog and then push the magic button that awards points. I've not been able to determine what affects the number of points awarded. I was thinking that it probably had something to do with how many comments you get within the first few minutes, or how many comments you got while your blog post was still on the blog scroller. Nope. I'm currently leaning toward the opinion that you'll get more points if an old-timer has enough interest to comment on your blog, fewer points if lots of newbies common on your blog. I've seen blog posts get no additional points above the initial 200 and then, weeks later, along comes an ARBT and, boom!, 72 extra points. Really weird. I have determined that old blog entries with new comments get updated at midnight on Saturday and midnight on Tuesday.
- 225 points for a blog entry if you complete Channels. Without Channels, it's 200 points. You can get an automatic 2,250 points by doing 10 blog posts per week. The ActiveRain week starts at midnight on Saturday/Sunday (for you military people, that could be 2400 on Saturday, or 0000 on Sunday). You are not limited to 10 blog posts per week. You are only limited to an automatic 225 points for each blog post up to 10 per week. Whomever the Powers That Be are can award you 225 points for blog post #11 on if they deem your blog post worthwhile, and you will always get credit for comments (see above).
- 200-275 points if your blog post is "featured."
- 25 points if you re-blog someone else's blog. Haven't yet determined if there's a maximum number here.
- 25 points if someone else re-blogs your blog. Haven't yet determined if there's a maximum number here.
- 250 points if someone accepts your invitation to join ActiveRain.
- 10% of the points that your invitee earns. This is where you can get big-time points if you invite big-time people or Actively play in the Rain. I've noticed a couple of over-300,000 pointers here don't "actively" participate anymore, yet they get 500-1,500 points per day because all the people they invited are still Actively Active.
- Bonus points. Awarded as deemed appropriate by the ARBTs.
- Contest points. These can range from 200 points just for entering the contest to 500 points for placing, and 1,000 or 5,000 for winning.
Again, you get rewarded for being wordy in your profile, so do it, but do it properly, as I've explained above with abbreviations and your personal history. If you don't have anything to say, check your own web site for content.
There might be others that I haven't found yet. As I find them, I'll keep you posted.

A recent article by the City of Mobile Press Register reported that Mayor Sam Jones had given a directive to the telecommunications and technology departments to look into the plausibility of providing free wireless internet service in downtown Mobile. According to Mayor Jones "That's something we consider a priority. A lot of people are interested in having broadband access.... It would be a selling point for Mobile." Apparently the mayor realizes the potential benefit to business users, and the social impact for our young people.
Currently and for the last few years, Southern Light, a local fiber-optic company located on St. Anthony Street has been providing free wireless internet access in the downtown Cathedral Square area, but with disappointing results.
Perhaps Mobile can follow in the footsteps of Houston, Texas who began providing free WiFi earlier in 2008 as an extension of the technology used with their parking meters. They are getting about 200 unique users a day and believe that Houston is now more "hip" among its young people, and from a governmental standpoint, this service "connects" them with the youth more than any other service, according to Janis Benton, the deputy director for the city's Information Technology Department.
As a deep-port city, Mobile continues to attract to businesses into the area and the future looks bright indeed. This advancement, if implemented, will further define the city of Mobile as an up-and-coming place to work, play, and live.
There are currently 12 Homes Under Contract and 18 Homes Pending in the Fairhope/Point Clear area. This includes the lovely 2008 Showcase Parade Home listed for $1,385,000 in The Waters At Fairhope. In addition, there are 545 Active listings. Current average list price is $473,191. Prices range from $69,000-$4,500,000. Half are listed below the median price of $339,000 and half are listed above that price.
