Good News for FHA Borrowers Buying Ohio HUD Homes
We just received this new announcement from HUD: Buyers who want to purchase an Ohio HUD home using the $100 down FHA program may now bid ABOVE the HUD as-is appraised value and get a second appraisal to justify the higher value.  Initially, HUD insisted on lenders using their existing appraisal. This created problems for buyers who offered more than the HUD appraisal, as they had to pay the difference to the contract amount in cash.

The number of HUD Listings is spiraling down to an all time low. Never since we started tracking HUD statistics did we see only 43 Columbus houses for sale in Central Ohio. The more expensive, suburban Columbus HUD homes are selling extremely well. Look at the statistics below and you will see a huge drop in the median asking price to $55,000, from $73,700 a week ago. Take a look at Columbus OH HUD Home property sheets and you will find that there are 3 categories of HUD Homes.  They reflect the overall condition of a property and determine which type of FHA loan can be used.
Let's begin with HUD Homes in good condition - Insurable Listings (IN). Homes designated as insurable qualify for "regular" FHA loans, also called FHA 203(b) loans. You can even use HUD's  "as-is" appraisal when you apply for FHA financing. That will save you around $300 in appraisal fees.

A HUD home is a 1 to 4 unit residential property acquired by HUD. On a foreclosed home that was originally financed with a loan insured by the FHA, the lender can file a claim for the balance due on the mortgage. This will be a great week for HUD Homes shopping. We have a record number of new HUD listings. Best of all, most of the new listings are in the suburbs. As usual, Grove City is leading the pack, closely followed by 6 new Columbus houses in the Newark area. The most expensive home of this week is at 471 Highbanks Valley Dr in Newark (near Granville).
