Has anyone used any of the extras that REALTOR.COM offers such as Featured properties, Purchasing zip codes or any similar products? They just hosted a huge marketing seminar in Scottsdale and of course they were selling their products. Just wondering if anyone has had the type of results they claim? FEEDBACK PLEASE!!!

I'm on the fence and want to know where my fellow rainers stand. The subject has just recently become an issue with me. I am starting to wonder more and more about putting myself in that situation. I personally have never had an issue with any transaction in which I acted as a DUAL AGENT, but I am starting to hear some horror stories so just wanted to know what the rest of you think. Any stories you wish to share would be greatly appreciated.

The Flagstaff Mountain Film Festival highlights a collection of the most inspiring and thought-provoking social, environmental, and adventure-related outdoor films from around the world.

This year we are proud to announce a Young Filmmakers category, where 18 and under young adults have made their own films.

As a volunteer-run effort, any profits from the event are reinvested into future festivals.

Situated just one hour south of the Grand Canyon, Flagstaff's high altitude desert setting makes a spectacular base for outdoor and film enthusiasts to get together and enjoy this unique environment along with high quality film entertainment.

Our fourth annual event was a smashing success despitet the snow-filled streets and winter weather. Our attendance more than doubled to 4,000 film-goers.

Western Music Jamboree
Three stages of continuous western music and cowboy entertainment fill the air with songs from the old and new west, performed by some of the top western entertainers in the country. General Entertainment is included in the price of Admission.

Concerts
For the 2007 festival, there will be 2 outstanding performers to entertain you. On Thursday March 15, there will be 2 Concerts performed by Rex Allen, Jr.. The concerts will be held at the Moonshine room at Rawhide Western Town at 1PM and 3 PM. On Saturday evening, March 17, there will be a Concert performed by Lynn Anderson at the Moonshine Room. Pace Chuck Wagon Cook Off

Chuck wagons, complete with cantankerous cooks, come from all over the country to vie for prizes for the best "trail style grub." Cooking over open fires, contestants conjure up the three "Bs" -beef, beans, biscuits- plus taters and a dessert. Chuck wagons are also judged for authenticity. Cowboy Mounted Shooting
Top off The National Festival of the West with the pageantry of the Grand Entry and the action of a fun, fast paced event that tests both horsemanship & shooting skills, with the Cowboy Mounted Shooting Associations Grand American Championship.

Mountain Man Rendezvous & Sutler's Row
Housed in canvas tents and dressed in authentic 1830s clothing, these men and women sell goods typical of the mountain man era. Demonstrations from the period can also be observed.

The goal of the Festival is to keep the history and the spirit of the cowboy and the old west alive, says Trail Boss Mary Brown. Whether attracted by the history of the west, the legend and the lore of the cowboy, the western collectibles and exhibitors, or the romance of the Hollywood western, there is something for everyone at the National Festival of the West. Be sure to join the celebration and have a bang up good time.

9th Cavalry Buffalo Soldiers
Join the Buffalo Soldiers at their military encampment on Main Street. Ask questions of the history of the famous Black military group and learn more about their history and their bravery during the Indian wars and settling of the American West.

Square Dancing
The traditional dance of the pioneers - come join the Grand Canyon Square Dance Association for some good old time square dancing in the Mission Patio. If you care to join in the fun, there'll be basic lessons OR just sit and watch the dancers doe si doe!

Pinal County Fair

The Race is on... Head on out to the fairgrounds at 512 South Eleven Mile Corner Road for a day of fun. This year's theme "Racing Swine...Must be fair time is sure to leave you squealing with joy. While you're at the fair don't miss the every popular "Cooks Racing Pigs".

There will be plenty of entertainment at the fair. Be sure to check back often to see the lineup as it's announced. Maybe you're a fan of American Idol and would like to show off your talents at the fair. The fair will again host the Pinal County Community Stage. The stage showcases the talented individuals that are our neighbors

Of course it just wouldn't be the fair without the usual fair time favorites, County kids are caring for their animals, getting ready for the big show. The annual livestock auction will be held on Saturday, April 1^st. The best of the best of the county will be on display. If you would like to enter, there is sure to be a category for you. Everything from baking, photography, wood carving, sewing and painting is available. Pick up a fair book for an entry form and rules. Or get get all the information here.

Wednesday is Seniors Day, graciously sponsored by SRP. Everyone 55 and over will be admitted free of charge. "SRP has become a real community partner of the fair. We appreciate their sponsorship. Their generosity makes it possible to offer the fair free to seniors," says Michael Searle, Marketing Director.

The Read To Ride program is back but moved to Sunday to allow an opportunity for more kids to particpate. Children in K-6^th grades who participate are free all day. County students who read 6 books and bring their completed form to the fair with them on Sunday (before 4pm) will be admitted to the fair for free and will also receive tickets to ride 4 free carnival rides.

For all you thrill seekers, be sure and purchase an unlimited carnival ride ticket prior to March 27^th. The ticket is redeemable any one day the purchaser chooses and is good for unlimited rides on that day. It's a savings of $5.00 over the on site ticket price. Where the Far East meets the Wild West

The Arizona Dragon Boat Association in conjunction with the Festival committee would like to welcome all paddlers back to Tempe Town Lake for the start of the Western season and for the fourth time, as we continue to make huge strides to promote dragon boating in Arizona.

What's new for the 2007 festival?

We have several changes for the festival this year, the most obvious of which is that the location has switched to the North side of the lake to it's new permanent home alongside the City of Tempe rowing marina. This gives us even more visibility of the races, more creativity for the site setup and, best of all, a lot more parking.

Team Registration is now available - the fees and registration form are available on the Teams page.

Hotels

For those teams traveling from out of state (and we have even more teams promised to sign up for the 4th festival than ever before), the festival hotels have been contacted and we are currently with the City of Tempt o get reduced rates. The new location provides us with 2 hotels within walking distance of the site.

Do you want Accountability amongst your peers?

So many people are quick to complain about agents they either hear about or have participated in one way or another in a transaction. Well it's time to do something about it!!! Email or phone their broker and let them know how their agent is representing their company. You would be surprised how fast an agent who previously wouldn't return a phone call, calls back. And let's take it to the next level. If an agent violates either The Code of Ethics or Local Real Estate Law notify the proper authorities. The only way the level of Professionalism is going to be stepped up is to do something about it.

This is just to let all of you know how appreciated your blogs and your kindness in reading other peoples blogs is. We are so lucky to have such a great forum to be able to post questions, ideas and such and have so many years of wisdom and opinions at our disposal. A blog about the blog "Why do listings expire?"

In the blog about "Why do listings expire?" several excellent points were made. The blog itself got me thinking though. It talked about things the seller should or would need to do in order to make the subject property marketable. Things like painting, cleaning up and such. Well I don't know about you but I have had several instances where the seller just won't step up to the plate. I have had to paint, clean and even lay sod for a client. In every instance of doing this type of thing I have SOLD the property and made clients who adore me.

Things to do in Phoenix (Part 1 Restaurants)

Let's start with Restaurants. My favorites are (in no particular order) Richardson's (The president ate there on a recent visit), Pizzeria Bianco (An absolute must try), Phoenix City Grill, Zen 32, The Fry-bread House, Carolinas, Havana Cafe, The Merc(bar), Wild Thaiger, Zest and Coronado Cafe.

I'll do future posts of other things/activities as well. Looking to have any one add to this list as I am always looking for New tastes.

Open Houses DO WORK!!

I am starting this blog because all to often I hear agents complain about open houses being a waste of time or that they are just for picking up buyers. First off in the eight years of being in the business I have sold at least twenty homes as a direct result of an open house. Everyone just needs to be more positive about the whole thing! Then comes the essentials to a successful open house. 1.) Do one. 2.) Advertise it 3.) Put out as many signs as allowed/possible(nothing is worse then no one showing up, so exposure is key.) 4.) Have an item to hand out so they remember your home(I hand out popcorn with a business card and note saying thanks for popping in.) 5.) Have good fliers and area info available 6.) Have information on every other home for sale within a mile or so 7.) If possible double up agents for the open just in case someone who comes through wants to see one of the other available homes and for safety.

Those are just a few ideas, feel free to add any other suggestions as they would be greatly appreciated!!

Networking and having fun

Just an idea to get yourself out there for the fun of it and possibly (most likely) pick up some business. Some ideas include join a hiking club, scrap booking club, cycling club, taking a class at the local college,volunteering for charities or environmental groups. Those are just a few ways to get yourself in front of new people who with time should be receptive to using you as their Real Estate Agent. It is a great way to have fun and be productive. You don't always have to spend a bunch of money,waste hours in the office or in-front of a computer to get quality clients, and it sure beats opening housing non stop. Give it a try!!! And have fun!!! A few examples of this working...while building with Habitat for Humanity I met some first time home-buyers who were awesome and with my mountain bike group sold several houses to members.
