They just hosted a huge marketing seminar in Scottsdale and of course they were selling their products. Just wondering if anyone has had the type of results they&amp;nbsp;claim?       <description>I'm on the fence and want to know where my fellow rainers stand. The subject has just recently become an issue with me. I am starting to wonder more and more about putting myself in that situation. I personally have never had an issue with any transaction in which I acted as a DUAL AGENT, but I am starting to hear some horror stories so just wanted to know what the rest of you think. Any stories you wish to share would be greatly appreciated.</description>

      <description>&lt;p&gt;What:&amp;nbsp;&lt;/p&gt;&lt;p&gt;The Flagstaff Mountain Film Festival highlights a collection of the most inspiring and thought-provoking social, environmental, and adventure-related outdoor films from around the world. &lt;br&gt;&lt;/p&gt;&lt;p&gt;&lt;br&gt;This year we are proud to announce a Young Filmmakers category, where 18 and under young adults have made their own films. &lt;br&gt;&lt;/p&gt;&lt;p&gt;As a volunteer-run effort, any profits from the event are reinvested into future festivals. &lt;br&gt;&lt;/p&gt;&lt;p&gt;Situated just one hour south of the Grand Canyon, Flagstaff's high altitude desert setting makes a spectacular base for outdoor and film enthusiasts to get together and enjoy this unique environment along with high quality film entertainment.&lt;/p&gt;&lt;p&gt;Our fourth annual event was a smashing success despitet the snow-filled streets and winter weather. Well it's time to do something about it!!! Email or phone their broker and let them know how their agent is representing their company. You would be surprised how fast an agent who previously wouldn't return a phone call, calls back. And let's take it to the next level. If an agent violates either The Code of Ethics or Local Real Estate Law notify the proper authorities. The only way the level of Professionalism is going to be stepped up is to do something about it.&lt;/p&gt;</description>

      <description>In the blog about "Why do listings expire?" several excellent points were made. The blog itself got me thinking though. It talked about things the seller should or would need to do in order to make the subject property marketable. Things like painting, cleaning up and such. Well I don't know about you but I have had several instances where the seller just won't step up to the plate. I have had to paint, clean and even lay sod for a client. In every instance of doing this type of thing I have SOLD the property and made clients who adore me.</description>

Like you, my life is full of family and friends who mean the world to me. I care about them all. Sadly, I recognize that cancer will probably touch several of these people in my lifetime. That's why I support the American Cancer Society's Climb to Conquer Cancer. The Society has been leading the fight against the disease for more than 90 years, and I feel good about the progress they're making.       <title>Things to do in Phoenix (Part 1 Restaurants)</title>
      <description>&lt;p&gt;Let's start with Restaurants. My favorites are (in no particular order) Richardson's (The president ate there on a recent visit), Pizzeria Bianco (An absolute must try), Phoenix City Grill, Zen 32, The Fry-bread House, Carolinas, Havana Cafe, The&amp;nbsp;Merc(bar), Wild Thaiger,&amp;nbsp;Zest and Coronado Cafe. &lt;/p&gt;&lt;p&gt;I'll do future posts of other things/activities as well. Looking to have any one add to this list as I am always looking for New tastes.&lt;/p&gt;&lt;p&gt;If in town this weekend check out the World Champion Hoop Dance Contest at the Heard Museum(cultural event).       <title>Open Houses DO WORK!!</title>
      <description>&lt;p&gt;I am starting this blog because all to often I hear agents complain about open houses being a waste of time or that they are just for picking up buyers. First off in the eight years of being in the business I have sold at least twenty homes as a direct result of an open house. Everyone just needs to be more positive about the whole thing! Then comes the essentials to a successful open house.&amp;nbsp;1.) Do one. 2.) Advertise it 3.) Put out as many signs as allowed/possible(nothing is worse then no one showing up, so exposure is key.)&amp;nbsp;4.) Have an item to hand out so they remember your home(I hand out popcorn with a business card and note saying thanks for popping in.) 5.) Have good fliers and area info available&amp;nbsp;6.) Have information on every other home for sale&amp;nbsp;within a mile or so 7.) If possible double up agents for the open just in case someone who comes through wants to see one of the other available homes and for safety.&lt;/p&gt;&lt;p&gt;Those are just a few ideas, feel free to add any other suggestions as they would be greatly appreciated!!&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

      <title>Networking and having fun</title>
      <description>Just an idea to get yourself out there for the fun of it and possibly (most likely) pick up some business. Some ideas include join a hiking club, scrap booking club, cycling club, taking a class at the local college,volunteering for charities or environmental groups. Those are just a few ways to get yourself in front of new people who with time should be receptive to using you as their Real Estate Agent. It is a great way to have fun and be productive. You don't always have to spend a bunch of money,waste hours in the office or in-front of a computer to get quality clients, and it sure beats opening housing non stop. Give it a try!!!&amp;nbsp;And have fun!!!&amp;nbsp;A few examples of this working...while building with Habitat for Humanity I met some first time home-buyers who were awesome and with my mountain bike group sold several houses to members.&amp;nbsp;&amp;nbsp;</description>
