Just posted a quick screencast tour of newly born ReTechulous Lead Generation System, HelloHudsonValley.Com.

It all starts with simple self-hosted wordpress site that's integrated with some social media based lead capture, idx property search integration, a video gallery page (to keep visitors hanging around,) some initial Listings based content (via PropertyBuzzer.Com) and an RSS based lead capture module that'll keep em coming back for more.

Next step? Time to throw a small bit of click advertising at it to guage and tweak conversion. And of course, the client's about to have a blast taking some photos and videos of their beautiful Valley! :)

Over the past few years, I've helped generate, process, and incubate thousands and thousands and thousands of IDX Property Search registrations.

And more recently (& concurrently), I committed to consistently adding dynamic, exciting video content to one of my blogs. I let people search freely on the site, but I also encourage them to sign up for a bi-weekly digest of all the new listings, videos, and other content I post to the site. (In case you're wondering, this nifty tool is my secret weapon.

Which do you think has proved to be a better strategy? Which do you think yields more warm, inbound emails and phone calls from engaged, interested, prospects? You bet -- the 60 unique visitors I a day at PropertunityKnocks.Com generate more buyer appointments and closed transactions then do the 500 or so visitors to #1 organically ranked (for "Philadelphia Real Estate" and lotsa other keywords) PhiladelphiasRealEstate.Com.

Here's a transcript of a quick chat I just had with one of my colleagues at RE/MAX Affiliates NE who receives a share of the 700 or so monthly registrations that have been flowing through PhiladelphiasRealstate.Com.

I mean, I know these guys are really fracking smart, but aren't they just a bit too obnoxious? Isn't it obvious that they just want you to come to their Real Estate technology & marketing conference at the end of this month and are stirring up some negative vibes to get your attention with posts like the one put up about Active Rain today?

For real, do they really think they can talk badly about our beloved Active Rain like they do in this post?

I just don't get it. Don't these nerds know that they'd get a lot more attention and sell a lot more tickets to their Awesome Conference if they just embraced Active Rain and it's vibrant community, which is crazy thirsty for the Juicy Real Estate Tech Info that's gonna be eminating from those conference rooms in Phoenix!

Diverse Solutions Recently Added Walk Score, So We've Talked about this great new feature that's landed on our MLS Search Page
We hooked up our Video Gallery with a fun image link on the main page depicting my son Sam poking some dead hobo in the back.
The home page now features a quick look at a Philadelphia Area Foreclosure and REO Slideshow.
I recently hooked up Flickr so that I could auto-blog from my iphone. The flickr hookup is real sweet with some juicy customization on the post template that's sure to help juice SEO. Whah? I don't know.
Oh yeah....and we've got a new 404 Page. Yeah man. Where'd the Cheese Go?

Ok....we've all noticed. Facebook's exploding!

Exploding! Chicks I had wet dreams about years ago are friending me...My aunts are walling me up...Even some of you Dead Dinosaurs are walking around on "da book"...[add pics to your profiles folks, you're prettier than you think]

And this week... "Friend On Facebook" made it to my "new lead" todo series in my crm of choice. (don't ask...it's complicated.)

So I'm thinking... Man, wouldn't it be nice if Facebook just came out and gave us some basic CRM stuff.

I mean, all I want is the ability to grab a contact, tag em, and have it spit off a series of todos or email reminders according to some preset criteria.

What say you in AR world? Ready to throw in the towell and ditch Market Leader and Top Producer in favor of some Facebook CRM action?

My personal blog morphed into a national video real estate blog earlier this week. Was sort of an accident, but when my wife actually spent more than a few seconds on the thing I figured maybe I was onto something.

Basically I'm using a wordpress plugin to pull in Real Estate videos by feed for some of the country's largest metro areas.

I'd had a lot of success generating warm inbound leads for the REO properties I'd been posting on the site for a few months and figured I'd find a few other folks doing the same. So the gameplan for PropertunityKnocks.Com was to just have a little fun posting one interesting "real estate" video from around the country each day.

But here's the thing....

I'm actually having trouble finding agents who consistently video. I mean plenty of y'all are syndicating tourfactory and obeo stuff to youtube with cheesy music, but I mean I'm looking for nitty gritty homemade fun stuff like what I have going on my Philadelphia video page.

Does anyone out there take real video on a consistent basis? If you do, let me know by adding the tag "itakefunkyvideo" to some of your youtube vids...or....just drop me a line to let me know I'm not alone.
