I have started using a program called by referral only and it is great.  If you would like to know more about it, so to byreferralonly.com.  It is not a cheap program and its geared towards the agents with large data bases.  I tried to use it when I was starting out and it did not work for me because I was not established enough.

How to list Bank Owned Properties - 02/27/09 07:43 PM
People are still writting me and asking where I get all my Bank REO's.  I swear all I do is walk into the bank and ask for them.  You have to work to get these things, and it is not easy.  The money is good and the prices are right when you get them, so the work is well worth it.  Say away from the Large banks, Well Fargo, Chase, Pasreom fanny and freddie.  Go to your local bank and work them hard.  Remember, local banks are your future.  Take note of the agents working with the large banks in your … (0 comments)

Dan Ryan has a cool Program - 02/27/09 07:27 PM
Dan Ryan builders has a wonder, and cool program right now.  I am not exactly sure what it is called, but if you buy a home from Dan Ryan Builders and you lose your job at anytime in a two year period, they will pay your mortgage payment for up to 6 months.  I think this program is great, its outside the box, and it creative.  Great Job Dan Ryan.

The Eastern Panhandle Home Builders have put on yet another wonderful home show.  THis year was as good, if not better, than other years.  I was pleased to see that people are out and about thinking about real estate again.  I hope that the future is going to be bright.  When things come back, they are going to come flying back.

Who is the best builder in our area.  I am just looking to see what people think.  I would love to hear the imput from the buyers, builders, and agent in WV.  I know what I think, but everyone tells me that I am crazy.  WOuld love to hear your feedback.

Never Eat alone is a great book for those of us that have to network and get referrals everyday.  Never Eat Alone: And Other Secrets to Success, One Relationship at a Time by Keith Ferrazzi and Tahl Raz.  You can pick this book up at amazon for rather cheap. It is a great read

Minute Maids Cleaning Service - 02/04/09 10:40 AM
My basement flooded this weekend and I call Minute Maids Cleaning Service.   They are a family owned business and treated me like their Family.  I was so happy with their service that I decided to Blog about it.   They walked me through the entire process from start to finish and helped me understand what they were doing.  Great Job.  There contact information is.

Health Insurence - 02/04/09 10:37 AM
Realtors are the second largest independant contactors group, and still NAR cant find a way to provide us with normal Health insurence Rates.  This is just crazy, I pay 1380.00 a month for my wife, and two kids.   WE are a health family and are not smokers.  That is just nuts. We have got to find a way to make this better.  I think I need to go drive a school bus for a living.

We are awarded for production in our office and also as a board.  What I dont that is fair is when a "Team Leader" gets all the credit.  I closed a house with a wonderful agent the other day, she was great.  I recorded the closing under her name, and her "Team Leader" called me and said everything had to be recorded under her.  How is this fair.  I get so tired of hearing people pad their numbers... Looking for Billion Dollar Production Agents, Can it be done. - 02/02/09 07:56 PM
It is my goal to sell a Billion Dollars worth of Real Estate during my tenure as a real estate professional.  My best friend, and a fellow agent tells me that it cant be done.  I am betting him there is someone out there.  Does anyone know anyone.  I will do about 20 million this year.  Great number but at that pace it would take 50 years.  IT will take 20 back to back 50 million dollar years... Wish me luck.  Would love to hear of anyone that has done it.

I really have nothing else to say other than we won.  Obama is going to great things for us.  I am not sure if he can do everything that he wanted and said he is going to do, but I do beleive he is going to change things for the positive, after all there is only one way to go from here.  Best wishes to our new leader.

Find ways to set yourself apart from other.  I work with new agents everyday, and I have seen alot of them fail.  You have to find something and stay true to it.  It does not matter who you are, just be something.  Find a nitch and stick to it.  Dont jump around.  Find it, love it, plant it and stick to it.  That is the best advice I can tell you.

Please keep in mind that Blogging is a very powerful tool.  Every agent out there needs to be blogging about the new changing market and how good things are for buyers right now.  WE have to get those buyers off the couch.  Times are here for the buyers to buy.   Now is the time... There is not time like today.  If you are a buyer, call your choice of Realtor today and go buy a house.

Things seems to be getting better out there.  It is nice to have a breath of fresh air.   I would like to say congrats to the agents that have made it through this market in the last 3 years.  It is times like this that are going to make us better.  We now understand what it takes to make it in a tough market.  Congrats... Job well done.
